The 2026 figures· Indicative data
1 706€/m²

In Digne-les-Bains, the benchmark price of an apartment stands at 1 706 €/m², calculated on the sales registered by notaries and published in DVF data, the French notarised sales database. This figure rests on 174 apartment sales retained for the year 2025, and the municipality records on average 169 transactions a year in this segment. Flats are concentrated in the old town, around the boulevard Gassendi, and in the residential blocks built from the 1960s onwards along the Bléone. Houses, more common on the hillsides and in the outlying neighbourhoods, sell for markedly more per square metre, around 2 400 €/m² based on 131 sales. For an older home in the centre, the condition of the common areas and the level of renovation often weigh as much as the address.

Market trends and analysis for Digne-les-Bains

The Digne-les-Bains market rests on stable demand, driven by public-sector and hospital employment rather than by speculation. Transfers of civil servants feed a regular flow of arrivals and departures, which sustains both lettings and apartment resales. With around 169 apartment sales a year, the volume remains sufficient to establish reliable benchmarks, but an unusual property can take longer to find a buyer. Prices move without jolts, far from the swings observed on the Provençal coast.

Energy performance is becoming a negotiating point in the older housing stock of the centre, often poorly insulated and heated by electricity, while winters remain harsh at more than 600 metres of altitude. A home rated F or G suffers a discount, and buyers now factor the cost of works into their offer. Conversely, the renovated houses on the hillsides find buyers among households who come for the quality of life, the thermal baths or the proximity of the hiking trails. The full reopening of the Chemins de fer de Provence line, expected after the current works, could eventually strengthen the appeal of the station for journeys to Nice.

The history of Digne-les-Bains

In Antiquity, the town was called Dinia and served as the chief town of the Bodiontici, an Alpine people later integrated into the Roman Empire. The hot springs that gush at the foot of the mountains already attracted bathers, and this resource would eventually give the municipality its current name: Digne officially became Digne-les-Bains in 1988. In the Middle Ages, two settlements long coexisted, the bourg around Notre-Dame and the city perched on the hill, before their administrative union at the end of the 14th century.

The religious heritage reflects this double face. The cathédrale Notre-Dame-du-Bourg, mentioned as early as 1180, ranks among the most remarkable Romanesque buildings in Provence and houses an archaeological crypt that traces nearly two thousand years of occupation. On the heights, the cathédrale Saint-Jérôme, begun from 1490, dominates the old town with its Gothic silhouette. The plague of 1629 left a lasting mark on the city, whose population collapsed within a few months, and it took several generations to return to the pre-epidemic level.

The modern era made Digne an administrative town and a gateway to the mountains. As prefecture of the Alpes-de-Haute-Provence, it brings together most of the services of the State and the department. The explorer Alexandra David-Néel, the first Western woman to enter Lhasa in 1924, settled there in 1928 in her house Samten Dzong, now open to visitors. The area is also well known to geologists: the Réserve naturelle géologique de Haute-Provence, a UNESCO Global Geopark, protects fossil sites around the town such as the dalle aux ammonites.

Who buys in Digne-les-Bains

Digne-les-Bains has 17 979 inhabitants, which makes it one of the smallest prefectures in France. The working population is largely employed in public administration, the hospital, education and services, a profile that supports a steady demand for homes to rent or buy from transferred civil servants. First-time buyers find older apartments in the centre at affordable price levels, while families turn rather to the houses on the hillsides and in the neighbourhoods along the Bléone. Some buyers also come for the setting: young retirees, regular visitors to the thermal baths or hiking enthusiasts. The market remains above all local, with buyers who know the town well and compare properties closely.

Frequently asked questions

Based on recent sales, an apartment sells on average for 1 706 €/m² in the municipality. A two-room flat of 45 m² in good condition therefore remains within reach of a moderate budget, with notary fees on top. Differences between properties are nevertheless significant: a renovated apartment with a lift or an open view sells above this average, a home needing a refresh in an old building in the centre below it. A personalised valuation lets you position your property precisely.

The old town, between the cathédrale Saint-Jérôme and the boulevard Gassendi, concentrates old buildings on narrow streets, with shops and services within walking distance. The banks of the Bléone and the neighbourhoods developed from the 1960s onwards offer more recent residential blocks, often with parking. The hillsides around the town are home mainly to detached houses with land, quieter but car-dependent. The choice therefore depends on how you live: town-centre life or outdoor space.

The town is not served by a motorway: the most common access is via the A51, exit Peyruis-Les Mées, then around twenty kilometres by road. Marseille lies about 130 km away. The station of the Chemins de fer de Provence historically links Digne to Nice by a metre-gauge line, but works on the line currently require a coach connection between Saint-André-les-Alpes and Digne. The SNCF line towards Saint-Auban has been closed since 1989. For people working outside the town, the car remains the main mode of transport.

The two markets work differently. Houses sell on average for around 2 400 €/m², a markedly higher level than apartments, because they offer land, a garage and often a view of the surrounding mountains. Apartments, more numerous in the centre, remain the entry point for a first purchase or a buy-to-let investment aimed at employees of the prefecture and the hospital. For the same budget, an apartment gives more floor space, a house more outdoor space.

The town is crossed by the Bléone, the Mardaric and the Eaux-Chaudes, mountain streams whose floods can rise quickly. The relief also exposes some plots to ground movements, and the Alpes-de-Haute-Provence is among the areas of France where seismic risk is taken into account. Before making any offer, consult the risk disclosure statement (état des risques) attached to the preliminary sale agreement and the map of the plot on Géorisques. In the old town, facade works near protected monuments may also require the opinion of the Architectes des Bâtiments de France, the state heritage architects.
