The 2026 figures· Indicative data
4 480€/m²

In Carcans, the average price of apartments reaches 4 480 €/m², based on sales actually registered in the DVF data, the French notarised sales database. This average covers an unusual housing stock, spread over nearly 175 km² between the village centre at the heart of the Landes forest, the lakeside resort of Maubuisson and the seafront of Carcans-Plage. Tourist residences close to the lake or the ocean pull values upwards, while homes in the village centre remain more measured. Closeness to the water, aspect and the condition of the property explain most of the differences. This notarised benchmark sheds light on the local market, but a reliable valuation then relies on comparable properties, judged case by case.

Market trends and analysis for Carcans

The Carcans market follows the rhythm of tourism and of Gironde demand for second homes. Driven by buyers from Bordeaux and its metropolitan area, the appetite for a house or an apartment close to the Maubuisson lake or the ocean meets a supply kept limited by the protection of the coast and the forest. Properties close to the water concentrate value, which widens the gap with homes in the village centre, set back in the Landes forest. Marked seasonality is a structural feature of this market.

Distance to the water, quiet and the quality of the plot govern most of the prices. An energy-hungry home is now negotiated at a discount, including in the residences by the lake or the beach. A seller offering a bright property, close to the water or the dune and correctly rated on the energy assessment, finds a buyer more quickly. Dependence on tourist demand and on Bordeaux buyers, along with exposure to the hazards of the forest, remain the main sensitivity factors of the Carcans market.

The history of Carcans

Carcans occupies a vast peninsula of the Médoc, some fifty kilometres north-west of Bordeaux, between the pointe de Grave and the bassin d'Arcachon. The name is thought to come from a Gallo-Roman estate, Carcanum. The first written mention dates back to 1099, when the lord of Lesparre entrusted the churches of Carcans and Sainte-Hélène to Benedictine monks. Until the middle of the 19th century, the population lived modestly on rye, millet, sheep and bees, on land of low moor and marsh that the sea and the sand constantly threatened.

Everything changed from 1857, when the law of Napoléon III on draining and developing the Landes de Gascogne covered the area with maritime pines. Carcans became a forest municipality devoted to resin tapping and forestry. A resin distillery operated there, turned into a cooperative in 1922, employing around fifteen permanent staff and up to two hundred seasonal resin tappers. The church of Saint-Martin, heir to the parish founded in 1099, was rebuilt in neo-Gothic style in 1870. The forest, now dominant, lastingly shaped the landscape and the local economy.

From the 1960s and 1970s onwards, tourism took over from the declining resin trade. The resort of Maubuisson developed on the shore of the Hourtin-Carcans lake, the Bombannes leisure centre opened around 1970, and Carcans-Plage took shape facing the ocean. The municipality thus stretches across several distinct hubs, from the administrative village centre to the lake shores and then the coast. The storms Martin, in 1999, and Klaus, in 2009, hit the pine forest hard. Carcans remains today an extensive and wooded municipality, divided between forestry, farming and summer tourism.

Who buys in Carcans

Carcans has 2 415 year-round inhabitants according to INSEE, the French statistics institute, a population that has grown strongly since 1999 and that swells to several tens of thousands of people in summer. The market is dominated by second homes: according to INSEE, nearly seven homes out of ten are not main residences, which reflects the tourist role of the municipality. Many buyers come from Bordeaux and its metropolitan area, looking for a house or an apartment close to the lake or the ocean. Permanent residents, often retired people and local workers, mainly occupy houses in the village centre and in the forest hamlets.

Frequently asked questions

The average price of apartments in Carcans is 4 480 €/m², based on DVF transactions completed before notaries. This average brings together very different properties, from tourist residences close to the Maubuisson lake or to Carcans-Plage to more ordinary homes in the village centre. Closeness to the water, aspect and the condition of the property explain most of the differences. In a resort market, a reliable valuation relies on comparable sales rather than on the municipal average alone.

The municipality covers nearly 175 km² and is made up of several clearly distinct hubs. The administrative village centre lies at the heart of the Landes forest. Maubuisson is the lakeside resort, on the shore of the Hourtin-Carcans lake, extended by the Bombannes leisure centre. Carcans-Plage, facing the Atlantic Ocean, closes the area to the west. Each sector has its own atmosphere and its own price levels, which makes the municipal average a poor guide for a specific property.

Carcans is a tourist municipality of the Médoc, between lake, forest and ocean, with a capacity that takes its population from 2 415 inhabitants in winter to several tens of thousands in summer. According to INSEE, the French statistics institute, nearly seven homes out of ten are second homes. Demand for holiday houses, coming from Bordeaux and beyond, meets a supply constrained by the protection of the coast and the forest, which lastingly supports prices in the areas close to the water.

The detached house largely dominates the housing stock of Carcans, from villas under the pines to houses in the village centre and the hamlets. Apartments are mainly concentrated in the tourist residences of Maubuisson and Carcans-Plage, often occupied in season. The headline price of 4 480 €/m² covers the apartments recorded in DVF data. For a house, the value depends greatly on the plot, on closeness to the lake or the beach and on the energy performance of the property.

The ocean coast and the shores of the Hourtin-Carcans lake are protected by the loi Littoral, the French coastal protection law, and by vast natural areas, dunes and state forests. These protections strongly limit new building close to the water and keep supply scarce, which contributes to firm prices. Before any purchase or works, it is wise to consult the local planning scheme and the easements at the town hall to know what is really allowed on the plot in question.
