The 2026 figures· Indicative data
2 882€/m²

The average price recorded in Avrillé stands at 2 882 €/m². That average covers a mixed residential stock, where detached houses in the housing estates sit alongside apartment blocks developed more recently along the routes towards Angers. There are detached homes from the 1960s to the 1980s, more contemporary blocks around the tram and a few new developments built as the urban area grew. The price level remains below that of Angers, the neighbouring central city, while benefiting from its immediate proximity. The gaps around that average come mainly from the type of property, the area and the energy performance. These figures come from the DVF database, which lists the sales actually signed before notaries, and give a municipal benchmark to be refined property by property.

Market trends and analysis for Avrillé

The Avrillé market rests on its position as an inner-ring municipality, linked directly to Angers by the tram while offering a more residential setting and prices below the central city. Demand comes above all from families and working households of the Angers urban area looking for space and a garden without moving away from the employment area. The population growth of the municipality reflects that appeal, with pressure falling in particular on family houses and well-placed apartments.

Supply consists mainly of resale properties, with a more limited contribution from new developments as available land becomes scarce. On the second-hand market, energy performance has become a marked bargaining point, in particular on the detached houses of the 1960s to 1980s whose certificate weighs in the price discussion. The coexistence of houses and apartments gives the local market a twofold reading, where buyers weigh up floor space, outdoor space and proximity to transport according to their plans.

The history of Avrillé

The name Avrillé goes back to Gallo-Roman times and probably derives from Aprilliacum, the estate of an owner named Aprilius followed by the suffix -acum which designated a rural holding. The municipality long merged with the Angers countryside, made of farmland and farms built in local materials. Its territory belongs to the geology of the Anjou noir, where schist and slate come to the surface, unlike the pale tuffeau limestone of the Loire valley further east.

That slate identity marked the whole edge of Angers. The Anjou slate basin, whose most emblematic site remains the quarries of Trélazé south-east of Angers, supplied for centuries the blue slate that covers the roofs of the region and of much of western France. Avrillé is part of that Angevin landscape, where schist extraction and stone working shaped the local economy before the industrial era and the growth of the suburbs.

The transformation of Avrillé into a residential town took place in the second half of the twentieth century, driven by the expansion of Angers and its urban area. The municipality saw its population grow strongly and equipped itself accordingly. Since 2010 it has hosted Terra Botanica, the first French theme park devoted to the plant world, laid out north of the town. The Angers tram, brought into service in 2011, has its northern terminus there, which has strengthened the daily link between Avrillé and the centre of Angers.

Who buys in Avrillé

Avrillé has 15 251 inhabitants according to the latest census, which makes it one of the most populated municipalities of the inner ring of Angers. Its housing stock is more detached-house oriented than within Angers itself, with a majority of individual homes from the estates of recent decades, complemented by more recent blocks along the routes served by the tram. The share of owner-occupiers is high, a profile common in suburban municipalities. Buyers are chiefly families and working households of the Angers urban area, who are looking for a residential setting and space while staying connected to the centre of Angers. First-time buyers turn rather to apartments and town houses, while large houses attract families already settled in the area.

Frequently asked questions

The average value recorded from notarised sales is 2 882 €/m². That figure brings together different market realities, from an apartment close to the tram to an estate house with a garden. The type of property, the position within the municipality, the year of construction and the energy performance certificate explain most of the gaps around that average. For a reliable valuation, it is better to rely on sales of comparable properties than on the municipal average alone.

Avrillé is the northern terminus of line A of the Angers tram, brought into service in 2011. That link allows the town centre and Angers Saint-Laud station to be reached without a car, in around twenty minutes. Several Irigo bus routes complete the service to the districts further from the tram. The municipality is also linked to the rest of the urban area by a road network that quickly connects it to Angers and to the regional routes.

Both formats coexist in Avrillé, which is not the case everywhere in the urban area. Houses, in the majority in the estates, offer a garden and space but often call for energy renovation work on buildings from the 1960s to the 1980s. Apartments, more concentrated along the main routes and around the tram, suit first-time buyers and those who favour public transport. The choice depends above all on your budget and your need for outdoor space.

The municipality combines immediate proximity to Angers, a few kilometres away, with a greener and more affordable residential setting than the central city. It has its own amenities, schools, shops and services, and hosts the Terra Botanica park, devoted to the plant world. The tram terminus provides a direct link with Angers. That positioning makes it a municipality sought after by families who want to combine access to the city with a more spacious home.

Avrillé remains dependent on the momentum of Angers, of which it is a direct residential extension. Its prices sit below those of the central city, which attracts buyers looking for a better space-to-budget ratio without moving away. Demand focuses above all on family houses and on apartments well served by the tram. As everywhere, the energy performance of a property now weighs clearly in negotiations.
