The 2026 figures· Indicative data
989€/m²

The average price recorded in Auchel stands at 989 €/m². That average covers a largely individual stock: according to INSEE, the French statistics institute, around 80 % of the dwellings in the municipality are houses, a large share of them brick miners' terraces inherited from coal mining and more recent detached homes. The market is narrow, with only around ten sales a year, which makes the average sensitive to the kind of properties traded from one year to the next. A renovated miners' house, a post-war estate house and an older home to be brought back into condition do not sell at the same level. The figures come from the DVF database, which lists the transactions actually registered with notaries.

Market trends and analysis for Auchel

The Auchel market depends first of all on the local economy and on the purchasing power of households in the area rather than on outside demand. The town is still marked by its post-mining conversion, with a high share of social housing, a working population of manual and clerical workers, and constrained purchase budgets. That base explains low and relatively stable price levels: the small volume of sales, around ten a year, limits sharp movements, but also makes each annual average sensitive to the properties actually traded.

Two factors weigh on the coming years. On one side, the energy renovation of the older stock of miners' terraces and detached homes is becoming a criterion of value and of negotiation, with a widening gap between renovated properties and those still to be rehabilitated. On the other, the presence of mining hazards and the vacancy of part of the older stock weigh on certain segments. The gradual requalification of the mining estates, carried by local authorities and by the coalfield's world heritage inscription, supports the appeal of the municipality over time.

A former mining town with an affordable stock, Auchel sits clearly below Béthune, the employment and services hub of the area. The gap is narrower with the other towns born of coal such as Lens and Liévin, which share a similar history and market structure.

The history of Auchel

Auchel is not an old town: it is a town born of coal. Before the middle of the nineteenth century, the place was only a rural village of the Artois. Everything changed when the Compagnie des mines de Marles, formed in the 1850s after the discovery of the seam around Lillers, opened its pits on the land of Auchel and of the neighbouring municipalities of Marles-les-Mines and Calonne-Ricouart. The pits drew a large workforce, the population grew rapidly and the municipality moved in a few decades from a farming village to a working-class town.

To house the miners and their families, the company built corons, those rows of terraced brick houses with gardens at the rear, organised around the pit rather than around the village centre. The Rimbert district and the Cité du 5, whose terraces spread across Auchel, Calonne-Ricouart and Marles-les-Mines, keep the trace of that paternalistic planning where the company provided housing, the school and the church. That fabric of mining estates still forms a large part of the built stock of the municipality and explains the predominance of houses.

The end of coal mining in the Nord-Pas-de-Calais, completed in 1990, left Auchel facing a difficult conversion. The town is among the urban centres where the State launched, from the end of the 1970s, a programme to treat industrial wasteland and requalify the area. The mining heritage survives, with spoil heap 14 among the features retained when the Nord-Pas de Calais coalfield was inscribed on the UNESCO world heritage list in 2012. That industrial history continues to shape the town, its buildings and its property market.

Who buys in Auchel

According to INSEE, the French statistics institute, Auchel has around 10 000 inhabitants and close to 4 900 dwellings, of which more than 90 % are main residences. The stock is old: a large majority of dwellings were built before 1971, the period of the mining estates and of the post-war housing developments. Houses account for around 80 % of the stock, tenants for slightly more than half of households, and social housing makes up close to a third of main residences, above the statutory threshold. Buyers are therefore chiefly households of the local area: first-time buyers with measured budgets, families looking for an affordable house, landlords drawn by low entry prices. Demand from outside buyers remains marginal.

Frequently asked questions

The average price recorded is 989 €/m², calculated from the transactions registered by notaries and published in the DVF database. It is a municipal average, based on a small number of sales each year, which makes it sensitive to the properties actually traded. A renovated miners' house, an estate house and an older home to restore belong to different segments, and the condition of the property weighs heavily on the final price.

Auchel is a former mining town of the Artois coalfield, whose stock is made up in good part of brick miners' terraces and older homes. That context, inherited from the coal economy and marked by a high share of social housing and tenants, pulls price levels down compared with neighbouring towns better provided with service employment. For a buyer, that translates into one of the most affordable entry prices in the area.

The market is overwhelmingly one of houses. According to INSEE, houses account for around 80 % of the dwellings in the municipality, against 20 % apartments. The supply of houses is therefore broad, from brick miners' terraces to more recent detached homes, while apartment blocks remain rare and concentrated in a few developments. A buyer looking for an apartment will have few points of comparison and a longer search.

Condition and energy performance weigh heavily, on a stock where a majority of dwellings date from before 1971. A renovated miners' house, insulated and connected to a recent heating system, trades well above a property left untouched. The size of the garden, the presence of a garage and the location, between mining estates, centre and housing developments, also explain part of the gaps. The energy performance certificate has become a central bargaining point.

As across much of the coalfield, the municipality is affected by hazards linked to former underground workings: it is prudent to consult the mining risk prevention plan and the information on undermined areas before any purchase. On an older stock, an up-to-date energy performance certificate and a precise assessment of the roof, the insulation and the joinery are essential. Checking the drainage and the utility connections usefully completes the examination of a property.
