The 2026 figures· Indicative data
1 964€/m²

In Armentières, the average price of apartments stands at 1 964 €/m², based on the sales actually registered in the notaries' DVF database, the French record of notarised property sales. The town sits in the lower half of prices in the Lille metropolitan area, far below Lille and the residential municipalities in the east of the urban area. The stock mixes brick buildings from the post-war reconstruction, working-class town houses typical of the Nord and a few recent developments. Proximity to the station, the condition of the property, its energy performance and the area make values vary from one home to another. These figures, drawn from the transactions signed before notaries, give a municipal benchmark; a reliable valuation then draws on comparable properties, examined one by one.

Market trends and analysis for Armentières

The Armentières market is that of a working-class town of the Lille metropolitan area, driven by first-time buyers and families looking for an affordable house well connected to Lille. Energy performance has become decisive on an older brick stock that is sometimes poorly insulated, where the least efficient homes trade at an appreciable discount. Proximity to the station adds value to the properties nearby.

Membership of the Métropole européenne de Lille and the good rail service support demand over the medium term, in particular for buyers priced out of the heart of the urban area. For a seller, a renovated, energy-efficient property stands out clearly, while a house in need of renovation has to factor the cost of works into its price to find a buyer within reasonable time.

The history of Armentières

Armentières was built on the Lys, the river forming the border between France and Belgium, west of Lille. The town built its prosperity on textiles: the weaving of flax and then of cloth made it one of the great industrial towns of Flanders, to the point of being nicknamed the nurse of the North for the number of workers it employed. Factory chimneys and workers' courtyards long marked its landscape.

The First World War almost entirely destroyed Armentières, which lay on the Flanders front and was bitterly fought over. The town remains associated with the British soldiers' song Mademoiselle from Armentières, born in the trenches. Rebuilt in the 1920s, it recovered its Grand-Place, its town hall and its brick belfry, an expression of the regionalist style of the interwar years.

The decline of textiles, from the second half of the twentieth century, lastingly transformed the town, which had to convert its industrial wasteland and diversify its economy. Part of the Métropole européenne de Lille, Armentières today benefits from its rail links and its border position, while keeping the working-class identity inherited from its industrial past.

Who buys in Armentières

Armentières has close to 27 000 inhabitants and belongs to the Métropole européenne de Lille. Its property market is driven by working-class and family demand: first-time buyers drawn by prices below those of the heart of the metropolitan area, households looking for a town house with a small garden, working people employed in Lille who reach the centre by train. The proximity of the Belgian border and the good rail service add to the appeal of the municipality for buyers seeking an affordable home in the Lille area. Its large stock of workers' houses forms the base of transactions.

Frequently asked questions

The average price of apartments in Armentières is 1 964 €/m², based on the DVF transactions completed before notaries. That average covers varied situations, from a post-war reconstruction apartment to a more recent home. The general condition, the energy performance, the floor level and proximity to the station explain the gaps. For a specific property, a reliable valuation draws on comparable sales in the area rather than on the municipal average alone.

Yes. Armentières has a station on the line linking Lille to Dunkirk and to Belgium, with a journey time of around fifteen minutes to Lille-Flandres. That service allows people to work in the metropolitan area while living in Armentières, where housing is markedly cheaper. The municipality is also linked by road to Lille and to the nearby Belgian border.

Lying west of the Lille metropolitan area, Armentières still carries the legacy of its working-class past and of the textile crisis, which keeps prices below those of the heart of the urban area and of the residential municipalities in the east. In exchange the town offers affordable town houses and good links to Lille. That price gap makes it an option for first-time buyers and families of the Lille area.

The stock is dominated by the brick town houses typical of the Nord, often terraced, with or without a garden. Reconstruction-era buildings and a few recent developments complete the supply of apartments, concentrated around the centre and the station. The former textile sites have also given rise to housing schemes. That stock, marked by industrial history, offers interesting floor areas for a contained budget.

The Grand-Place, the town hall and its brick belfry, rebuilt after the First World War, form the heritage heart of the town. The traces of textile history and the memory of the Great War, present even in the memory of the British soldiers' song, are part of the local identity. That regional heritage supports the life of the municipality without creating the pressure of a tourist market.
