Market trends and analysis for Err

The Err market is a mountain second-home market, with everything that implies: outside demand, sensitive to the general economic climate and to interest rates, facing an almost fixed supply. The permanent population is nonetheless growing, by 6,4 % since 2017, which points to new households settling for good rather than a simple tourist flow. The very small number of annual transactions makes any statistical reading fragile: the mix of properties sold weighs more than the general trend.

Medium-term movement will depend on how tourism in the mid-altitude Pyrenees reorganises itself, between uncertainty over snow cover and the development of summer and outdoor activities. The history of Err

Err occupies one slope of the Cerdagne, a high plateau of the Pyrénées-Orientales whose average altitude is close to 1 200 metres. The municipal territory rises to the Puigmal, a summit culminating at 2 910 metres, and is drained by the Ribera d'Err, which joins the Sègre in Spain. This dual identity, Catalan and Pyrenean, marks the village: stone buildings, lauze slab roofs and a southern orientation answer the climate of a mountain margin, characterised by around 2 600 hours of sunshine a year and relatively low rainfall.

Religious buildings account for most of the protected monuments. The parish church of Saint-Génis, whose oldest parts go back to the twelfth century and which was remodelled until the eighteenth, and the Romanesque chapel of Notre-Dame were both listed as historic monuments in 1993. The village long lived on cattle farming on the high pastures and on plateau agriculture: five farms remain today, over around 230 hectares. The train jaune, the yellow narrow-gauge line, has served the Cerdagne since 1910 and connects the area to the rest of the department.

The demography of Err tells a trajectory typical of high mountain country, then its reversal. The village had 801 inhabitants in 1851, before falling to 302 in 1954 under the effect of the rural exodus. The movement reversed from 1962 onwards, with the development of mountain tourism, and the population reached 716 inhabitants in 2023, up 6,4 % since 2017.
