The average price recorded in Décines-Charpieu stands at 3 252 €/m². This average covers a composite housing stock, where apartments account for a little more than two thirds of homes and houses for close to a third. The internal gaps come mainly from the period of construction and from transport: the recent schemes of the Soie area and of the surroundings of the tramway do not trade at the same level as the apartment blocks of the 1970s or as the detached houses of the centre and of the banks of the Grand Large. The Décines-Charpieu market owes itself first to its position in the east of the Lyon metropolitan area. The municipality has doubled its population since the 1970s and today counts 29 877 inhabitants, carried by the appeal of the urban area and by prices that have stayed below those of Lyon and of Villeurbanne. Households that can no longer find a house or a large apartment in the central city fall back on this ring, which keeps up a steady flow of buyers. Land availability, still real on the former industrial sites, allows the municipality to absorb part of this demand through new build.
The second driver is infrastructure. Tram line T3 since 2006, line T7 since 2021 and the closeness of the Soie interchange hub have brought the municipality closer to central Lyon in journey time, which counts more than distance in kilometres in the trade-offs buyers make. Local employment rests on the business areas of eastern Lyon, on the Saint-Exupéry airport platform and on the offices arising from the conversion of the textile brownfield sites. Leisure facilities, from the Grand Large to the parc de Miribel-Jonage, add a lasting residential argument.
Décines-Charpieu sits in the middle of its ring: above Vaulx-en-Velin, its immediate neighbour, but slightly below Meyzieu. The gap remains clear with Lyon, about ten kilometres away.
Décines and Charpieu were two separate parishes of the plain east of Lyon until the Revolution, brought together into a single municipality between 1790 and 1794. The territory remained farmland for a long time, on stony, barely fertile ground, seventeen kilometres from Lyon. Two construction projects transformed it. The Est de Lyon railway served the municipality from 1881. Then the concession of the canal de Jonage, granted on 9 July 1892, opened a project carried out from 1894 to 1899: the canal crosses the municipality and the Grand Large reservoir was dug to feed the Cusset hydroelectric plant. Décines found itself cut in two by this waterway, which still draws its northern boundary.
Industry tipped the village over at the start of the 20th century. The Gifrer pharmaceutical laboratory settled there between 1907 and 1912, then the Société lyonnaise de soie artificielle built a large viscose factory from 1922 to 1925, together with a workers' estate able to house about a thousand people, a school and a church. Labour flowed in: the population rose from 1 551 inhabitants in 1921 to 6 862 in 1931, an increase of more than 300 % in ten years. The municipality acquired a new town hall in 1932. This industrial base explains the present urban fabric, made of workers' estates, housing estates and converted brownfield sites.
The third trait is Armenian. In 1925, about 250 survivors of the 1915 genocide who had come from Greece formed the first Armenian colony of Décines, taken on by the artificial silk factory. From November 1925, a class opened in a former workshop of the Poterie neighbourhood to teach Armenian to the children. At the 1931 census, Armenians made up about a quarter of the inhabitants, and the community built its schools, its churches and its Maison de la culture arménienne around the avenue Jean-Jaurès. Attached to the Isère until 1968, the municipality then joined the Rhône, and the Lyon urban community in 1969. Tram line T3 has linked it to the Part-Dieu since December 2006, and the Groupama Stadium, opened on 9 January 2016 with 59 186 seats, has been served by line T7 since 2021.
Décines-Charpieu has 29 877 inhabitants. According to INSEE, the French statistics institute, the municipality totals about 13 850 homes in 2023, of which 93,3 % are main residences and only 1 % second homes: people live here all year round, and the municipality has no holiday vocation. Its housing stock is mixed, with 68,4 % apartments and 30,6 % houses, a high share of detached property for a municipality of the metropolitan area. Still according to INSEE, 52,7 % of households own their home and 45,9 % rent, of which about 19,8 % in the social housing stock. Buyers are therefore mainly families and first-time buyers of the Lyon urban area, looking for a house or a large apartment at a contained price while staying on the tramway.

The banks of the Grand Large and the north of the municipality, more given over to detached housing and turned towards the canal de Jonage and the parc de Miribel-Jonage, attract families. The south-west, on the edge of Vaulx-en-Velin, concentrates the recent schemes born of the conversion of the former industrial sites of the Soie.
Tram line T3, brought into service in December 2006, links the municipality to the Part-Dieu station in around twenty minutes and serves several stops on its territory. Line T7 reaches the stadium area, running since 1 February 2021. The Rhônexpress has used the same platform towards Lyon-Saint-Exupéry airport since 2010, but with no commercial stop at Décines. The TCL bus network and the eastern ring road complete the service.
The stadium, opened on 9 January 2016 with 59 186 seats, stands in the Montout area, away from the historic residential neighbourhoods. Its main effect has been to speed up infrastructure, in particular line T7 opened in 2021 and the access roads. At the level of an individual property, exposure to the flows on event evenings is a criterion to look at for homes close to the roads serving the site, without that concerning the whole municipality.
The two markets genuinely coexist. According to INSEE, 30,6 % of homes are houses and 68,4 % apartments, a share of detached property well above that of Villeurbanne or of Lyon. The supply of houses is concentrated in the centre, at Charpieu and in the housing estates of the north, with properties from the 1950s to the 1980s often in need of renovation. Apartments divide between blocks of the 1960s to the 1980s and new schemes of the Soie area.
