The 2026 figures· Indicative data
2 828€/m²

The average price of apartments in Fos-sur-Mer stands at 2 828 €/m², based on DVF transactions actually recorded at the notary (DVF is the French notarised sales database). This average covers a varied stock, from the old village to more recent detached-housing estates, by way of the neighbourhoods close to the beaches. As the municipality is very largely made up of houses, the apartment market remains narrower than in a classic seaside town. Location, the condition of the property, proximity to the coast or, conversely, to the industrial facilities cause the value of a home to vary noticeably.

Market trends and analysis for Fos-sur-Mer

The Fos-sur-Mer market remains modest in volume, with on the order of forty-five apartment sales recorded each year in the DVF data. This activity stems from a stock mostly made up of houses and occupied year-round: homes change hands less often than in a tourist municipality, where second homes feed a stronger turnover. New supply remains limited and concentrated on a few detached-housing operations.

The main driver of the market is employment. The Marseille-Fos industrial-port zone, steelmaking and petrochemicals anchor a year-round working population, to which are added the households working around the Berre lagoon. This demand supports prices without pulling them towards the levels of the Côte Bleue seaside resorts. Conversely, the proximity of the industrial facilities and air-quality concerns weigh on the appeal of certain areas, which explains part of the price gaps from one neighbourhood to the next.

The history of Fos-sur-Mer

Fos-sur-Mer takes its name from the Fossae Marianae, the canals dug in Antiquity on the orders of the Roman general Marius to link the Rhône to the sea and supply his legions. The site then kept a strategic position on the edge of the lagoons and salt marshes. The church of Saint-Sauveur dates back to the 11th century and was listed as a historic monument on 17 September 1964, while the remains of the castle that overlooked the old village have been listed since 21 April 1937. Until the middle of the 20th century, Fos remained a small village living from fishing, farming and salt.

The face of the municipality changed from the 1960s. The joint decision by the State and the Marseille chamber of commerce to create a vast industrial-port zone on the Fos gulf transformed the village into an industrial hub. Between 1968 and 1975, the population rose from 2 869 to 6 709 inhabitants, an increase of 234 % in seven years. The port of Marseille-Fos, steelmaking and petrochemicals moved in and became the leading employer of the area.

Fos-sur-Mer has lived on two registers ever since. On one side, the industrial-port zone, one of the great industrial complexes of the Mediterranean, with its terminals, its refineries and its steelworks. On the other, a coast of several kilometres of sandy beaches, a marina, an old village perched around its tower and several lagoons, Lavalduc, l'Engrenier and l'Estomac. This coexistence between factories and seaside shapes the identity of the municipality as well as its property market.

Who buys in Fos-sur-Mer

Fos-sur-Mer has 15 862 inhabitants according to the latest INSEE census. The municipality records nearly 7 000 homes, of which about 93 % main residences: unlike the seaside municipalities of the coast, the share of second homes is very low, of the order of 2 to 3 %. The stock is clearly dominated by the detached house, which represents about 70 % of homes, against 30 % apartments. Also according to INSEE, nearly 64 % of main residences are occupied by their owners, and social housing weighs a notable share of the rental stock. Buyers are mostly households who work in the industrial-port zone or in the Berre lagoon area, first-time buyers and families looking for a house.

Frequently asked questions

The average price of apartments in Fos-sur-Mer is 2 828 €/m², based on DVF transactions actually recorded at the notary. This average hides gaps depending on the neighbourhood, the condition of the property, floor level and the distance to the beaches as well as to the industrial areas. A home close to the marina and an apartment in an older complex are not at the same level.

The industrial-port zone is the economic driver of Fos-sur-Mer and the leading employer of the area, which supports year-round demand for homes. It also weighs on the appeal of certain areas close to the facilities, where noise, traffic and air quality are criteria watched by buyers. The old-village and seafront neighbourhoods, further from the factories, remain the most sought after.

Fos-sur-Mer lies about fifty kilometres north-west of Marseille, on the Fos gulf. The municipality is connected by the A55 motorway towards Martigues and Marseille, and by the roads serving Istres and the surroundings of the Berre lagoon. The stations and airport of the Aix-Marseille metropolis are reachable by car, the industrial zone also having its own access routes.

The Fos-sur-Mer market is above all a main-residence market, driven by local industrial employment rather than by holidaymaking. The vacancy rate is low, around 5 %, a sign of a stock used year-round. Prices have risen in recent years without reaching the levels of the neighbouring seaside resorts of the Côte Bleue.

The Fos-sur-Mer stock is dominated by the detached house, which represents about 70 % of homes according to INSEE, while the reference price of 2 828 €/m² applies to apartments. Houses, more numerous, are concentrated in the estates and the detached-housing fabric, and generally sell above the level of apartments. The choice depends above all on budget, the desired proximity to the beaches and tolerance of the industrial neighbourhood.
