Market trends and analysis for Contes

The Contes market is pulled by demand spilling over from Nice. The cost of the coast pushes working households towards the nearby hinterland, where Contes offers space, a valley setting and prices well below those of the shore, less than a quarter of an hour by road from Nice. That demand from year-round residents, rather than from second-home buyers, supports a steady market. The strong long-term population growth of the municipality confirms the appeal of the Paillon valley.

The second issue is economic change. The end of cement production, long a structuring activity, raises the question of converting the industrial land on the valley floor, while the perched village keeps its heritage appeal. For a buyer, reading the market means distinguishing between areas: the Vieux-Village with its character, the denser valley and the residential slopes. The scarcity of buildable land and the relief limit new supply, which keeps a degree of tension on quality properties despite a moderate volume of transactions.

The history of Contes

Contes is a long-inhabited site: the heights above the Paillon carry traces of settlement as early as the Ligurian period. Attached to the territory of Cemenelum, today's Cimiez in Nice, the place then came into the orbit of the abbey of Saint-Pons in Nice from the eighth century, and under the authority of the chapter of Nice from 1108. The village community gradually gained its autonomy: in 1487 it bought back all the seigneurial shares, and around 1699 and 1700 it even acquired the title of count, becoming in a sense countess of itself, a rare event in the county of Nice.

The shape of the village owes much to a disaster. On 9 October 1530 an exceptional flood of the Paillon destroyed the lower part of the settlement. The survivors moved up onto the heights and rebuilt the Vieux-Village, whose Renaissance architecture is still visible today in the perched lanes. That move explains the present outline of Contes, an old core clinging to a spur overlooking the valley. Like its neighbours, Contes followed the fate of the county of Nice, ceded to Savoy and then attached to France in 1860 after the plebiscite.

The industrial age transformed the valley. From 1867 the traditional lime kilns gave way to industrial working, and in 1904 the Lafarge group took over the cement works, which became the main local employer for more than a century, with its first labour disputes as early as 1906. The announcement of the plant's closure in 2021 closed that chapter. Alongside cement, the municipality long lived on olive oil and silk. That economic history left a business zone on the valley floor, between Gheït-Barella and Pointe-de-Contes, separate from the perched village.

Who buys in Contes

Contes has 7 897 inhabitants according to INSEE, the French national statistics office, a population that has grown strongly since the beginning of the twentieth century. The municipality attracts working households from the Nice urban area looking for a valley setting and prices below those of the coast. Main residences dominate widely: Contes is a place lived in year-round, not a tourist resort. The stock combines apartments in the Vieux-Village and the valley with detached housing on the slopes. Families, first-time buyers and commuters to Nice make up the bulk of purchasers, drawn by space and accessibility.

Frequently asked questions

In Contes, in the Alpes-Maritimes, the reference price is 3 043 €/m² for an apartment, based on DVF transactions registered with notaries. Houses sit higher, around 4 275 €/m². These averages cover strong differences depending on the area, between the perched Vieux-Village, the valley and the residential slopes, and on the condition and aspect of the property.

There are several municipalities named Contes in France, notably in the Pas-de-Calais. The one described here is Contes in the Alpes-Maritimes, in the hinterland of Nice, at the heart of the valley of the Paillon de Contes. Its prices, its history tied to the county of Nice and to the cement works, and its market have nothing to do with those of its namesake in northern France.

Contes lies about fourteen kilometres north of Nice, in the Paillon valley. The municipality is linked to the urban area by the valley road and by intercity bus routes serving the coast. That closeness makes it a sought-after place to live for people working in Nice, who find more space there and a more measured budget than in the city centre.

Both markets exist. Apartments, found in the Vieux-Village and in the valley, show an average of 3 043 €/m² and suit tighter budgets. Houses, much sought after for space and outdoor room on the olive-covered slopes, trade at around 4 275 €/m². The choice depends on the plan, the budget and how much weight is given to the character of the perched village or to the comfort of the more recent residential areas.

The Lafarge cement works, long the leading employer in the valley, saw its closure announced in 2021. That event marks the end of an industrial cycle, but the property market in Contes now rests above all on its role as a residential municipality of the Nice hinterland. The conversion of the industrial land on the valley floor is a local issue, separate from the perched village where most of the housing demand is concentrated.
