The 2026 figures· Indicative data
3 733€/m²

The average price of apartments in Allauch stands at 3 733 €/m², based on DVF transactions actually registered with notaries. This average covers a contrasting stock: apartments in the old village clustered around the place des Cinq Moulins and the church of Saint-Sébastien, more recent developments in the residential neighbourhoods below, and houses with character backing onto the hills of the Garlaban. Aspect, the view over the bay of Marseille, the floor level, the presence of outdoor space and the distance from the old centre make the value of a property vary considerably. The steep relief of the municipality, two thirds of whose territory is wooded hills and garrigue scrubland, and the long-standing policy of the town council to limit building reduce the amount of development land and weigh on the prices of well-located properties.

Market trends and analysis for Allauch

The Allauch market remains active for a municipality of this size, carried by its role as a residential municipality on the edge of Marseille. Demand rests on the immediate proximity of the Marseille conurbation, on the search for a Provençal way of life and on the quiet of the hills. New supply remains limited: the relief, the large share of the territory covered by wooded hills and garrigue scrubland, and the long-standing council policy of protecting natural areas and limiting building concentrate transactions on resales and refurbishments within the existing fabric.

Several factors support this price level. Proximity to Marseille and its employment area, the setting of the Garlaban massif, the Provençal identity of the village and the appeal of the Pagnol hills sustain residential demand that reaches well beyond the old centre alone. Conversely, the absence of a direct rail service and reliance on the car to reach Marseille cap the rise in prices and explain levels below those of the most highly rated coastal municipalities of the department.

The history of Allauch

The territory became in 1122 the property of the canons of the cathedral of Marseille, formed into a chapter. In the middle of the twelfth century, a defensive castle was raised on the height overlooking the village, with the chapel of Notre-Dame du Château built in 1148. The castle was dismantled at the end of the sixteenth century during the Wars of Religion, but the chapel survived and remains a place of worship and pilgrimage.

The village grew around its milling trade. Five windmills originally stood in the heart of the village, before being moved to an esplanade overlooking the bay of Marseille when the building of the church of Saint-Sébastien cut off their wind. The place des Cinq Moulins keeps the memory of that activity; two mills, the moulin Camoin and the moulin Louis Ricard, have been restored. The church of Saint-Sébastien, with its bell tower of polychrome tiles, and a twelfth-century chapel that holds a collection of votive offerings complete this heritage.

Allauch is inseparable from Marcel Pagnol, who spent his childhood holidays at the Bastide Neuve, in the Bellons district, and set many episodes of his Souvenirs d'enfance in the hills of the municipality. The Garlaban massif, also known as the Pagnol hills, overlooks the conurbation. Classified as an urban municipality by a decree of 1966, Allauch has consistently chosen to protect its hills and contain building: its population, around twenty-one thousand inhabitants, remains well below the tens of thousands that projections in the middle of the twentieth century had forecast.

Who buys in Allauch

Allauch has 21 443 inhabitants. A residential municipality on the edge of Marseille, adjoining its eleventh, twelfth and thirteenth arrondissements, it attracts households living here year-round who are looking for a Provençal setting and the quiet of the hills in immediate proximity to the city. Buyers are split between families from Marseille and the wider conurbation, people working in the Marseille employment area, and households attached to the village and its natural surroundings. The stock mixes apartments in the old centre, residential neighbourhoods and houses with character on the heights. Properties with a view over the bay, outdoor space or proximity to the Garlaban massif remain the most sought after.

Frequently asked questions

The average price of apartments in Allauch is 3 733 €/m², based on DVF transactions actually completed before notaries. This average covers wide differences depending on the view over the bay of Marseille, the aspect, the floor level, the presence of a terrace or outdoor space, the condition of the property and its distance from the old centre. An apartment in the old village and a recent home in the residential neighbourhoods do not trade at the same level.

The relief of Allauch is pronounced: the municipality rises from the lower residential neighbourhoods up to the hills of the Garlaban, and both the view and the aspect change from one area to another. Properties overlooking the bay of Marseille, those close to the old centre and houses with outdoor space or a pool on the heights sit at the top of the range. Denser homes without a view remain more affordable.

Allauch lies about a dozen kilometres north-east of Marseille, several of whose arrondissements it adjoins. The municipality has no direct rail service: it is linked to Marseille by road and by bus routes. By car, it is reached via the roads from Marseille and the A50 motorway. Marseille-Provence airport, at Marignane, is the nearest. The hilly relief makes some approaches more winding.

No. Unlike the coastal municipalities of the department, Allauch is first and foremost a residential municipality lived in year-round, oriented towards the Marseille conurbation. Demand comes mainly from households settling here for the long term rather than from second-home buyers. This structure supports a steady market, carried by proximity to Marseille and by the setting of the Garlaban hills.

The choice depends on intended use and budget. The reference price of 3 733 €/m² relates to apartments, found mainly in the old centre and in recent developments. Houses, from suburban homes to properties with character backing onto the hills, are concentrated in a fabric constrained by the relief and by the policy of limiting building; they generally trade above the level of apartments, because of their floor area and their outdoor space.
