3 886€/m²

In Jard-sur-Mer, the average price of apartments stands at 3 886 €/m², based on the sales actually recorded in the notaries' DVF database (DVF is the French notarised sales database). This level stems from the municipality's status as a seaside resort, on the Côte de Lumière, between beaches, a marina and a protected pine forest. The stock mixes apartments near the seafront, town houses and villas under the pines. The distance to the water, the view, the property's condition and its energy performance cause prices to vary. A large share of second homes supports demand. These notarised figures give a municipal benchmark; a reliable valuation then relies on comparable properties.

Market trends and analysis for Jard-sur-Mer

Jard-sur-Mer lives to the rhythm of the Vendée coast and of its holidaymaker clientele. Driven by second-home buyers from the Vendée, the Greater West and the Paris region, the demand for a seaside base bears on a stock of properties that the geography of the coast and the protection of the shore keep rare. Homes close to the harbour, the beaches or nestled under the pine forest concentrate the value, which widens the gap with the areas further back. The seasonality of the market remains marked, with activity intensifying in spring and summer.

The distance to the water and the quality of the setting, between beaches and pine wood, govern most prices. An energy-hungry property now sells with a discount, including among seaside houses, because the energy performance certificate weighs more and more in buying decisions. A seller offering a bright home, close to the coast and correctly rated, finds a buyer fairly quickly. Dependence on outside demand and the weight of second homes remain the main sensitivity factors of this resort market.

The history of Jard-sur-Mer

Jard-sur-Mer occupies the southern coast of the Vendée, on the Côte de Lumière, a site of beaches, dunes and pine forest. Occupation here is old: the Romanesque church was completed in the late 12th century under Richard the Lionheart, before being fortified in the 15th century. Nearby stands the abbey of Lieu-Dieu, founded in the 12th century and listed as a historic monument. These religious and defensive buildings testify to a rooting well before the municipality's seaside role, and recall the strategic weight of this coast in the Middle Ages.

The municipality long bore the single name of Jard. During the revolutionary period, it was called Jard-la-Montagne, before taking back its original name. It was only in 1938 that it officially adopted the name Jard-sur-Mer, which asserts its opening onto the ocean and its emerging role as a resort. Long geared towards fishing and coastal farming, the population lived to the rhythm of the sea and of fieldwork, in a still modest town bordered by the state forest, the marshes and the dunes of the Vendée coast.

The turn of the 20th century and above all the post-war years steered Jard-sur-Mer towards seaside tourism. The marina, laid out in 1973, now hosts several hundred moorings and shapes the life of the municipality around boating and sailing. The pine forest bordering the coast, preserved from urbanisation, and the beaches of the Côte de Lumière made Jard-sur-Mer a family resort. The old town, the harbour and the residential districts set under the pines make up the town's present shape.

Who buys in Jard-sur-Mer

Jard-sur-Mer has around 3 235 year-round residents, according to INSEE, a population that swells sharply in the summer season. The property market is marked by a very strong presence of second homes, common in the resorts of the Côte de Lumière: many buyers come from the Vendée, the Greater West and the Paris region, drawn by the beaches, the harbour and the forest. Villas under the pines and properties close to the water are among the most sought-after homes. Main residences belong mainly to retirees settled in a quiet setting and to working people employed on the coast, which keeps up the strain on prices.

Frequently asked questions

The average price of apartments in Jard-sur-Mer is 3 886 €/m², based on DVF transactions recorded at the notary. This average covers both the apartment near the harbour and the beaches and the home further back inland. The distance to the water, the view, the floor, the condition and the energy rating of the property explain most of the gaps. On a resort market, a reliable valuation relies on comparable sales rather than on the average alone.

The most highly valued properties are near the seafront, the marina and the beaches, as well as in the residential districts nestled under the pine forest. The further you move from the water towards the town and the hinterland, the more prices ease. Immediate proximity to the beaches and the coastal promenade remains the first factor of value, ahead of the floor area and the general condition of the home.

Yes, largely. Like many resorts of the Côte de Lumière, Jard-sur-Mer has a high share of second homes, which lastingly supports demand and prices. The clientele comes mainly from the Vendée, the Greater West and the Paris region, looking for a base near the beaches and the harbour. This seasonal demand bears on a supply limited by the protection of the coast and the state forest.

The municipality is subject to the Coastal Act, which protects the beaches, the dunes and the natural areas and strongly restricts construction near the shore. The pine forest bordering the coast is itself preserved from urbanisation. These protections reduce the supply of land and of properties near the water and contribute to the firmness of prices. Before a purchase or works, it is worth checking the local planning scheme and the easements at the town hall.

The two markets coexist. The apartment, often near the harbour or the beaches, appeals to second-home buyers looking for an easy-to-maintain base. The house, a villa under the pines or a town home, attracts families and retirees wanting more space and a garden. The choice depends on the intended use, the budget and the desired proximity to the sea. In both cases, the location and the distance to the coast weigh heavily on the value.
