The 2026 figures· Indicative data
5 552€/m²

The average price recorded in Chaville stands at 5 552 €/m². That average covers a stock made up mainly of flats: according to INSEE, the French national statistics institute, apartments account for 76,1 % of dwellings, against 21,2 % houses, in a commune of western Paris and its region where older buildings are common, 57 % of homes dating from before 1971. Houses, rare and concentrated on the wooded hillsides, pull their level upwards: the average price recorded on houses and villas comes out at 8 114 €/m², a marked gap with flats. The floor level, the aspect, closeness to a station and the energy rating widen the differences from one property to another. The figures come from the DVF database, which lists sales actually registered before notaries.

Market trends and analysis for Chaville

The market in Chaville fits the pattern of the western Hauts-de-Seine: steady demand from working households looking to move away from Paris without losing quick access to the centre. The double rail service, the forest cover and the reputation of the schools keep that appeal alive, while the population holds at around 20 600 inhabitants. The scarcity of houses, which account for only 21,2 % of dwellings according to INSEE, creates particular tension in that segment: properties with a garden and a view over the forest find a buyer quickly, often above the town-wide average.

New supply stays constrained. The protected forests and the modest size of the territory leave little land available, so that most activity involves resale and renovation. On a stock of which 57 % of dwellings were built before 1971, energy performance weighs more and more in negotiations: well-rated properties hold their level, while energy-hungry homes are discounted or sell with an allowance for works. This premium on quality and location, rather than any across-the-board movement, is what shapes the local market today.

The history of Chaville

The place appears in the records around 829 in the form Inchadivilla, a hamlet created by the bishop of Paris along the old road from Paris to Versailles. In 1654, Michel Le Tellier, secretary of state and then chancellor of France, became lord of Chaville and Viroflay and had a château built to plans by the architect Charles Chamois, with formal gardens attributed to André Le Nôtre. That building was demolished in 1764 on the orders of Louis XV. The estate then passed to Count René-Mans de Tessé and his wife Adrienne de Noailles, who had a new neoclassical château built between 1764 and 1766, designed by Étienne-Louis Boullée.

The commune owes much to its wooded geography. Its territory, at an altitude of between 63 and 173 metres, is around 44 % covered by forest, between the Meudon massif to the north and the forest of Fausses-Reposes to the south, former royal hunting grounds. The ponds and the ru de Marivel long fed an activity now forgotten, the ice houses: in winter the top layer of ice was harvested, stored in pits and sold on in the warmer months. This protected belt of forest still explains how little of the commune can be built on.

The turning point came in the 19th century with the railway. Chaville is served by two separate stations: Chaville Rive Droite, on the line from Paris Saint-Lazare to Versailles, and Chaville Rive Gauche, on the line from Paris Montparnasse. This double access to the heart of the capital turned the farming and forest town into a residential commune. Developments of detached houses grew on the hillsides at the end of the 19th century and through the 20th, then apartment blocks densified the centre and the surroundings of the stations, drawing the present shape of a green suburb of western Paris.

Who buys in Chaville

According to INSEE, Chaville has 20 594 inhabitants for around 9 930 dwellings, of which more than 9 000 are lived in as main residences. The stock is mainly made up of flats: 76,1 % apartments against 21,2 % houses, a common profile in the inner suburbs. The commune is split roughly evenly between owner-occupiers, around 51,6 %, and tenants, with close to a fifth of homes in social housing. Buyers are mainly working households employed in Paris and looking for a greener setting less than twenty minutes away by train: young couples and first-time buyers for apartments near the stations, settled families aiming for a rare house on the wooded heights. The stability of Paris-region employment and the quality of the setting keep demand steady.

Frequently asked questions

The average price recorded is 5 552 €/m², calculated from sales registered before notaries and published in the DVF database. It is a town-wide average, mixing the apartment near the stations and the house on the wooded hillsides. The average price recorded on houses and villas reaches 8 114 €/m². Closeness to a station, the floor level, an outlook over the forests and the year of construction explain most of the gaps. A reliable valuation rests on comparable sales, not on the average alone.

Chaville has two stations, which is rare for a commune of this size. Chaville Rive Droite links Paris Saint-Lazare, while Chaville Rive Gauche serves Paris Montparnasse, both in the direction of Versailles. Allow around twenty minutes to reach the capital. This double service, together with road access towards the A86 and the N118, makes closeness to a station a value criterion clearly readable in prices from one sector to another.

Supply is dominated by flats. According to INSEE, apartments weigh 76,1 % of dwellings and houses only 21,2 %. The stock is old, 57 % of homes dating from before 1971, with post-war blocks near the centre and older houses on the hillsides. Houses are concentrated on the heights, on the edge of the forest, and sell at a clearly higher price per square metre than flats: their sale references are few, which makes their valuation heavily dependent on the plot, the view and the condition.

Three factors come up. First, the distance to one of the two stations: a property a few minutes' walk from Chaville Rive Droite or Rive Gauche trades better. Then the setting: the position between the forests of Meudon and Fausses-Reposes, which cover close to half the territory, adds value to properties on the edge or with an open view. Finally, energy performance: on a stock mostly built before 1971, a good rating becomes a negotiating argument, while an energy-hungry home is discounted.

The commune is hemmed in by two protected state forests, Meudon and Fausses-Reposes, which strongly limits land available for building and frames extensions on the forest edge. The local planning scheme sets height and footprint rules by sector, dense around the stations and more single-family on the hillsides. For a buy-to-let purchase, letting a furnished tourist rental requires a declaration at the town hall, and the tax treatment of capital gains as well as of second homes is worth anticipating before buying.
