Property Prices in Bray-Dunes

The 2026 figures· Indicative data
3 688€/m²

In Bray-Dunes, the average price of apartments reaches 3 688 €/m², based on sales actually registered in the DVF database kept by the notaries, the French notarised sales database. That level sits well above the large inland towns of the department, a classic gap for a seaside commune where demand for second homes holds values up. The immediate proximity of the beach, the view and the aspect facing the North Sea explain most of the differences from one property to another, as do the general condition, the year of construction and the energy performance. A seafront apartment and a home set back from the dunes do not trade at the same price. These figures, drawn from sales signed before notaries, give a solid town-wide marker; a fine valuation then rests on comparable sales, studied property by property.

Market trends and analysis for Bray-Dunes

The market in Bray-Dunes follows the logic of the seaside resorts of the North Sea coast. Demand for second homes, less sensitive to local employment cycles, supports the prices of the best-placed properties. The scarcity of land by the sea and the protection of the dune areas limit new supply, which keeps tension on existing homes close to the beach. Energy performance is becoming an ever more closely watched criterion, including on this holiday market.

For a seller, location remains decisive: a front-line property, with a view or a few steps from the sand, stands out clearly and sells faster than an equivalent home set back. Buyers coming from the conurbation or from Belgium compare Bray-Dunes with the other resorts on the coast, which makes presentation and the right price decisive. A correctly valued property finds a buyer; an over-ambitious price settles on the market.

The history of Bray-Dunes

Bray-Dunes is the northernmost commune in mainland France, set on the dune belt of the North Sea, a few hundred metres from the Belgian border. The place is young: it was born at the end of the 19th century from the division of Ghyvelde, on the initiative of a Dunkerque shipowner who gave his name to the new resort. The name brings together that founder and the dunes that surround the town.

The growth of Bray-Dunes is tied to the rise of sea bathing and seaside holidays. The long sandy beach, extended by the Perroquet dune massif, a protected natural area, made the commune a prized summer destination on the Flemish coast. The dunes still hold a series of blockhouses built in the 20th century, witnesses to the military history of this stretch of coast.

The name of Bray-Dunes remains attached to the fighting of May and June 1940. The commune was one of the evacuation points for Allied troops during Operation Dynamo, alongside nearby Dunkerque. Today the town lives to the rhythm of seaside tourism and outdoor activities, from land yachting to the kite festivals that regularly liven up its beach.

Who buys in Bray-Dunes

Bray-Dunes has a little over 4 000 year-round inhabitants, a figure that swells sharply during the summer season. The property market is largely driven by demand for second homes, coming from buyers in the Lille conurbation, the Dunkerque area and neighbouring Belgium, drawn by the beach and the calm of the coast. Families look for the holiday apartment close to the sand, while a population of retired households chooses the commune to settle there for good. This double demand, seasonal and residential, keeps a seaside market tighter than in the hinterland.

Frequently asked questions

The average price of apartments in Bray-Dunes is 3 688 €/m², based on DVF sales completed before notaries. That average hides wide differences tied to closeness to the beach, sea view and floor level. A seafront home trades well above that value, while a property set back or in need of work sits below. A reliable valuation rests on comparable sales in the same sector.

Bray-Dunes is a seaside resort, and its market cannot be compared with that of an inland town. The scarcity of building land by the sea, the protection of the dune belt and demand for second homes keep prices above those of the large towns of the department. The coast works to its own logic, in which the view and the distance to the beach come first.

Distance to the beach is the first factor: a few streets are enough to move the value appreciably. Then come the sea view, the aspect, the floor level, the condition of the home and its energy performance. A recent, bright apartment facing the dunes does not carry the same price as an older home in need of work further from the seafront.

The commune has long drawn second-home buyers from the Lille conurbation and from Belgium. The beach, the preserved dunes and the closeness of Dunkerque make it a sought-after holiday destination. The seasonality of the market has to be taken into account: demand focuses on properties close to the sea, which supports their value but also makes buyers more selective.
