The 2026 figures· Indicative data
3 029€/m²

In Escalquens, the average price of an apartment stands at 3 029 €/m². This figure covers a housing stock where apartment blocks remain in the minority, concentrated around the station and recent schemes, while the detached house largely dominates a built landscape inherited from the housing estates of the second half of the 20th century. The average therefore mixes dwellings of varied sizes and periods, from the small recent apartment to the large family flat. The figures rely on the DVF database, the French record of notarised sales, which lists the transactions actually signed before notaries, rather than on theoretical estimates.

Market trends and analysis for Escalquens

The Escalquens market is driven by its position in the inner south-east ring of Toulouse. The municipality attracts households working in the urban area who are looking for more spacious housing, most often a house with a garden, within a reasonable distance of the employment centres. The presence of a station on the line towards Toulouse and access to the A61 motorway reinforce this appeal, particularly for families and working people who want to limit their dependence on the car. Membership of the Sicoval also ensures a level of facilities and services that supports residential demand.

Supply remains dominated by an established suburban housing stock, whose properties turn over with family moves, while recent apartment schemes remain limited. As elsewhere in the Toulouse urban area, energy performance is becoming a sorting criterion: well-rated dwellings sell faster, while energy-hungry properties call for a discount or for works. The pace of sales remains moderate, in keeping with a medium-sized municipality where annual transactions are counted in dozens. The market keeps a residential, family identity, where the house remains the benchmark property.

The history of Escalquens

The land of Escalquens has been settled for a long time. In Roman times it belonged to Transalpine Gaul, peopled by the Volques Tectosages, the first known inhabitants of the area. Around 860, the place appears as a set of hamlets scattered among the woods. The municipality is historically attached to the Lauragais, the old pays de Cocagne whose prosperity rested on the growing of woad and on wheat fields that long made it one of the granaries of the Languedoc. This legacy shaped a rural land pattern, structured by large farms and by the hillsides typical of the south-east of Toulouse.

For a long time, Escalquens lived to the rhythm of farming. Housing was organised around large holdings that the Occitan language calls borda, the bordes, several of which have left their name to the neighbourhoods of today: Borde-Haute recalls these former farms. Other place names inherited from that period, such as Cap de Biau, La Grave or La Tour, survive in the municipal toponymy. This farming framework explains the scattered pattern of building and the absence of a dense village centre comparable to that of older towns. Until the middle of the 20th century, the population remained modest and essentially rural, turned towards the land more than towards trade.

The municipality changed scale with the growth of the Toulouse urban area. From 388 inhabitants at the 1954 census, Escalquens has risen to nearly 7 000 today, driven by suburban growth and by the arrival of families working in Toulouse, some thirteen kilometres away. The railway station, on the line linking Toulouse to Latour-de-Carol, and access to the A61 motorway have supported this movement. Escalquens belongs to the Sicoval, the inter-municipal authority of the south-east of Toulouse, and became the administrative centre of a canton created in March 2015 during the redrawing of the department boundaries. This recent development explains the strongly residential and suburban look of the town today.

Who buys in Escalquens

Escalquens has 6 924 inhabitants, a population multiplied by more than fifteen since the 1950s under the effect of suburban growth around Toulouse. According to INSEE, the French statistics institute, the detached house accounts for close to 68 % of the housing stock, against about 32 % of apartments, which confirms the suburban identity of the municipality. Main residences make up 95,5 % of dwellings and second homes are almost non-existent, the sign of a market geared to permanent living. Still according to INSEE, slightly under 64 % of households own their home. Buyers are mainly families and working people employed in the urban area who are looking for a residential setting close to Toulouse.

Frequently asked questions

For an apartment, the average comes out at 3 029 €/m², calculated from the sales registered with notaries and published in the DVF database. It is a municipal average: it covers both a recent studio near the station and a large family apartment in an older block. Location, year of construction, floor level, aspect and the energy performance assessment explain most of the gaps. For your own property, a valuation based on comparable sales will always be more precise than the average alone.

The detached house largely dominates the market: according to INSEE, it accounts for close to 68 % of the dwellings in the municipality. Families look above all for a house with a garden, while apartments, rarer and often recent, appeal to first-time buyers and to households attached to the closeness of the station. The choice depends above all on your budget, on your need for outdoor space and on the distance you accept between your home and the employment centres of Toulouse.

Escalquens lies about thirteen kilometres south-east of Toulouse. The municipality has a railway station on the regional line linking Toulouse to Latour-de-Carol, which allows you to reach Matabiau station without a car. The bus network completes this service towards the interchanges of the Toulouse metro. For car journeys, the A61 motorway is reached by the junction serving Escalquens and Montgiscard, which quickly connects the municipality to the Toulouse ring road. This accessibility partly explains the residential appeal of the area.

The built fabric of Escalquens developed through successive housing estates, so demand is spread across several suburban neighbourhoods rather than around a single centre. The surroundings of the station and the schools are valued for their convenience, notably for apartments and for properties close to services. The areas inherited from the old bordes, such as Borde-Haute, offer a quieter, more residential setting. Each neighbourhood has its own price logic, depending on the closeness of shops and transport and on the type of property sought.

As everywhere, it is useful to consult the planning documents and the statutory risk statement before a purchase, particularly for plots on the hillsides or near the watercourses of the Lauragais. The energy performance of the dwelling deserves attention, since it now weighs in the negotiation and in the works to be planned. For a rental project or a second home, local taxation, including the property tax voted by the municipality, should be anticipated according to your situation.
