Property Prices in Carros

The 2026 figures· Indicative data
3 794€/m²

Apartments in Carros sell for an average of 3 794 €/m², based on sales actually registered in the DVF database kept by notaries (DVF is the French record of notarised property sales). The municipality sits in an intermediate range for the Alpes-Maritimes: more affordable than Nice and than the nearby coastal municipalities, but well above national averages. That positioning stems from its dual nature, between a perched old village and an urbanised Var plain where blocks of flats and a business zone are concentrated. Location within the municipality, the condition of the property, its energy performance, the view and the aspect explain most of the gaps from one dwelling to another. These figures, drawn from sales signed before notaries, give a reliable municipal benchmark; a precise valuation then rests on comparable sales, examined property by property.

Market trends and analysis for Carros

The Carros market is shaped by the presence of a large employment hub in the Var plain, which sustains continuous rental and residential demand. The recent apartments of Carros-le-Neuf and the houses of the plans form the core of transactions, with marked interest in properties offering a view and outdoor space. As everywhere on the Côte d'Azur, energy performance and the quality of the aspect have become bargaining points in their own right.

The perched old village forms a separate, narrower segment, where character and panorama can justify noticeable gaps. For a seller, a well-located property in good condition and correctly priced finds a buyer in an area carried by the appeal of the Nice hinterland. The closeness of the employment area of the Var plain remains the main driver of value in the medium term.

The history of Carros

Carros is organised around a medieval old village perched on a knoll overlooking the Var valley, in the Nice hinterland. Its castle, whose oldest parts go back to the twelfth century, still watches over the tight lanes of the historic centre and today houses a contemporary art centre. Nearby, the chapel of Notre-Dame des Selves is among the oldest places of worship in the area.

The municipality went through a spectacular transformation from 1968, when the Var plain at the foot of the village took in a vast industrial estate. Now the largest in the Alpes-Maritimes, it brings together several hundred companies and thousands of jobs, with firms of standing in health and industry. Within a few decades Carros grew from a few hundred inhabitants to more than thirteen thousand.

That growth gave rise to a new urban core, Carros-le-Neuf, separate from the perched village. The municipality therefore juxtaposes three faces today: the heritage old village, the residential districts of the plans, and the plain of business activity. That organisation into several poles strongly shapes its property market.

Who buys in Carros

Carros attracts people working on the industrial estate of the Var plain or in the Nice urban area who are looking for more affordable housing than by the sea. Families and first-time buyers turn to the apartments and houses of Carros-le-Neuf and of the plans, while the old village appeals to buyers attached to character and to the view. The municipality acts as a residential gateway to the Nice hinterland, within reasonable distance of Nice and the coast.

Frequently asked questions

The average apartment price in Carros is 3 794 €/m², based on DVF transactions completed before notaries. This average covers very different realities depending on whether the property is in the old village, in the recent districts of Carros-le-Neuf or in the plans. Floor level, view, aspect, condition and energy performance make value vary. For a specific property, the most reliable valuation rests on comparable sales.

Carros lies in the hinterland, slightly back from the coast, which explains prices below those of Nice and of the seafront municipalities. In return the municipality offers more spacious homes, closeness to a large employment area in the Var plain and a setting between perched village and countryside. That trade-off attracts buyers looking for a better space-to-price ratio.

The municipality consists of the perched old village, with its old lanes and open views, the more recent district of Carros-le-Neuf which concentrates blocks of flats and services, and the plans, more residential and suburban. The Var plain hosts the business zone. Each area has its own market: character and panorama up above, practicality and neighbourhood life down below.

Carros lies some twenty kilometres north-west of Nice, linked by the road that follows the Var valley. The closeness of the business zone and of the routes towards the metropolitan area makes commuting easier. That accessibility, combined with more measured prices than by the sea, supports demand for housing in the municipality.
