These figures come from the DVF data, the transactions actually registered with notaries (DVF is the French record of notarised property sales), and give a benchmark to refine according to location and property type.

Market trends and analysis for Collonges-sous-Salève

The Collonges-sous-Salève market is governed above all by cross-border work. The steady growth of employment in Geneva attracts workers looking for housing on the French side, where the living environment and part of the costs remain more affordable than in Switzerland. This demand, backed by Swiss franc earnings, keeps strong pressure on prices, in a municipality where land is limited by the border and by the relief of the Salève. New developments fill up quickly and the resale market remains tight.

The second driver is scarcity. Squeezed between the mountain and the border, the municipality has little buildable space, which limits supply and durably supports values. The semi-mountain setting, the proximity of the Salève footpaths and the quality of life reinforce residential appeal. Price gaps come down mainly to the view, the aspect and the distance to the crossing points into Geneva. To measure the real movement of the market, the DVF data remain the reference, because they reflect completed sales rather than the prices hoped for in listings.

The history of Collonges-sous-Salève

Collonges-sous-Salève owes its name to Mont Salève, the long limestone mountain it backs onto, south of Geneva. The village grew on the foothills, on the border between Savoyard territory and the city of Geneva. This frontier position long marked its history, between trade and border controls. The municipality is also known as the place of origin of the ancestors of the composer Maurice Ravel. Rural and agricultural for a long time, it lived to the rhythm of foothill farming and of the close economic and human ties woven with the nearby city of Geneva.

Two events mark the 20th century. In 1921, an Adventist seminary settled in Collonges, giving rise to an educational institution still present today, which has added to the municipality's renown. In 1932, the Salève cable car was inaugurated: designed by the Geneva architect Maurice Braillard, it links the foothills to the summit, more than a thousand metres up, in a few minutes. A symbol of cross-border cooperation, it stopped running in 1975 before being brought back into service in 1984. These facilities anchored Collonges in the leisure and tourism orbit of the Geneva conurbation.

The major transformation is recent. As the Geneva conurbation spread and cross-border work grew, Collonges-sous-Salève became a residential municipality sought after by workers employed in Switzerland. The population rose, new blocks and housing estates filled out the old village fabric, and pressure on land intensified. The municipality keeps a semi-mountain setting, backed onto the Salève and its footpaths, while functioning day to day with Geneva, some twenty minutes away. This duality, between Savoyard village and border suburb, explains the present shape of Collonges and the vigour of its property market.

Who buys in Collonges-sous-Salève

Collonges-sous-Salève has around 3 832 inhabitants according to INSEE (France's national statistics institute), on a territory sitting directly on the Swiss border. The stock is very largely occupied year-round: according to INSEE, main residences account for the large majority of dwellings, second homes remaining a minority. Buyers are in large part cross-border workers employed in Geneva, whose Swiss franc earnings explain the strength of the market, along with Savoyard families attached to the mountain setting. People look here as much for a recent apartment close to services as for a house or villa with a view over the Salève, which supports values that are high for Haute-Savoie.

Frequently asked questions

The average price of apartments in Collonges-sous-Salève is 4 575 €/m², and that of houses and villas 6 918 €/m². These values rest on the DVF data, the transactions actually registered with notaries. They remain high for Haute-Savoie, because of the Geneva border. The price then depends on location, on the view over the Salève and on the condition of the property, all of which the Immover valuation takes into account.

The municipality lies directly on the border with Geneva, some twenty minutes from the centre. Many residents work in Switzerland and earn in Swiss francs, which raises their purchasing power and pulls prices upwards. Demand is strong and available land is limited, squeezed between the border and Mont Salève. This combination explains price levels clearly above the Haute-Savoie average.

Both markets coexist, with a marked price gap. Apartments, in small and often recent blocks, offer the most affordable entry point and suit cross-border couples. Houses and villas, rarer and dearer, appeal to families looking for space and a view over the Salève. The choice depends on budget and on life plans. The Immover valuation treats these two segments separately to give a realistic value for your property.

Geneva is some twenty minutes away by car, which places Collonges among the French municipalities closest to the Swiss centre. Cross-border transport lines connect the area to the Geneva conurbation, complemented by the local road network. The Salève cable car, close by, mainly serves leisure and the mountain. This access to a large Swiss employment area is the main driver of residential appeal and of the price level.

Residents who work in Switzerland must file an annual declaration as cross-border workers with the municipality, at the town hall or online. Their status opens a specific tax and social security regime, tied to the agreements between France and Switzerland. This large population strongly influences the local property market, with sustained demand and purchasing power reinforced by Swiss salaries. It is best to look into these formalities before planning a move.
