The 2026 figures· Indicative data
3 243€/m²

In Bouaye, the median price stands at 3 243 €/m², a figure drawn from the transactions actually registered with notaries and compiled in the DVF database, the French record of notarised property sales. This median covers a market dominated by the individual house, since the building stock is overwhelmingly suburban and counts few apartments. The gaps are mainly down to location, between the town centre near the station and the more residential areas turned towards the lac de Grand-Lieu. The proximity of protected natural areas limits urban spread and weighs on the availability of building land. This figure remains an average: every property departs from this benchmark according to its condition, its floor area and its aspect.

Market trends and analysis for Bouaye

The Bouaye market is driven by the dynamism of the Nantes conurbation. Nantes concentrates employment, and the municipality acts as a residential gateway to the south-west, a short distance away by tram-train. Steady population growth feeds demand for family houses, while supply remains constrained by the environmental protections around the lac de Grand-Lieu. This tension between sustained demand and limited land is the main driver of prices. The households that buy here are looking for a compromise between proximity to Nantes and a natural setting.

The tourist appeal of the lake plays a secondary but real role. The Maison du Lac de Grand-Lieu and the cycle routes attract visitors and reinforce the image of a green area, which adds to the desirability of the municipality. New developments remain measured, concentrated around the town centre and the station, for want of land available on a large scale. In the medium term, the rail link and membership of Nantes Métropole support demand, without the jolts of purely speculative markets. Immover tracks these indicators from the transactions actually registered.

The history of Bouaye

The history of Bouaye is bound to the lac de Grand-Lieu, on whose northern shore the municipality developed. A document of 1115 mentions for the first time the parish of Boia, whose Latin name Boiacum gave Bouaye. In the 12th century, the monks of the abbaye de Buzay held fishing rights and jurisdiction over the lake, which was then rich in fish. Bouaye was first a village of fishermen, where eels, pike and perch fed several families. By the 15th century, the settlement already had around five hundred inhabitants, which makes it a parish established well before the residential growth of modern times.

In 1377, the lord of Vieillevigne bought back from the monks part of their rights along with the freehold fief, at the origin of the château de Sénaigerie, built on the shores of the lake. For centuries, Bouaye remained a rural municipality, divided between farming the land and fishing on the water. The lac de Grand-Lieu, one of the largest lowland wetlands in France, structures local life and limits the extension of building towards the south. This long farming and lakeside period explains the scattered shape of the territory, with a compact town centre surrounded by hamlets and by low-lying land regularly flooded in winter.

The turning point came with the railway. In September 1875, the Nantes to Pornic line, which crosses Bouaye, was brought into service and broke the isolation of the Pays de Retz. The station brought the municipality closer to Nantes and set its residential vocation in motion. The movement accelerated at the end of the 20th century, most of the housing stock being built after 1970, in the form of suburban estates. Part of Nantes Métropole, the metropolitan authority that brings together twenty-four municipalities, Bouaye today combines quick access to the conurbation with a lakeside setting. The Maison du Lac de Grand-Lieu, housed in a former hunting lodge, has become its gateway for visitors.

Who buys in Bouaye

Bouaye has around 8 343 inhabitants according to INSEE, the French statistics institute, a growing population driven by the arrival of families working in the Nantes conurbation. The profile of buyers reflects the built fabric: the market is dominated by the individual house, the municipality counting very few apartments. Buyers are mostly households settling in a main residence and becoming owner-occupiers, the share of second homes remaining marginal. The stock is relatively recent, most of the dwellings having been built after 1970. Bouaye attracts working people looking for a house with a garden less than twenty minutes from Nantes by train, in a preserved environment on the shore of the lac de Grand-Lieu.

Frequently asked questions

In Bouaye, the median price reaches 3 243 €/m² according to the transactions registered with notaries and gathered in the DVF database, the French record of notarised property sales. This figure corresponds to a market of individual houses, where apartments are rare. It is a median: a renovated or well-oriented property trades above it, a home in need of refreshing below. For a valuation suited to your property, Immover draws on this local data.

Bouaye has a station on the line that links Nantes to Sainte-Pazanne and Pornic, opened as early as 1875 and today served by tram-train. The journey to the centre of Nantes takes about twenty minutes, which places the municipality within the daily commuting area of the conurbation. The departmental road completes these links. This rail accessibility is one of the arguments that support residential demand.

The Bouaye stock is overwhelmingly made up of individual houses, often homes with a garden built after 1970. Apartments exist but remain few, which explains why the market is driven above all by house sales. A buyer looking for an apartment therefore has limited choice and frequently turns to Rezé or Nantes, better provided with blocks of flats. This structure weighs on the price levels observed.

Yes, in part. The lac de Grand-Lieu and its surroundings form a vast protected wetland, classified as a national nature reserve over part of its extent. These protections govern urban development in the south of the municipality and limit the buildability of certain areas near the water. Available land is therefore concentrated around the town centre and the existing estates. This relative scarcity of land supports the value of the properties already built.

Property tax in Bouaye depends on the rates voted by the municipality and by Nantes Métropole, the metropolitan authority, as well as on the cadastral rental value of your property. As everywhere, it follows the national revaluation of the tax bases decided each year. To know the exact amount, the best course is to consult your tax notice or to contact the tax office. This running cost should be factored into any purchase or sale plan.
