The 2026 figures· Indicative data
3 938€/m²

In Brindas, the average price per m² for an apartment stands at 3 938 €/m². This average covers a narrow stock, as the municipality is made up overwhelmingly of detached houses with gardens, and apartments are concentrated above all in a few recent developments close to the village centre. Demand comes largely from families and working households employed in Lyon or in its metropolitan area, who are looking for a greener setting without moving too far from the conurbation. Direct access to the centre of Lyon through the Fourvière tunnel makes daily journeys easier, an advantage that weighs in purchasing decisions. The value of a property then varies with the floor level, the aspect, the view over the hillsides and closeness to the schools and shops of the village. Properties with outdoor space, a balcony or a terrace, and a parking space stand clearly apart from the rest.

Market trends and analysis for Brindas

The closeness of Lyon and the residential setting of the Monts du Lyonnais support steady demand in Brindas, driven by families who favour quality of life without giving up quick access to the conurbation. The average price of 3 938 €/m² for an apartment reflects a tight market, where supply remains limited against demand.

The main brake lies in the scarcity of flats, the municipality being overwhelmingly made up of detached houses, which limits the options for buyers specifically looking for an apartment. The relief and the distance from a railway station can also weigh on some projects, without calling into question the general appeal of the area.

The history of Brindas

Brindas covers 11,27 km² at the foot of the Monts du Lyonnais, west of the Lyon conurbation. The Yzeron crosses the municipality, whose relief varies between 232 and 371 metres of altitude, which gives the village a rolling character quite pronounced for the region.

Occupation of the site is thought to go back to the Ségusiaves, a Celtic people present in the Monts du Lyonnais from the 3rd century BC. The name Brindas is said to come from the Celtic root bri, meaning height. Gallo-Roman remains then attest to a continuous occupation, and the first written mention of the village appears in a church register of the 10th century, under the form of the parish of Saint-Romain de Briandaco, at the time a property of the Church of Lyon.

Long isolated by its relief, the village only really opened up with the building of the main roads between 1820 and 1850. Brindas is today the most populated and the largest municipality of the Communauté de communes des Vallons du Lyonnais, the local inter-municipal authority.

Who buys in Brindas

Brindas has 6 775 inhabitants. The municipality attracts families with children first of all, drawn by a full range of schooling, from nursery school through to upper secondary, and by a quiet residential setting. Buyers are overwhelmingly owner-occupiers of their main residence, in houses with gardens rather than in apartments, which remain a minority of the local stock. Some of the purchasers are managers or working people from the Lyon metropolitan area, won over by the closeness of Lyon while enjoying a greener environment. Second homes remain marginal: the market is above all one of family main residences.
