The 2026 figures· Indicative data
2 664€/m²

In Domloup, the reference price stands at 2 664 €/m² for an apartment. That level remains below Rennes and several neighbouring municipalities, in a commuter-belt market where the detached house dominates the housing stock by a wide margin. These values come from DVF data, the French notarised sales database, that is to say transactions actually registered with notaries rather than asking prices taken from listings. They give an order of magnitude: each property still has to be assessed on its condition, its location and its closeness to the village centre and to the roads towards Rennes.

Market trends and analysis for Domloup

The Domloup market is carried by the closeness of Rennes: the search for a greener and more affordable setting, around ten minutes from the metropolitan area, supports demand for family houses with a garden. The strong population growth of the municipality, driven by several decades of residential schemes, keeps an active market on good-quality properties, while the older dwellings of the village centre also find takers. The annual volume of transactions remains moderate, which makes each sale sensitive to the specific features of the property, its condition, location and closeness to the roads towards Rennes, more than to any single market trend.

Over the longer term, the path of prices depends on two factors. On one side, the residential pressure of the Rennes basin and the appeal of the municipalities of the Pays de Châteaugiron support values durably. On the other, energy performance is becoming decisive: well-insulated houses gain value, while the worst-rated homes are discounted. The demographic and economic momentum of Rennes remains the underlying driver of demand in the commuter municipalities south-east of the urban area.

The history of Domloup

Domloup stretches into the Ille-et-Vilaine countryside, south-east of Rennes, on a territory long covered with woods and heathland. The origin of the name is thought to go back to the 5th century, in the Latin form domnus Lupus, referring to saint Loup, bishop of Troyes who became the patron of the parish; the presence of wolves in this forest is also said to have contributed to the place name. The first written mention of the parish dates from 1180, when the rector of Domloup is cited as a witness in a charter of the Saint-Melaine abbey in Rennes.

The church of Saint-Loup, dedicated to the patron of the parish, is among the oldest buildings in the area: its nave, pierced with small arrow-slit openings and without buttresses, goes back to the 11th century. The chancel and the south chapel were rebuilt in 1509, when the bishop of Rennes authorised the lord of Boishamon to place his coat of arms there. This seigneury of Boishamon, whose holders also owned the manor of Domloup in the 15th century, then held the rights of founder and of precedence over the parish church.

The revolutionary period left local traces, between the expulsion of refractory priests and the presence of Chouans in the surrounding countryside. Long a rural village turned towards farming, Domloup then went through considerable population growth: its population has been multiplied by nearly six since the 1960s, driven by the closeness of Rennes. Now attached to the Communauté de communes du Pays de Châteaugiron, the inter-municipal authority of the area, the municipality keeps a semi-rural character around ten minutes from the south-east of Rennes.

Who buys in Domloup

According to INSEE, the French statistics institute, Domloup has around 3 877 inhabitants, a population that has risen sharply over recent decades under the pull of Rennes. The market is aimed first at families and first-time buyers who work in the urban area and are looking for a greener setting a short distance from Rennes. The stock is mostly made up of detached houses with a garden, from the residential schemes of recent decades, which steers demand towards the purchase of a main home. The position of Domloup in the Rennes basin, between bocage countryside and easy access to the metropolitan area, supports steady demand in this type of commuter municipality.

Frequently asked questions

The reference price in Domloup stands at 2 664 €/m² for an apartment. That figure comes from DVF data, the French notarised sales database, which records the sales actually signed before notaries. It is an average: depending on floor area, condition and location, a recent house with a garden or an older dwelling in the village centre can differ noticeably from that baseline.

The village centre concentrates the shops, the school and part of the older building stock, valued for everyday convenience. Around it, the housing estates of recent decades offer houses with gardens, sought after by families for space and quiet. Properties close to the roads towards Rennes and Châteaugiron remain among the most in demand on the local market.

Domloup lies around ten minutes by car south-east of the centre of Rennes, in the canton of Châteaugiron. This closeness to the metropolitan area and to its employment basin explains the appeal of the municipality among working households who commute to Rennes while looking for a more rural and more affordable setting.

The local market is above all a market of detached houses with gardens, from the residential schemes of recent decades. The supply of apartments remains limited, concentrated mainly around the village centre. For a buyer, the house is the dominant product, suited to family life in this commuter setting. An apartment can suit a first purchase or a contained budget, but most transactions involve detached housing.

The territory remains partly agricultural, which frames what can be built and steers development towards the areas set aside by the municipality. The sustained population growth of recent decades can tighten the market on the most sought-after properties, in particular recent houses. Before any project, it is worth consulting the local planning document at the town hall to check whether a plot can be built on and which rules apply.
