Market trends and analysis for Cesson-Sévigné

Demand in Cesson-Sévigné is driven by employment. With more jobs than inhabitants, the municipality attracts new employees of the technology park every year, some of whom look for housing on the spot to avoid commuting. The arrival of the metro in 2022 strengthened the appeal of the sectors close to ViaSilva and brought the town closer to the centre of Rennes. Faced with this demand, the supply of older properties remains limited and renews itself slowly, which keeps prices at a high level.

The new-build supply of ViaSilva acts as a buffer: the successive deliveries, around 800 dwellings at the end of 2025 in the first phase, bring apartments built to recent energy standards. Older properties therefore compete directly with new builds, and buyers now compare energy ratings closely. An unrenovated house from the 1970s has to factor the cost of insulation and a new heating system into its sale price. The history of Cesson-Sévigné

The territory of Cesson was occupied long before the present town: excavations carried out in 2017 on the ViaSilva site uncovered occupation dating back to the 3rd century BC, as well as a wealthy Gallo-Roman villa with baths. In the Middle Ages, several lordships shared the land along the Vilaine. One of them, the lordship of Sévigné, is linked to the family whose name the marquise de Sévigné, the 17th-century letter writer, bore through her marriage.

The municipality was simply called Cesson until 1921, when it adopted the name Cesson-Sévigné to distinguish itself from other places of the same name. Rural for a long time, it has kept several residences from that period, including the manoir de la Chalotais, which became the town hall. Its growth began in the 1950s, driven by the extension of Rennes eastwards and by the building of housing estates along the Vilaine valley.

The economic turning point came in the 1980s with the creation of the Rennes Atalante technology park, part of which settled on the territory of Cesson-Sévigné. Sites of Orange, Canon and OVHcloud set up there, and the municipality today hosts more than 21 000 jobs, more than its number of inhabitants. The 2020s are the decade of ViaSilva: the project, refocused on 200 hectares, eventually plans close to 6 000 dwellings, and the Cesson-Viasilva terminus of line b of the Rennes metro has been in service since September 2022.

With 18 761 inhabitants, Cesson-Sévigné is one of the main municipalities of the Rennes conurbation after Rennes itself. Its profile is residential and family-oriented: large houses from the 1970s and 1980s in the suburban neighbourhoods, apartment blocks near the centre, and recent buildings in ViaSilva. Buyers are mostly managers and engineers working at the technology park or in Rennes, as well as families attracted by the schools and sports facilities, including the Glaz Arena, home of the Cesson Rennes Métropole handball club. The scarcity of available land outside the development zones explains a price level higher than that of most municipalities of the metropolis.

Cesson-Sévigné station, on the line from Paris-Montparnasse to Brest, is served by TER regional trains between Rennes and Vitré. The STAR bus network completes the service, and the Rennes ring road runs alongside the municipality for car journeys.

As a local particularity, the price per square metre of a house is almost identical to that of an apartment, even though the house generally offers more space and a garden. The choice therefore depends above all on the overall budget and the need for floor area, family houses representing a markedly higher entry ticket.

The Vilaine crosses the municipality and some plots located at the bottom of the valley may be affected by a flood risk.
