Property Prices in Claix

The 2026 figures· Indicative data
3 508€/m²

The average price of apartments in Claix stands at 3 508 €/m², based on DVF transactions actually registered with notaries. Houses, which make up most of the stock, trade a little above that, at 3 701 €/m². This average covers a municipality spread between the Drac plain and the first slopes of the Vercors, where altitude, view and aspect make the value of a property vary widely. The residential hillsides in the upper part of the municipality do not compare with the areas close to the valley floor. New-build homes, still present, pull part of the benchmarks upwards. The source remains DVF, the French record of notarised property sales, meaning completed sales before notaries, not agency estimates.

Market trends and analysis for Claix

The Claix market rests on steady residential demand, carried by working people from the Grenoble urban area looking for a detached-house setting with a view. The municipality has very few second homes, which makes it a market of dwellings occupied year-round, less exposed to the swings of holiday buying. Transaction volumes remain moderate, in keeping with a municipality where houses are passed on and resold less often than smaller flats. New-build schemes, still active in some areas, provide part of the available supply.

Several factors shape the price level. The closeness of Grenoble, about ten kilometres away, and quick access by the A480 place Claix within range of the professionals and families of the metropolitan area. The hillside setting, the view over the valley and the outlook towards the Vercors support the value of the best-facing properties. Conversely, the steep topography, access constraints and competition from neighbouring municipalities of the urban area contain price growth, with marked gaps depending on altitude and aspect.

average €/m²

Claix sits in the upper range of the municipalities south of the Grenoble urban area, above its valley-floor neighbours, but at a level close to the other residential hillside municipalities. The view and the detached-house setting explain a good share of that gap.

The history of Claix

Claix is recorded as early as the 10th century, on the hillsides that overlook the confluence of the Gresse and the Drac, south-west of Grenoble. The present form of the name settled at the end of the 18th century. Rural for a long time, the municipality lived on hillside farming and on the vine, backed against the first slopes of the Vercors. Its territory, one of the largest in the Grenoble urban area with a little more than twenty-four square kilometres, rises from the Drac valley, at about 220 metres, up to the ridges of the massif beyond 1 800 metres.

A notable chapter was written at the start of the 17th century with the building of the bridge over the Drac, driven by the constable of Lesdiguières. The structure, a single arch spanning the river, remains a landmark of the area and gave its name to the neighbouring municipality. In 1873, Le Pont-de-Claix was created by splitting off part of Claix, around that bridge and the activities that had settled there. The municipality of Claix then kept its hillside boundaries, while the valley floor became industrial under another local authority.

Farming until the 1960s, Claix then shifted into the residential suburbs of Grenoble. The spread of the urban area, the car and metropolitan employment turned the hillsides into a sought-after detached-house area. The building stock today consists overwhelmingly of individual houses, complemented by a few blocks of flats and more recent new-build schemes. The municipality keeps a twofold character, urban through its population and mountain-like through its wooded heights facing the Vercors.

Who buys in Claix

Claix has 7 836 inhabitants. According to INSEE, the French statistics institute, the municipality counts around 3 200 main residences, close to 95 % of its stock, and only about forty second homes: this is a market of dwellings occupied year-round, not a holiday market. Still according to INSEE, more than seven dwellings out of ten are individual houses, a reflection of the detached-house profile of the hillsides. Buyers are mostly families and professionals working in the Grenoble urban area, drawn by the residential setting, the view over the valley and the closeness of the Vercors, while staying about ten kilometres from the centre of Grenoble. Houses with land remain the most sought-after segment.

Frequently asked questions

The average price of apartments in Claix is 3 508 €/m², and that of houses 3 701 €/m², based on DVF transactions actually completed before notaries. These averages cover wide gaps depending on altitude, the view over the Drac valley, aspect, the size of the plot and the condition of the property. A hillside house with an open view and a dwelling close to the valley do not trade at the same level.

The residential hillsides in the upper part of the municipality, facing the Drac valley and the Vercors, hold the most prized properties, in particular houses with a view and land. The areas closer to the plain and to the routes towards Grenoble offer slightly more affordable budgets. Aspect and openness, which vary a great deal in a municipality as steep as this one, weigh heavily on value from one address to another.

Claix lies about ten kilometres south-west of Grenoble, connected by road and then by the A480 that runs along the Drac towards the centre and the ring road. The metropolitan transport network serves the municipality by bus, with connections to the Grenoble tram. This closeness to the employment area of the wider urban area is one of the drivers of property demand on the hillsides.

The market is overwhelmingly made up of houses: according to INSEE, more than seven dwellings out of ten are individual houses, consistent with the detached-house profile of the municipality. Apartments are found mainly in a few residential blocks and new-build schemes, and appeal to first-time buyers and smaller budgets. For land and a view, the supply of houses remains the widest, but also the most contested on the best-facing hillsides.

Its position as a hillside municipality, between the Drac plain and the ridges of the Vercors, gives it a twofold character that is rare in the urban area: urban through its population, mountain-like through its wooded heights that rise beyond 1 800 metres. It is also one of the largest municipalities of the Grenoble metropolitan authority. Its history is tied to the Lesdiguières bridge over the Drac, the origin of the neighbouring municipality of Le Pont-de-Claix, created by a split in 1873.
