1 601€/m²

The average price recorded in Courçon stands at 1 601 €/m². That average covers a stock overwhelmingly made up of detached houses, spread between the old village and the developments of the Aunis plain. Apartments, few in number, are concentrated in a handful of buildings close to the centre. Gaps around that average come mainly from the type of property, the floor area, the condition, the land and the energy performance. The figure remains appreciably below that of the coastal and urban municipalities of the department, such as La Rochelle or Rochefort. These figures come from the DVF database, which lists the sales actually signed before notaries, and give a municipal benchmark to be refined property by property.

Market trends and analysis for Courçon

The Courçon market rests on its status as a former canton town of the Aunis plain, around forty kilometres from La Rochelle. Demand comes mainly from families and working households looking for a house with land at a more measured price than on the coast, while staying connected to the La Rochelle employment area. The population growth recorded since the mid-2000s confirms that residential pull. Demand therefore focuses mainly on houses, which make up the bulk of the available stock.

Supply remains marked by the rural, detached-house character of the municipality, where available land depends on housing developments and on the preservation of farmland. On the second-hand market, the energy performance of houses has become a bargaining point, in particular for detached homes from past decades. Buyers weigh up the size of the plot, the condition of the property and the proximity of the village services. The small share of apartments steers most transactions towards individual housing.

The history of Courçon

The site of Courçon has been occupied for a long time: the burial mounds of Champ Châlon attest to a presence as early as the Neolithic, between the fifth and the fourth millennium BC. The name of the municipality appears in the form Arsonia in the tenth century, at a time when the territory features in the donations made to the abbey of Saint-Jean-d'Angély. It then became Corsaum and Corceon, before settling as Courçon between the thirteenth and the fourteenth century. Toponymists link that name to a Latin origin connected with the early occupation of the land and the marshes of the Aunis plain.

The church of Notre-Dame, built at the end of the eleventh century in the Romanesque style, is the landmark of the village. During the Hundred Years War it played a military role: an upper chamber was built above the nave, an example of the fortified church typical of the region. The building keeps side chapels added in the fifteenth century and a set of composite architectural features inherited from those successive alterations.

Long the chief town of the Courçon canton, the municipality lost that role in 2014, when its canton merged with that of Marans. It falls within the arrondissement of La Rochelle and has belonged, since that same year, to the Aunis Atlantique inter-municipal authority. The territory has remained deeply agricultural, dominated by the cultivated land of the Aunis plain. Since the mid-2000s, Courçon has seen marked population growth, rising from around 1 456 inhabitants in 2006 to a little over 2 000 today, driven by the pull of the La Rochelle urban area.

Who buys in Courçon

Courçon has 2 091 inhabitants according to INSEE, the French statistics institute. The municipality has a strongly detached-house residential profile: individual homes make up the bulk of the stock, while apartments remain a minority and are concentrated around the village centre. Main residences form the great majority of dwellings, the municipality being geared to permanent living rather than to second homes. The stock is made up above all of owner-occupiers. That profile attracts families and working households looking for a house with land at a measured price, while staying within reach of La Rochelle and its employment area. First-time buyers turn to the detached houses of the village and the developments, while the few apartments suit more modest budgets or single people.

Frequently asked questions

The average price recorded in Courçon stands at 1 601 €/m², based on the sales registered with notaries and published in the DVF database. That figure brings together varied properties, overwhelmingly houses. The type of property, the floor area, the condition, the land, the energy performance and the location explain most of the gaps around that average. For a reliable valuation, it is better to rely on sales of comparable properties than on the municipal average alone.

Courçon lies in the Aunis plain, around forty kilometres from La Rochelle and some thirty kilometres from Niort. The municipality is linked to the department's chief town and to the neighbouring towns by the Aunis road network, which allows working households to reach the La Rochelle employment area. That intermediate position, between inland countryside and coast, weighs on the residential appeal of the municipality. It partly explains the population growth recorded since the mid-2000s.

Courçon lies at the heart of the Aunis plain, a farming area marked by large cultivated fields, on the edge of the Marais poitevin. The village is built around the Romanesque church of Notre-Dame, fortified during the Hundred Years War, which remains the heritage landmark of the municipality. The atmosphere is that of a rural chief town with local shops and services, away from the tourist pressure of the coast. That setting, quieter and more affordable than the coast, appeals to households looking for space.

The Courçon market is overwhelmingly made up of houses: apartments form only a small share of the stock. Buying a house therefore matches the dominant profile of the municipality, with land and easy access to the services of the village. The few apartments are found near the centre and suit more modest budgets or single people. Your choice will depend above all on your budget and on your need for outdoor space.

Courçon is built around its old village, grouped around the church of Notre-Dame and the local shops. The municipality has expanded through detached-house developments on its edges, driven by the population growth of the past two decades. The farmland of the Aunis plain frames the built fabric and limits sprawl. Each area has its own characteristics of building type, age and land, to be examined closely depending on your plans.
