The Balaruc-les-Bains market remains active given the size of the municipality, with on the order of two hundred apartment sales recorded each year in the DVF data. The history of Balaruc-les-Bains

The hot springs of Balaruc, which rise through faults at nearly 50 degrees, were used from Antiquity. Excavations have brought to light a Gallo-Roman spa town of about ten hectares, with marble-lined pools and an aqueduct roughly five kilometres long. The site regained fame in the Renaissance: Rabelais mentions the waters in Gargantua, and the physician Nicolas Dortoman published a treatise on their properties in 1579. In the 17th century, the practice of local douches drew to Balaruc a clientele from the court of Louis XIV, whose memory has remained attached to the name of Madame de Sévigné.

In 1712, the spring, until then left in the open air, was enclosed in a building to preserve it, then declared of public interest in July 1868. On 11 December 1886, the former municipality split into two distinct entities: Balaruc-le-Vieux, turned towards agriculture on the heights, and Balaruc-les-Bains, which kept the waters and the lagoon shore. The resort was classified a spa and climatic resort in 1927. Poorly managed, it went bankrupt in the 1930s: operation became municipal in 1934 and the municipality became owner in 1936, treatment then being given at the Pavillon Sévigné, today the tourist office.

The modern resort was built from 1969, with the opening of the Athéna establishment, sized for about 3 700 spa patients a year, on the lagoon shore. The municipality was classified as a tourist resort in 1973, then a second establishment, Les Hespérides, opened in 1987. This ramp-up explains the town's present shape: rental residences and small blocks built over a few decades around the spa area, on a narrow peninsula. The current baths, inaugurated in 2015, bring together nearly 16 000 square metres and five treatment pools, and replaced the two previous establishments.

By car, access is via exit 33 of the A9 motorway, then the road running along the Thau lagoon.

The market is mostly flat-based: according to INSEE, about 68 % of the municipality's homes are apartments, and the reference price applies to this segment. Houses are concentrated in the residential neighbourhoods away from the spa tip, on a territory of less than nine square kilometres already largely built and bordered by protected natural areas.
