The 2026 figures· Indicative data
3 573€/m²

The average apartment price in Banyuls-sur-Mer stands at 3 573 €/m², based on DVF transactions actually registered with notaries (DVF is the French record of notarised property sales). This average covers a contrasted stock: buildings and seaside developments on the bayfront, apartments in the old village packed around the harbour and the church, winegrowers' houses backing onto the slopes and more recent villas on the heights of the Roume or Baillaury valleys. The sea view, aspect, floor level and distance from the beach make values vary sharply. The municipality's pronounced relief, climbing from sea level to the ridges of the Albères, limits building land and weighs on the prices of well-located properties.

Market trends and analysis for Banyuls-sur-Mer

The Banyuls-sur-Mer market remains active for a municipality of this size, with around seventy apartment sales recorded each year in the DVF data. This turnover reflects the high share of second homes, which change hands more often than year-round dwellings, and the lasting appeal of the Côte Vermeille. New supply remains limited: the relief of the Albères, the protected status of part of the coastline and the protection of the terraced vineyard reduce building land, and schemes concentrate on renovations and resales within the existing fabric.

Several factors support this price level. The coastal setting, the Banyuls appellation vineyard, the marine reserve and the proximity of the Spanish border sustain tourist and residential demand that goes beyond the local area alone. The municipality also benefits from a Mediterranean climate sought after by retirees and second-home buyers. Conversely, the distance from the large employment centres and the seasonality of activity, largely geared to tourism and winegrowing, cap price growth and explain levels below those of the most sought-after resorts of the department.

The history of Banyuls-sur-Mer

The site is mentioned as early as 981 under the name Balneum, then Bannils de Maritimo in 1074, a form that already distinguished the coastal Banyuls from Banyuls-dels-Aspres, inland. The name refers to the wetland of La Bassa, now drained, at the mouth of the valley. In the Middle Ages, the Templars reorganised the vineyard into terraces and set up a rainwater drainage network, the famous peus de gall, still used on the slopes.

The Treaty of the Pyrenees of 1659 attached the Roussillon to France and made the Côte Vermeille a border area. Banyuls, the last coastal municipality before Cerbère and the Spanish border, long gained a reputation as a smugglers' town. Coastal batteries were built in 1758 under Louis XV to contain incursions. The arrival of the railway in 1876 transformed the local economy and opened the resort to seaside tourism.

The vineyard remains the foundation of the municipality's identity. The Banyuls appellation, recognised in 1936, covers four municipalities of the Côte Vermeille (Collioure, Port-Vendres, Banyuls and Cerbère) and produces a naturally sweet wine from vines grown on schist terraces. Banyuls is also the birthplace of the sculptor Aristide Maillol, born on 8 December 1861 and died on 27 September 1944 in the municipality: he is buried in the garden of his property at La Métairie, in the Roume valley, today a museum, and created the war memorial on the Île Grosse. The Arago laboratory, founded in 1882 by the zoologist Henri de Lacaze-Duthiers, and the Cerbère-Banyuls marine nature reserve, created in 1974 and the first of its kind in France, anchor the scientific and environmental vocation of this coastline.

Who buys in Banyuls-sur-Mer

Banyuls-sur-Mer has 4 496 inhabitants according to the 2023 INSEE census. The municipality counts around 5 065 dwellings, of which nearly 47 % are main residences and 52 % second homes: the population actually present varies sharply between winter and the summer season. Also according to INSEE, apartments account for around 57 % of the stock and 62 % of main residences are occupied by their owners. Buyers are split between year-round households, retirees who come to enjoy the climate of the Côte Vermeille, and second-home purchasers, mainly from the south of France and the Toulouse region. Properties with a view over the bay and small units close to the harbour remain the most sought after.

Frequently asked questions

The average apartment price in Banyuls-sur-Mer is 3 573 €/m², based on DVF transactions actually completed before notaries. This average covers significant gaps depending on the sea view, floor level, the presence of a terrace or outdoor space, the condition of the property and its distance from the beach. An apartment on the bayfront and a home on the heights or in the old village do not trade at the same level.

The relief of Banyuls is very pronounced: the municipality rises from sea level to the ridges of the Albères, and the view and aspect change from one street to the next. Properties overlooking the bay, those on the seafront and houses with outdoor space or a pool on the heights sit at the top of the range. The old village, denser and without a view, remains more affordable.

Banyuls-sur-Mer station, on the coastal line opened in 1876, is served by regional trains linking Perpignan to Cerbère and the Spanish border. By car, the municipality is reached by the RD 914 from Perpignan and the A9 motorway. Perpignan-Rivesaltes airport is the nearest. The relief and the narrowness of the Côte Vermeille make traffic dense in season.

Yes. According to INSEE, around 52 % of the municipality's dwellings are second homes, a share characteristic of the Côte Vermeille resorts. This structure feeds a steady turnover of sales and supports demand for properties with a view and close to the sea. Furnished tourist lettings are subject to local rules to be checked with the town hall before any seasonal rental project.

The market consists mostly of apartments: according to INSEE, around 57 % of dwellings are apartments, and the benchmark price of 3 573 €/m² relates to that segment. Houses, often former winegrowers' houses in the village or villas on the slopes, are concentrated in a fabric constrained by the relief and by limited land. They are rarer on the market and generally trade above the level of apartments.
