Market trends and analysis for La Baule-Escoublac

The La Baule-Escoublac market is driven first by the second home: nearly 59 % of the municipality's homes fall under this use according to INSEE, against less than 38 % main residences. The resident population is old, with more than 40 % of inhabitants aged 65 and over, which feeds a steady flow of properties held for a long time coming onto the market. Facing this, demand comes from Nantes, Rennes and the Paris region, driven by retirees and by families seeking a seaside base served by train.

New supply remains limited. The Coastal Act of 1986 prohibits building outside the already urbanised areas, and the remarkable heritage site governs the transformation of the old stock over a large part of the municipality, with an inventory covering several thousand villas. New operations are therefore reduced to renewal on already built plots, most often set back from the seafront. The market plays out on an existing stock, where the price gap stems from the distance to the beach, the view, the interior condition and the plot size.

The history of La Baule-Escoublac

Escoublac appears in the texts as early as the 9th century, as a peninsula parish living from the salt marshes and fishing. At the end of the 18th century, the advance of the dunes gradually buried the village and its church: the inhabitants rebuilt the village about a kilometre inland. The coast was then only an expanse of shifting sand, described by travellers as a desert. A royal ordinance of 1818 granted concessions to fix the dunes, and the planting of maritime pines begun from that period eventually wooded nearly 700 hectares. This artificial forest is the foundation of everything that was built afterwards.

The arrival of the railway changed the scale of the place: the station opened in 1876 and the link with Paris was complete in 1879. On the now stabilised land, private estates followed one another, that of the Benoît company in 1876, that of Hennecart and Darlu in 1878, that of Pavie in 1895. Each drew its avenues and imposed its building rules, which explains the very legible grid of the present resort: straight roads towards the sea, regular plots, preserved trees. The first villas rose at the end of the 19th century and set the seaside architectural vocabulary that would make the municipality's reputation.

The 1920s and 1930s marked the heyday of the resort. Louis Lajarrige launched the La Baule-les-Pins district, designed as a garden city under the pines, while the palaces of the seafront were built, including the Hermitage in 1925. Art Deco then the neo-Breton style layered over the villas of the Belle Époque. The districts remained linked by the promenade, the seafront boulevard that runs along the beach. The municipality officially took the name La Baule-Escoublac on 16 May 1962. Today, a remarkable heritage site covers a large part of the built territory and governs the evolution of this heritage.

According to INSEE, La Baule-Escoublac has 16 912 inhabitants for about 24 200 homes, of which only 37,7 % main residences and 59,4 % second or occasional homes. Among the main residences, nearly 71 % of households are owners, and more than 40 % of inhabitants are 65 or over. Buyers split into three profiles. Retirees who settle year-round, often after a first period of seasonal use. Families from Nantes, Rennes or the Paris region seeking a second home reachable by train. Owners already established in the municipality who change neighbourhood or type of home.

Frequently asked questions

The average price recorded is 6 953 €/m², calculated from transactions registered by the notaries and published in the DVF database. It is a municipal average, all properties combined. A villa close to the seafront or an apartment with a view over the bay sits well above, while a home in Escoublac, away from the beaches, or an old apartment without parking sells below. The distance to the beach weighs more here than anywhere else.

The municipality reads as four sets. The centre, around the casino, the station and the shops, concentrates the blocks and hotels of the seafront. The Benoît district, to the west towards Le Pouliguen, keeps a fabric of old villas near the tidal channel. La Baule-les-Pins, laid out in the 1920s, lines up its avenues under the pines to the east. Escoublac, the original village, stands inland, more residential and less turned towards the season.

A large part of the built territory is covered by a remarkable heritage site, an easement annexed to the local town-planning plan. Two sets of regulations then overlap: that of the plan and that of the heritage site, which submits projects to the opinion of the Architect of the Buildings of France. Repainting, changing joinery, extending or dividing an old villa are therefore not free. Check the classification of your property with the town-planning department before undertaking any works.

Both markets coexist, which is rare for a seaside resort. According to INSEE, apartments represent about 58 % of homes and houses nearly 40 %. Apartments are concentrated along the promenade and in the centre, houses in the wooded neighbourhoods of La Baule-les-Pins, at Benoît and Escoublac. The original villas, often large and on tree-lined plots, form a separate segment, with few comparable references.

The municipality has two railway halts, La Baule-Escoublac and La Baule-les-Pins, on the line linking Nantes to Le Croisic. Nantes is about one hour ten by train, Saint-Nazaire less than thirty minutes, and direct high-speed trains serve Paris, with a reinforced offer in season. By road, access is via the N 165 then the RN 171. This accessibility sustains a Nantes and Paris clientele of second homes.
