The 2026 figures· Indicative data
2 220€/m²

In Dieulefit, the benchmark price stands at 2 220 €/m² for an apartment. This level reflects a market of the Drôme provençale, where the village house and the house with land dominate and where the supply of apartments remains limited. These values come from the DVF data, the French record of notarised sales, that is transactions actually registered with notaries rather than listing estimates. They give an order of magnitude: each property still has to be assessed according to its condition, its location and its aspect. Demand is supported by the natural setting, the climate known for being mild and the artistic reputation of the municipality, some thirty kilometres from Montélimar.

Market trends and analysis for Dieulefit

The Dieulefit market is driven by the appeal of the Drôme provençale: the search for a preserved natural setting, a mild climate and a lively small-town life supports demand, for main residences as much as for second homes. This double demand, combined with supply limited by the relief and by the rural character of the territory, sustains a market where quality properties with land, a garden or a view remain sought after, while older village houses in need of renovation find takers. The annual volume of transactions makes each sale sensitive to the specific features of the property, its condition, aspect and location, more than to a single market trend.

Over the longer term, the path of prices depends on two factors. On one side, the lasting appeal of the Drôme provençale, the artistic and climatic reputation of Dieulefit and the scarcity of land in a territory of hills support values. On the other, energy performance is becoming decisive: well-insulated properties gain in value, poorly insulated ones lose ground, a sensitive point on the older village building stock. The share of second homes and the visitor numbers linked to green tourism remain underlying drivers of demand.

The history of Dieulefit

Dieulefit spreads out in the Drôme provençale, in the hollow of the Jabron valley, some thirty kilometres from Montélimar, in a landscape of wooded hills between 320 and nearly 970 metres of altitude. The name of the municipality is said to come from the Occitan "Dieu lo fe", translated as "God made it", although its origin remains debated. Sheltered from the winds of the Rhône valley, the municipality enjoys a mild, dry climate that earned it a reputation as a climatic resort very early on.

Dieulefit is first of all a land of potters. Ceramic activity is attested there since antiquity, favoured by the presence of clay, water and forests, and the municipality today has some thirty pottery and stoneware workshops, which earns it the label "ville et métiers d'art", the French designation for towns of art and craft trades. The local produce also includes the picodon, a goat cheese with a protected designation of origin, and lavender honey. This craft and farming anchorage has shaped the identity of the municipality over the long run.

The recent history of Dieulefit is marked by its role as a place of refuge during the Second World War. Between 1940 and 1944, the municipality hid many refugees, including intellectuals and writers, without a single one being denounced although refugees made up a large share of the population, what historians have called the "miracle de Dieulefit". Nine inhabitants have been recognised as Righteous Among the Nations by the Yad Vashem memorial. Today, Dieulefit lives off green tourism, art crafts and a lively small-town life, in a preserved natural setting.

Who buys in Dieulefit

According to INSEE, the French statistics institute, Dieulefit has around 3 289 inhabitants, a population that reflects the weight of a chief town of the Drôme provençale. The market addresses varied profiles: families and working people buying a main residence, but also buyers looking for a second home or for a setting closer to nature, won over by the climate, the artistic atmosphere and green tourism. The stock consists mainly of village houses and houses with land, which steers a good share of demand towards detached property. The reputation of the municipality, its preserved setting and the closeness of Montélimar support steady demand, with a share of second homes more marked than in a purely commuter municipality.

Frequently asked questions

The benchmark price in Dieulefit stands at 2 220 €/m² for an apartment. This figure comes from the DVF data, the sales actually signed before notaries. It is an average: depending on floor area, condition and location, a renovated village house or a house with land and a view can differ noticeably from this base.

The old centre, with its narrow streets, its potters' workshops and its shops, is valued for local amenities and for its character. Around it, houses with land, a garden or a view over the hills of the Jabron valley are sought after by families as much as by second-home buyers. Properties with a good aspect and a natural setting remain among the most in demand on the local market.

Dieulefit lies some thirty kilometres from Montélimar, which gives access to the A7 motorway and to the high-speed station of the Rhône valley. Valence, the prefecture town of the Drôme, is a little further away. Access is essentially by road through the Jabron valley, which preserves the natural character of the municipality while keeping it within reach of the services and routes of the Rhône valley.

The local market is above all a market of houses, whether village houses in the old centre or houses with land on the outskirts. Apartment supply exists but remains a minority. For a buyer, the house is the dominant product, suited to family life as much as to a second-home plan in this Provençal setting. An apartment can suit a first purchase or a contained budget.

The hilly relief and the Jabron valley frame what can be built: slopes, aspect and access need close examination. The heritage character of the old centre and the preserved natural setting steer development towards the areas planned by the municipality. Before any project, it is worth consulting the local planning document at the town hall to check whether a plot can be built on and which rules apply.
