The average price for apartments in Blainville-sur-Orne stands at 2 753 €/m², according to the DVF transactions actually registered before notaries. That average covers a stock marked by the working-class history of the municipality, with blocks of flats and residences built close to the factory and to the canal, alongside more recent developments. The condition of the property, the storey, an outdoor space or a parking place, and the distance to the routes towards Caen make the value vary around this reference. The volume of sales remains moderate, about thirty transactions a year. This figure is a municipal benchmark, to be refined for each property.
Prices from the DVF file (Demandes de valeurs foncières, published by the DGFiP), transactions actually recorded at the notary at municipality level. Cross-referenced with the Notaires de France - INSEE indices. Learn more about our methodology.
The market in Blainville-sur-Orne is carried first of all by employment and by closeness to Caen. The Renault Trucks plant, the largest private employer of the Caen conurbation, anchors an industrial activity that feeds housing demand from the employees of the area. The population, rising steadily since the 2000s and rather young, sustains a flow of first-time buyers and of families looking for a price more measured than in the heart of Caen. The municipality also benefits from recent residential extensions, which have renewed part of the supply.
On the supply side, Blainville-sur-Orne combines an older stock, inherited from its working-class history, and more recent developments, which widens the range of properties available. The volume of transactions remains moderate, on the scale of a municipality of this size. Its price position places it above Hérouville-Saint-Clair, another centre of the conurbation, but below Caen and above all below the resorts of the nearby coast such as Ouistreham. Energy renovation of the oldest dwellings is becoming a criterion of negotiation, as everywhere in the Caen conurbation.
Blainville-sur-Orne sits above Hérouville-Saint-Clair, another municipality of the conurbation, but below Caen and below the seaside resort of Ouistreham, on the Côte de Nacre.
Blainville-sur-Orne is a former parish of the plain of Caen, whose name appears in the medieval forms Bledvila in the 11th century, then Bléville, before becoming Blainville-sur-Orne in 1958. The suffix -ville points to a rural estate. The site has long been occupied: a Neolithic necropolis spreading over about ten hectares bears witness to early settlement. The development of the seigneury owes to Jean-Baptiste Colbert, minister of Louis XIV, who acquired a farm on the spot and took the title of lord of Blainville around 1680. The gateway of his former manor, today facing the town hall, survives and has been listed as a historic monument since 1932.
In the 18th century, the straightening of the course of the Orne, then in the 19th century the cutting of the canal de Caen à la mer, changed the edge of the municipality, which now borders this waterway linking Caen to Ouistreham. The Orne and the canal separate Blainville, on the left bank, from Colombelles on the right bank. It was along the maritime canal that local industry was born: the Chantiers navals français settled there from 1918. The first ship was launched on 19 June 1920. The activity carried on until the last launch, on 14 October 1953, and the closing of the site shortly afterwards.
After the closing of the shipyards, the Saviem, the heavy goods vehicle subsidiary of the Renault group created in 1956, took over the industrial site on the canal side. Blainville-sur-Orne then became the cradle of the manufacturer's truck production. In 2000, the Swedish group Volvo bought the heavy vehicle business of Renault, and the plant took the name Renault Trucks. It remains the largest private employer of the Caen conurbation, with several thousand employees. This industrial history shaped a town of the plain, built around its factory, around the housing put up for its workers and around its immediate closeness to Caen.
Blainville-sur-Orne has 6 106 inhabitants according to INSEE, the French national statistics institute, a population rising steadily since the 2000s and relatively young, with nearly four inhabitants out of ten under thirty. A municipality of the Caen conurbation rather than a seaside resort, it consists for the most part of main residences. Buyers are above all working households employed in Caen or in the neighbouring employment zones, the factory among them, together with first-time buyers looking for a price below that of the heart of the conurbation. The presence of blocks of flats inherited from the working-class past sits alongside a low-rise fabric, which offers a range of properties for contrasting budgets.
The average price for apartments in Blainville-sur-Orne is 2 753 €/m², calculated from the DVF sales actually completed before notaries. It is a municipal average covering properties of varied ages and sectors, from older blocks of flats to more recent developments. The storey, the condition, an outdoor space or a garage and closeness to the routes towards Caen make this amount vary. For a given property, a valuation based on comparable sales remains the most reliable reference.
The old centre, around the town hall and the gateway of the manor of Colbert, forms the historic core, surrounded by residential low-rise districts. The more recent extensions, such as the Terres d'Avenir sector, have brought new dwellings. The industrial part, along the canal and around the factory, marks the east of the municipality. The distance to the routes towards Caen, the quiet of the district and an outdoor space are among the main criteria of value.
Blainville-sur-Orne lies about seven kilometres north of Caen, to which it is linked by the Twisto bus network of the conurbation, whose route 10 serves the municipality. It is close to the ring road of Caen and to the routes leading to Ouistreham and to the Côte de Nacre. The municipality is not served directly by the tramway, whose lines stop in the neighbouring municipalities. That closeness to the Caen employment area supports demand for main residences.
The municipality offers both markets. The stock includes blocks of flats, partly inherited from the era of the shipyards and of the factory, and a fabric of detached houses in the low-rise districts. Price levels per square metre for houses and for apartments are close, with no marked gap. The choice depends above all on the total budget, on the need for a garden and on the closeness sought to shops and to bus stops. A valuation by type of property allows a comparison on recent sales.
Bordered by the canal de Caen à la mer and by the Orne, the municipality can be concerned by a risk of flooding or of rising groundwater depending on the sector: the flood risk prevention plan and the local planning scheme are to be consulted before any purchase. The closeness of the industrial zone and of the factory, to the east, is to be taken into account for the nearest properties. On a stock that is partly old, the energy performance certificate deserves particular attention.
