The 2026 figures· Indicative data
2 338€/m²

In Brignoles, an apartment sells on average for 2 338 €/m², a benchmark drawn from the sales registered by notaries in DVF data, the French notarised sales database. The calculation covers 158 apartment sales, with an average pace of around 139 transactions a year, which gives a solid basis for a town of this size. Flats are concentrated in the old town, made up of old village houses divided into apartments, and in the residential blocks built since the 1970s along the main approach roads. The house holds at least as important a place: 182 sales were recorded, for an average of 3 072 €/m², markedly above flats. This gap is explained by the villas with garden and pool in the residential neighbourhoods that surround the centre.

Market trends and analysis for Brignoles

The Brignoles market benefits from its position as a fallback for households who can no longer find housing in the Toulon area or the Aix region. Demand focuses mainly on houses with gardens, which account for a higher volume of sales than apartments. On the other side, the supply of recent properties remains limited, which keeps interest high in well-maintained villas. In the old centre, prices are more moderate and selling times depend heavily on the condition of the home.

Local employment, driven by administration, the hospital, trade and the Nicopolis zone, ensures demand for main residences beyond commuters alone. Buyers pay attention to the energy performance certificate (DPE), all the more so as the hot summers of the Var make insulation and sun protection very concrete in daily life. A home rated F or G suffers a discount, and its letting is gradually restricted by the Climate and Resilience Act (loi Climat et Résilience). Conversely, a renovated, bright property with parking sells more easily.

The history of Brignoles

Brignoles developed on a mound overlooking the Caramy valley, halfway between Aix-en-Provence and the Mediterranean. In the Middle Ages, the town became a summer residence of the Counts of Provence, who had a palace built at the top of the bourg. It was in Brignoles that Louis d'Anjou was born in 1274, the future bishop of Toulouse canonised as saint Louis de Toulouse. The comital palace now houses the musée du Pays brignolais, devoted to local history.

For a long time the town owed its reputation to a fruit: the perdrigon plum, dried and exported under the name of Brignoles plum across much of medieval Europe. This production declined after the Wars of Religion of the 16th century. From this period the old town retains its sloping alleys, its vaulted passages and the église Saint-Sauveur. A few kilometres away, the former Benedictine abbey of La Celle recalls the religious role of the area.

From the end of the 19th century, the subsoil changed the destiny of Brignoles. For a century the Brignoles basin was the main French deposit of bauxite, the ore from which aluminium is made, and a railway then linked Carnoules to Gardanne to carry the output. Extraction has now stopped, but the red earth and the former quarries still mark the landscape. The town has since turned towards trade, services and administration, as a sub-prefecture and hub of the Provence Verte urban community authority.

Who buys in Brignoles

Brignoles has 17 850 inhabitants and works as the central town of a vast Var hinterland, with its public services, its hospital and its shops. Buyers often come from the Toulon area or the Aix region, looking for larger floor areas on a contained budget. Families favour houses with land in the outlying neighbourhoods, while the apartments of the old centre attract first-time buyers and buy-to-let investors. Some of the working population is employed locally, notably in the Nicopolis business park to the east of the municipality, and others commute every day to Aix, Marseille or Toulon by motorway. This dual profile, a service town and a residential municipality, supports steady demand in both segments.

Frequently asked questions

Allow on average 2 338 €/m² for an apartment, according to notarised sales in DVF data. This level covers very different properties: a two-room flat to renovate in an alley of the old town does not sell at the price of a recent home with parking and a lift. The floor, the brightness and the presence of outdoor space make the price vary noticeably. To position your own property, the Immover valuation tool starts from this average and adjusts it to its characteristics.

The historic centre, grouped around the hill of the Counts' palace, concentrates the old housing and the small units. Around it, the neighbourhoods built from the 1970s to the 2000s mix residential blocks and housing estates along the approach roads. Further out, the hills and former farmland are home to villas on large plots, often with a pool. The east of the municipality is more oriented towards economic activity, with the Nicopolis zone.

The town is served by the A8 motorway, which links it to Aix-en-Provence, about 57 kilometres away, and to Marseille, about 66 kilometres away. Toulon lies some fifty kilometres away by departmental roads. Brignoles no longer has a station open to passengers: the nearest is Carnoules, on the Marseille-Vintimille line. The car therefore remains the main mode of transport, which adds value to homes with parking.

Both markets are active, but they do not play in the same league. Houses sell on average for 3 072 €/m², a clear gap with apartments, driven by the villas with land in the residential neighbourhoods. An apartment is better suited to a first purchase or a buy-to-let investment close to the services of the centre. For a family, the house remains the most sought-after property, provided you factor in the upkeep costs of a garden and a possible pool.

The Caramy runs through the municipality and has seen several major floods, recorded by official flood markers for 1972, 1978 and 1994. Before any purchase, consult the risk disclosure statement (état des risques) attached to the preliminary sale agreement and the Géorisques map to find out whether the property lies in a regulated flood zone. In the Var, the forest fire risk also imposes brush-clearing obligations around houses located near wooded hills. In the old town, finally, remember to check the condition of the roof and the common areas, which are often old.
