The 2026 figures· Indicative data
3 907€/m²

The average apartment price in Bons-en-Chablais stands at 3 907 €/m², based on DVF transactions actually registered with notaries. Houses, which dominate the stock, trade above that, at 4 250 €/m². This average covers a Bas-Chablais municipality in full residential growth, between Lake Geneva and the first ranges of the massif. Proximity to the Swiss border and to Geneva, the Léman Express service, the size of the plot and the year of construction make a property's value vary. New-build, active in absorbing cross-border demand, pulls part of the references upward. The source remains DVF (the French record of notarised property sales), that is, the sales completed at the notary's office, not agency estimates.

Market trends and analysis for Bons-en-Chablais

The Bons-en-Chablais market is driven by rapid population growth, with a population up by more than 12 % since 2017 according to INSEE. This momentum comes from the continuous arrival of cross-border households and families looking to settle on the outer ring of the Grand Genève. Transaction volume is supported by resales of detached houses and by a steady flow of new developments, which feed the available supply. The low weight of holiday use makes it a market of main residences, less sensitive to tourist cycles than the lakeside municipalities.

Several factors shape the price level. Proximity to Geneva, the Léman Express service and cross-border incomes place the municipality in a tight area, where demand lastingly exceeds supply. Its inland position, slightly away from Lake Geneva, nevertheless offers more measured budgets than the lakeside municipalities such as Sciez or Douvaine. Conversely, dependence on Geneva employment and competition from the other municipalities of the cross-border ring introduce a share of cyclical sensitivity.

The history of Bons-en-Chablais

The territory of Bons-en-Chablais has been inhabited since the Neolithic and developed in Gallo-Roman times, before passing under the authority of the abbey of Saint-Maurice d'Agaune in the early Middle Ages. A medieval mention from 1039 already refers to the locality. Like the rest of the Chablais and the duchy of Savoy, the municipality was only definitively attached to France in the 19th century, in 1860. This Savoyard history and the crossroads position of the Bas-Chablais explain the old network of hamlets that still structures the municipality.

Bons-en-Chablais in its current form was born of a merger. In 1966, the municipalities of Bons, Brens and Saint-Didier-en-Chablais grouped together to form a single authority, which explains the scattering of the built-up area across several centres. The railway had previously linked the area to the rest of the Chablais and the Arve valley, a service since modernised by the Léman Express, the cross-border rail network that connects the region to Geneva. This accessibility played a direct part in the recent development of the municipality.

The economic history combines farming, craft and industry. The municipality was home to notable factories, including the Provendi soap works and activities linked to tea, set up in its business zones. But it is above all the cross-border momentum that has transformed the municipality over the past few decades: the proximity of Geneva and its employment area has made Bons-en-Chablais a municipality on the outer ring of the Grand Genève, whose population has grown by more than 12 % since 2017, driven by the arrival of households working in Switzerland.

Who buys in Bons-en-Chablais

Bons-en-Chablais has 6 343 inhabitants, in strong growth, with a rise of more than 12 % since 2017 according to INSEE. The stock is very largely made up of detached houses, typical of a peri-urban Bas-Chablais municipality that spreads out through housing estates and new-build operations. Main residences dominate widely, holiday use being marginal here, unlike the lakeside or high-altitude municipalities. Buyers are mainly working households, often cross-border workers employed in Geneva or its conurbation, and families looking for a larger home within reasonable distance of the border, with the support of the Léman Express station. Houses with land and new developments are the most sought-after properties.

Frequently asked questions

The average apartment price in Bons-en-Chablais is 3 907 €/m², and the house price 4 250 €/m², based on DVF transactions actually completed at the notary's office. These averages cover gaps depending on proximity to the station and the Swiss border, the year of construction, the size of the plot and the condition of the property. A recent detached house near the Léman Express and an old house in a hamlet do not trade at the same level.

Largely. The municipality is part of the outer ring of the Grand Genève, and a large share of buyers work in Switzerland. Cross-border incomes, higher than the local average, support demand and prices, particularly for houses and new developments. This dependence makes the market sensitive to employment conditions in Geneva and to the movement of the Swiss franc, factors to bear in mind for a purchase or resale project.

The municipality is about fifteen kilometres from Thonon-les-Bains and a little more than twenty kilometres from Geneva. It has a station served by the Léman Express, the cross-border rail network that connects the Chablais to Geneva and Annemasse. The road completes this service towards Lake Geneva and the border. This direct rail access to Switzerland is one of the main drivers of local property demand.

The market is clearly dominated by the detached house, consistent with the peri-urban profile of the Bas-Chablais and the demand from cross-border families. Apartments are found mainly in new developments, close to the station, and appeal to first-time buyers and investors. For land, the supply of houses remains the widest, but also the most contested given the cross-border pressure on land and the sustained pace of construction.

Its position as an inland municipality of the Bas-Chablais, between Lake Geneva and the first ranges, sets it apart from the lakeside municipalities. Born in 1966 from the merger of Bons, Brens and Saint-Didier-en-Chablais, it keeps a built-up area spread across several centres. Its Léman Express station and its rapid population growth make it one of the municipalities that takes on the overflow of cross-border property pressure, with budgets a little more measured than on the lakeshore.
