The 2026 figures· Indicative data
2 278€/m²

In Alénya, the reference price stands at 2 278 €/m² for an apartment. This level places the municipality halfway between Perpignan, clearly more affordable, and the resorts of the Roussillon coast, appreciably more expensive. These values come from DVF data, that is, transactions actually registered with notaries, rather than from asking prices. They give an order of magnitude: in a municipality where the house with a plot dominates, each property still needs to be assessed on its floor area, its condition, its plot and its location.

Market trends and analysis for Alénya

The Alénya market benefits from a pivotal position: close enough to Perpignan to capture demand from people working in the area, close enough to the sea to attract buyers from other regions, but far enough back from the coast to remain clearly more affordable than the resorts. This configuration has supported a steady rise in values, in a department where the gap between coastal and inland municipalities remains structural.

In the longer term, the path will depend on the appeal of the Roussillon to retired people and to working households from other regions, a driver that has become important since the start of the decade, and on the availability of building land, constrained by the protection of irrigated farmland. The management of water resources, a major issue in the Pyrénées-Orientales, could also weigh on the pace of development of the municipalities of the plain.

The history of Alénya

Alénya lies in the Roussillon plain, between Perpignan and the sea, on alluvial soils reputed to be among the most fertile in the department. The old village keeps the tight shape of Catalan village cores, grouped around the church and protected by a circular pattern of narrow streets, a layout inherited from the Middle Ages and common to many municipalities of the plain.

Farming shaped the municipality. Irrigation, long organised through a network of canals fed by the Têt, allowed market gardening and fruit growing to develop, activities that gave the Roussillon plain its reputation as the garden of the region. That vocation is still written into the territory, between greenhouses, orchards and cultivated plots, and continues through the presence of an agronomic research station devoted to vegetable crops.

Alénya is today a residential municipality of around three thousand eight hundred inhabitants, only a few kilometres from the Roussillon beaches and the Canet-Saint-Nazaire lagoon, a nature reserve bordering the coast. It benefits from proximity to Perpignan, less than ten kilometres away, while keeping a village character and a price level clearly below that of the seaside municipalities.

Who buys in Alénya

According to INSEE, the French statistics institute, Alénya has around 3 782 inhabitants. The market is aimed first at households from the Perpignan area, families and first-time buyers, looking for a house with a plot in a village setting a short distance from both the city and the beaches. To these are added a share of retired buyers from other regions, drawn by the climate and by a price level below that of the coast. Demand bears mostly on main residences, in a stock dominated by detached houses built on the estates of recent decades.

Frequently asked questions

The reference price in Alénya stands at 2 278 €/m² for an apartment. This figure comes from DVF data, the sales actually signed before notaries. It is an average: a recent estate house with a plot and an older property in the old village in need of renovation depart markedly from this base, depending on the floor area, the condition, the plot and the location.

The residential neighbourhoods developed around the village, made up of houses with plots, concentrate most of the demand from families. The old village offers character and lower entry prices, with a share of works to plan for on older buildings that can be cramped. The areas closest to the coast road are valued for quick access to the beaches.

Perpignan is less than ten kilometres away, about fifteen minutes by road, and concentrates employment, services and the railway station served by links towards Montpellier and Spain. The beaches of Saint-Cyprien and Canet-en-Roussillon are only a few kilometres away. This twofold proximity, city and sea, is the main argument of the local market.

The difference comes almost entirely from the distance to the sea. The coastal municipalities of the Roussillon capture second-home demand and seasonal rental investment that does not apply, or applies far less, to the villages of the plain. A few kilometres inland are enough for that seaside premium to disappear, which explains the gap with its neighbours on the coast.

The plain is affected by the flood risk linked to the rivers of the Roussillon, governed by prevention documents to be consulted before purchase, and by clay shrinkage and swelling, common on these soils and liable to affect foundations. The protection of irrigated farmland also strictly governs what can be built outside the village. Consulting the local planning document at the town hall before any project remains essential.
