The average apartment price in Fayence stands at 4 196 €/m², based on DVF transactions actually registered with notaries (DVF is the French record of notarised property sales). This average covers a market where detached houses dominate the stock by far, the supply of apartments remaining limited and concentrated in the hilltop village and its surroundings. The position, the view over the hills of the Pays de Fayence, the age of the building, the size of the plot and the condition of the property make value vary sharply from one transaction to another. The source remains DVF, that is sales completed before notaries, not agency estimates.

Market trends and analysis for Fayence

The Fayence market is carried by steady population growth, with numbers up 6,3 % since 2017 according to INSEE. That rise stems from the arrival of families and working people drawn by the Provençal setting and by the central role of the municipality within the Pays de Fayence. Transaction volumes are supported by house resales and by second-home demand, the municipality counting nearly a quarter of dwellings of that type. That twofold driver, residential and touristic, keeps activity stable even outside the summer season.

Several factors shape the price level. The closeness of the Côte d'Azur and of the coastal resorts, about thirty minutes away by road, places Fayence within the sphere of a tight market, while offering more measured budgets than the seafront. Tourism, the renown of the gliding centre and the quality of the landscape support second-home demand. Conversely, the scarcity of buildable land in a hilly, wooded setting exposed to fire risk limits new supply and keeps pressure on existing properties.

average €/m²

Fayence sits at the top of the market of the Var hinterland, clearly above Draguignan and Grasse, and at a level close to coastal municipalities such as Fréjus. Its perched position between the interior and the coast explains part of that gap.

The history of Fayence

The name Fayence is thought to derive from the Latin fagus, the beech, a tree that covered the region when the village was founded, a charter of 1119 also mentioning the place in the form Favienta Loca. The Fayence plain carries traces of settlement from the Neolithic, then in Roman times with the appearance of the first villae. The hilltop village took its present shape from the thirteenth century, growing around a castle belonging to the bishops of Fréjus and behind a line of ramparts. Several remains survive, among them the Sarrasine gate and a watchtower that bear witness to that defensive past.

The village is organised around narrow lanes climbing towards the summit, dominated by the clock tower. Its religious heritage includes the church of Saint-Jean-Baptiste, rebuilt in the eighteenth century, and the older Romanesque chapel of Notre-Dame-des-Cyprès, down in the plain. The administrative history of the municipality is marked by a dated event: in 1823 part of its territory was detached to form the neighbouring municipality of Saint-Paul-en-Forêt. That separation fixed much of the present municipal boundaries and illustrates the long settlement of the plain, split between the hilltop village and scattered hamlets.

The local economy combines farming traditions with more recent activities. Olive growing and the vine are still present on the land, while since 1929 the municipality has been home to the Fayence-Tourrettes aerodrome, now one of the leading gliding centres in Europe thanks to the air conditions of the area. Classified as a tourist municipality since 2012, Fayence is the most populous town of the Pays de Fayence, a group of nine hilltop villages in the upper Var. That central role, between the hinterland and the Côte d'Azur, explains the residential growth of recent decades and the appeal of the municipality to newcomers.

Who buys in Fayence

Fayence has 6 157 inhabitants, a population up by 6,3 % since 2017 according to INSEE, the French national statistics office. The housing stock is clearly dominated by detached houses, which account for nearly 79 % of dwellings, against around 20 % apartments, according to INSEE. Main residences form a little over two thirds of the stock and second homes nearly a quarter, reflecting a municipality that is at once residential and touristic. Owner-occupiers are in the majority, at around 69 % of main residences. Buyers are mainly families and working people settled year-round, along with households looking for a second home or a Provençal setting within reasonable distance of the coast.

Frequently asked questions

The average apartment price in Fayence is 4 196 €/m², based on DVF transactions actually completed before notaries. This average covers significant gaps depending on location, view, the age of the building and the condition of the property. A renovated apartment in the hilltop village and an older dwelling in need of refreshing do not trade at the same level. Detached houses, by far the majority in the municipality, follow their own price logic, closely tied to the size of the plot.

The hilltop village, with its old lanes and its views over the hills, concentrates properties with character and small apartments. Around it, the Fayence plain and the hamlets mainly host houses with land, valued for quiet and light. Closeness to the shops of the centre, to the aerodrome and to the routes towards the coast affects value. Properties with an open view over the Pays de Fayence or the Estérel massif are among the most sought after in the area.

Fayence is not served by rail, the nearest station being on the coast, towards Saint-Raphaël and Fréjus. Travel therefore relies largely on the car. The municipality is linked to the Argens valley and to the A8 motorway by road, which puts the Var coast and the west of the Alpes-Maritimes about thirty minutes away. That road access, without a direct rail service, is a factor to build into any purchase or resale plan.

The market is very largely dominated by houses, which account for nearly eight dwellings in ten according to INSEE. The supply of apartments is limited and concentrated in the hilltop village and its immediate surroundings, which appeals to first-time buyers, retirees and second-home purchasers. To have land and outdoor space, a house remains the most usual choice, but also the most contested. The budget then depends heavily on the size of the garden, the view and the general condition of the property.

Fayence is the most populous municipality of the Pays de Fayence, a group of nine hilltop villages between the Var hinterland and the Côte d'Azur. That central role, with shops, services and schools, sets it apart from the smaller neighbouring villages. The hilly, wooded setting also calls for vigilance over fire risk and over the planning rules that frame what can be built in certain areas. That character, at once residential, agricultural and touristic, shapes a market where houses and properties with character dominate.
