In Canohès, the benchmark price stands at 2 644 €/m² for an apartment. This level sits in the upper range of the municipalities of the Perpignan inner ring, between the centre of the conurbation and the more sought-after coastal municipalities. These values come from DVF data, the French notarised sales database, that is transactions actually registered with notaries, and not from asking-price estimates. The local market remains shaped by the immediate proximity of Perpignan and by a residential setting surrounded by vines and orchards. These figures give an order of magnitude: each property still has to be assessed according to its condition, its location and its floor area.

The Canohès market is driven by the immediate proximity of Perpignan: the search for a more residential setting, between vines and orchards, a few minutes from the city centre sustains demand for family houses. The position of the municipality within Perpignan Méditerranée Métropole keeps the market active for good-quality properties with a garden, while older dwellings in the centre also find buyers among first-time purchasers. Transaction volumes remain sensitive to the specific features of each property, condition, location and proximity to the main roads, more than to any single market trend.
Over the longer term, the path of prices depends on two factors. On one side, residential pressure from the Perpignan conurbation and the presence of a protected farming area around the village limit the extension of developable land, which supports values. On the other, energy performance is becoming decisive: well-insulated properties gain in value, while energy-inefficient homes are discounted. The momentum of Perpignan Méditerranée Métropole remains the underlying driver of demand in the municipalities of the inner ring.
Canohès sits in the middle of its area: its prices stay above those of Perpignan, while remaining below those of a coastal municipality such as Canet-en-Roussillon.
The name Canohès is thought to come from the contraction of two old terms, kan, the hollow, and nauda, the marsh, which described a site close to a reed-fringed pond. The village appears in written records for the first time in 843, in the form villa kanoas, when King Charles the Bald granted these lands to Suniofred, count of Urgell and Cerdagne. Around 967, the bishop of Elne handed Canohès and its church over to the abbey of Lagrasse, in the Aude, which kept religious authority over it for several centuries.
The history of Canohès is then that of a farming village of the Roussillon, geared to the vine and to market gardening. The draining of the marshes and the building of the Perpignan canal, ordered by James II, king of Majorca, to irrigate mills and royal estates, allowed the cultivated land around the village to be developed. Its wine-growing vocation grew stronger over the centuries, until the phylloxera crisis which, in 1870, ruined some of the growers of the municipality before the vineyard was gradually replanted.
Today, Canohès remains a Catalan village marked by its wine-growing plateau, which offers an open view over the Pyrénées and the Corbières massif. The municipality is part of Perpignan Méditerranée Métropole and lies a few minutes from the centre of Perpignan, in a peri-urban residential setting where detached housing still sits alongside the vines and orchards of the Roussillon plain.
According to INSEE, the French statistics institute, Canohès has around 6 616 inhabitants, a stable population in a village of the Perpignan inner ring. The market is aimed above all at working households, families and first-time buyers who work in the conurbation and are looking for a more residential setting, between vines and orchards, a few minutes from the centre of Perpignan. The housing stock remains dominated by the detached house with a garden, while the supply of apartments is more limited, concentrated near the village centre. The immediate proximity of Perpignan and the presence of the roads towards the coast sustain steady demand in this kind of peri-urban municipality of the Roussillon.
The benchmark price in Canohès stands at 2 644 €/m² for an apartment. This figure comes from DVF data, the sales actually signed before notaries. It is an average: depending on floor area, condition and location, a house with a garden on the outskirts or an older apartment in the centre can differ appreciably from this base.
The village centre concentrates local shops, the church of Saint-Cyr-et-Sainte-Julitte and part of the old Catalan building stock. Around it, more recent housing estates offer houses with gardens, valued by families for the space and the quiet. Properties close to the roads towards Perpignan remain among the most in demand on the local market.
Canohès lies about 7 kilometres south-west of the centre of Perpignan, within Perpignan Méditerranée Métropole. This immediate proximity to the prefecture town and its employment area, together with a direct road link, explains the appeal of the municipality to working people who are employed in Perpignan while looking for a more residential setting.
The local market is above all a market of detached houses, with gardens or close to the surrounding vineyard. The supply of apartments remains limited and is concentrated mainly in the village centre. For a buyer, the house is the dominant product, suited to family life in this peri-urban setting. An apartment can suit a first purchase or a more contained budget, but the bulk of transactions involve detached housing.
The area remains marked by its wine-growing plateau and by a zone protected for peri-urban farming, which limits what can be built on certain plots. The proximity of Perpignan can tighten the market on the most sought-after properties of the village centre. Before any project, it is worth consulting the plan local d'urbanisme, the local planning scheme, at the town hall to check whether a plot can be built on and which rules apply.
