Market trends and analysis for Gujan-Mestras

The Gujan-Mestras market benefits from its size and its position on the southern shore of the Arcachon basin. Sales volume remains steady in the DVF data, fed by demand for main residences linked to the proximity of Bordeaux and by the appeal of the basin. That double dynamic gives the market greater depth than that of the small neighbouring resorts, with a more varied supply between inland houses and properties close to the water.

Several engines sustain activity. Rail and motorway links to the Bordeaux metropolitan area anchor lasting residential demand, reinforced by the spread of Bordeaux towards the basin. The appeal of the setting, between oyster harbours, pine woods and stretches of water, also supports a second-home segment. The municipality nonetheless keeps more measured levels than the most highly rated municipalities of the basin, which makes it a more accessible gateway to the southern shore.

The history of Gujan-Mestras

Gujan-Mestras was born of the merger of two parishes, Gujan and Mestras, on the southern shore of the Arcachon basin. Long turned towards the forest, resin and fishing, the municipality found its vocation in the oyster. It established itself as the oyster-farming capital of the basin, an activity that still shapes its economy and its maritime landscape today.

The municipality has seven oyster harbours lined along its frontage: Larros, La Hume, Le Canal, Le Pradet and others. A large share of the oyster production of the basin passes through them. The port of Larros, the largest, with its wide dock and long jetty, remains a boatbuilding site surrounded by wooden huts. The port du Canal is known for its row of colourful huts, long devoted solely to oyster work and today often open for sales and tasting.

To pass on that heritage, the Maison de l'Huître was created in 1987 by the regional shellfish board. The municipality is also home to a maritime college, which trains people for seafaring and aquaculture trades. Over the course of the twentieth century, Gujan-Mestras saw its population grow strongly, driven by the appeal of the basin and the proximity of Bordeaux, which made it one of the significant towns of the southern shore.

Who buys in Gujan-Mestras

Gujan-Mestras has 22 153 inhabitants, which makes it a genuine town rather than a mere resort. Its population brings together working households, some of them employed in the Bordeaux conurbation, families settled in the districts of detached houses, and an oyster-farming community still present around the harbours. The market is driven by main residences more than in the neighbouring seaside resorts, even if the setting of the basin also attracts second-home buyers and retired purchasers. Buyers range from the first-time buyer looking for a house under the pines to the purchaser of a property with a view or access to the basin, the latter segment being the most sought after and the most highly valued.
