The 2026 figures· Indicative data
1 364€/m²

In Châlette-sur-Loing, the benchmark price stands at 1 364 €/m² for an apartment. This level reflects an industrial suburb market, backing onto Montargis, where small blocks of flats and town houses share demand. These values come from DVF data, the French notarised sales database, that is, transactions actually registered with notaries rather than asking prices taken from listings. They give an order of magnitude: each property still has to be assessed on its condition, its energy performance and its location within the municipality, between the canal banks, the residential districts and the fringes of the business parks.

Market trends and analysis for Châlette-sur-Loing

The Châlette-sur-Loing market is driven by local demand for main residences and by the appeal of prices more affordable than in the core of the Orléans urban area. The municipality benefits from its continuous built-up area with Montargis and from its links to the Paris region, which sustain a steady flow of buyers. The low annual volume of transactions makes each sale sensitive to the specific features of the property, condition, energy and location, rather than to a broad market trend.

Over the longer term, the path of prices depends on two factors. On one side, the position of the municipality in an industrial and service area, within reach of Paris by rail, supports underlying demand. On the other, energy performance is becoming decisive on a partly old stock: well-insulated homes gain value, while energy-inefficient properties are discounted. Renovating part of the suburban building stock is one of the levers for raising values on the local market.

The history of Châlette-sur-Loing

Châlette-sur-Loing extends into the Gatinais, immediately outside Montargis, from which it is separated by less than two kilometres. The municipality is crossed by three canals, the canal du Loing, the canal de Briare and the canal d'Orléans, which long shaped its economy by carrying goods. It was on this network of waterways that the Langlée paper mill developed from the 17th century onwards, its plan appearing in the Encyclopédie of Diderot.

In the middle of the 19th century, the Langlée site became the Hutchinson factory, founded in 1853 on the initiative of Hiram Hutchinson around the working of rubber. This plant made Châlette an industrial centre of the Montargis area for more than a century. The factory, now geared to seals and materials for the car industry, remains a significant employer in the area, even if its activity has been scaled back over recent decades.

The most populous municipality of the Montargis urban area, Châlette-sur-Loing combines a suburban fabric, residential districts and open green spaces around its lakes and canals. It offers the local services of a medium-sized town, schools, shops and public facilities, within a continuous built-up area with Montargis, which remains the commercial and administrative centre of the district.

Who buys in Châlette-sur-Loing

According to INSEE, the French statistics institute, Châlette-sur-Loing has around 12 677 inhabitants, which makes it one of the most populous municipalities of the Montargis area. The market is aimed first at local households: families from the area, employees of the industrial and service sectors, and first-time buyers who find prices here more measured than in the core of the urban area. The stock mixes small suburban blocks of flats, town houses and detached houses, which steers demand towards buying a main residence. The immediate proximity of Montargis and the road access towards Paris support a share of buyers looking for an affordable first home within reasonable distance of the Paris region.

Frequently asked questions

The benchmark price in Châlette-sur-Loing stands at 1 364 €/m² for an apartment. This figure comes from DVF data, the French notarised sales database, that is, sales actually signed before notaries. It is an average: a renovated apartment near the centre or a town house in need of freshening up can differ markedly from this base, depending on the floor area, the condition and the location of the property within the municipality.

The residential districts and the surroundings of the lakes and canals are valued for their greener setting, while the suburban areas close to Montargis offer more affordable homes that are well connected to the shops. The condition of a property and its energy performance weigh heavily on this market, where part of the stock is old. Houses with land remain the products most in demand among families.

Châlette-sur-Loing forms a continuous built-up area with Montargis, which concentrates the shops, the services and the railway station. From that station, rail services reach the Paris region, which places the municipality within reasonable distance of Paris. Road access along the main routes of the Loiret completes these links and explains part of the demand from households who have come looking for more affordable prices.

The local market offers both. The detached house with land dominates the residential districts and remains the product favoured by families. The apartment, more common in the small suburban blocks, suits a first purchase or a buy-to-let investment backed by the Montargis employment area. The choice depends mainly on budget, on the need for space and on how close to services the buyer wants to be.

The presence of water, canals and the Loing, means checking whether a plot is exposed to flood risk, which is governed by the prevention documents in force. Proximity to the business parks can also weigh on certain areas. Before any project, it is worth consulting the local planning document at the town hall to find out whether a plot can be built on and which easements apply, and to pay attention to the energy performance certificate of the property.
