The 2026 figures· Indicative data
2 714€/m²

The average price of apartments in Chambray-lès-Tours stands at 2 714 €/m², based on the sales actually registered in the DVF database, the French record of notarised property sales kept by notaries. This level places the municipality in the middle of the Tours conurbation, below the most sought-after areas of the prefecture town but above several municipalities of the southern Touraine. The stock mixes small recent blocks of flats, developments from the 1970s and 1980s and town houses, alongside an extensive area of detached homes. Closeness to the business parks and to the hospital, the condition of a dwelling and its energy performance explain most of the differences observed from one property to another. These figures, taken from sales signed before notaries, give a reliable municipal benchmark; an accurate valuation then relies on comparable sales, examined property by property.

Market trends and analysis for Chambray-lès-Tours

The Chambray-lès-Tours market follows the momentum of the Tours conurbation, driven by steady residential demand. Buyers often come from the prefecture town, looking for a house with a garden or a larger dwelling on a controlled budget. Energy performance has become a bargaining point on the detached housing stock of the 1970s and 1980s, where the worst-rated dwellings sell at a discount.

The supply of land and of new developments remains more plentiful than in the heart of Tours, which tempers pressure and lengthens timescales for poorly positioned properties. For a seller, a property correctly valued and presented stands out quickly, whereas an over-ambitious price settles on the market. Closeness to the employment areas and to the main roads remains the principal driver of value.

The history of Chambray-lès-Tours

Chambray-lès-Tours owes its name to the Gallo-Roman period, when the place is recorded in the forms Cambarius and then Cambariacum. Long known as Chambéré, the village took its present name by decree in 1920, to mark its attachment to the Tours conurbation, whose southern edge it occupies. Under the Ancien Régime, the parish came under the lords of Montbazon.

The church keeps the trace of this long history: its nave dates back to the 12th century and the Romanesque chancel with a flat east end bears witness to the medieval fabric, reworked several times over the centuries. Around this old core, the municipality remained rural until the middle of the 20th century.

The growth of Chambray-lès-Tours is that of a modern suburb. The arrival of vast retail and business zones along the main roads, south of Tours, then that of the Trousseau university hospital campus, attached to the CHRU teaching hospital of Tours, made the municipality a hub of employment and services for the whole south of the conurbation. A new hospital is under construction there.

Who buys in Chambray-lès-Tours

With close to 12 700 inhabitants, Chambray-lès-Tours attracts households looking for proximity to Tours without the price of the centre. Families in search of a house with a garden, workers employed in the retail zones and at the hospital campus, first-time buyers and young couples find here a more affordable market than the prefecture town, while staying a few minutes from the heart of the conurbation. Rental demand also exists, driven by the health and retail jobs based in the municipality.

Frequently asked questions

The average price of apartments in Chambray-lès-Tours is 2 714 €/m², based on DVF transactions actually completed before notaries. This average covers varied situations, from older housing in need of refreshing to a recent development. The floor level, the general condition, the energy performance and the location explain the gaps around this value. A reliable valuation rests on comparable sales rather than on the municipal average alone.

Yes, on the whole. The municipality benefits from the appeal of the conurbation while showing more measured prices than the centre of Tours, which appeals to buyers who want more floor area for the same budget. The gap depends heavily on the area and on the type of property: a well-placed house or a recent dwelling can come close to the levels of the prefecture town.

The old village centre, around the church, concentrates the buildings with character and a few town houses. The estates of detached houses spread out since the 1970s make up most of the residential stock. The south of the municipality is marked by the large retail zones and the Trousseau hospital campus, which weigh on local employment and on the activity of the neighbouring areas.

The Trousseau university hospital campus, attached to the CHRU teaching hospital of Tours, is a major employer in the municipality and a driver of demand, rental demand in particular, from health staff. The construction of a new hospital confirms this role. This presence supports demand for housing nearby, without making the Chambray-lès-Tours market as tight as the sought-after town centres.
