The 2026 figures· Indicative data
4 841€/m²

In La Bernerie-en-Retz, the benchmark price stands at 4 841 €/m² for an apartment. That level, high for a municipality of this size, is the level of a seaside resort with a large share of second homes, where immediate proximity to the beach drives value. These values come from the DVF database, that is the transactions actually registered with notaries, not estimates drawn from listings. They give an order of magnitude: a few hundred metres back from the seafront are enough to change the price of an otherwise identical property appreciably.

Market trends and analysis for La Bernerie-en-Retz

The La Bernerie-en-Retz market follows the logic of nearby seaside resorts: demand fed by a large neighbouring city, here Nantes, a supply of land constrained by the loi Littoral, France's coastal planning act, and a share of second homes far above the national average. That combination has supported a marked rise since the start of the decade, part of a movement common to the whole Atlantic coast. Transaction volume remains modest, around a dozen apartment sales a year.

In the longer term, two forces pull in opposite directions. The scarcity of new supply and the lasting appeal of the Atlantic coast support the prices of existing property. Conversely, the growing regulation of furnished tourist letting and the account taken of flood risk from the sea are setting the sectors further apart from one another. The best-placed and least exposed properties should continue to stand out clearly from the rest of the market.

The history of La Bernerie-en-Retz

La Bernerie-en-Retz stretches along the côte de Jade, between Pornic and Les Moutiers-en-Retz, on a shoreline alternating sandy beaches and rocky points. Before it was a resort, the place was only a hamlet of fishermen and salt workers attached to Les Moutiers, in a pays de Retz turned towards the land and the salt marshes. The municipality gained its independence only at the end of the nineteenth century, at the same time as it changed vocation.

That change came from the railway. The arrival of the line linking Nantes to Pornic, in the 1870s, brought the coast within a few hours of the city and set off the fashion for sea bathing. Holiday villas rose facing the beach, in the eclectic vocabulary of the period, and the resort acquired its seafront, its promenade and its seasonal shops. This Belle Époque seaside heritage remains one of the defining features of the municipality.

La Bernerie-en-Retz today lives on that double legacy: a family resort on a human scale, with its supervised beaches, its market and its coastal path, and a residential municipality whose permanent population is close to three thousand five hundred inhabitants, but multiplies several times over in summer. The railway line to Nantes is still running and is a rare asset for a resort of this size.

Who buys in La Bernerie-en-Retz

According to INSEE, France's national statistics institute, La Bernerie-en-Retz has around 3 536 permanent inhabitants. The market is dominated by second homes, with buyers coming mainly from the Nantes conurbation and, more broadly, from the west of France and the Paris region. A second category brings together retired buyers who settle year-round, often after having known the resort as holidaymakers. Demand covers both the seafront apartment, sought after for seasonal use and ease of upkeep, and the house with a garden set back from the coast.

Frequently asked questions

The benchmark price in La Bernerie-en-Retz stands at 4 841 €/m² for an apartment. That figure comes from the DVF database, the sales actually signed before notaries. It is an average: an apartment with a sea view on the seafront and a house set back, ten minutes' walk from the beach, depart markedly from that base.

The seafront and its immediate surroundings concentrate the highest values, in particular for apartments with a view and for the old seaside villas. The centre, close to the shops and the station, is valued for year-round use. The residential districts set back, towards the interior of the pays de Retz, offer more land at an appreciably more affordable price.

The municipality has a station on the line linking Nantes to Pornic, with a journey of about an hour to the centre of Nantes. By road, Nantes is some fifty kilometres away and Saint-Nazaire around thirty by the Saint-Nazaire bridge. That rail service, rare for a resort of this size, is a real advantage for residents and second-home owners alike.

Seasonal letting is widely practised on the côte de Jade, with a season concentrated from June to September and shorter shoulder periods. The yield depends closely on the distance to the beach, the sleeping capacity and the standard of the fittings. Coastal municipalities under pressure are regulating furnished tourist letting more and more: checking the rules in force at the town hall before any project is necessary.

The coastal fringe is affected by the risk of flooding from the sea, governed by prevention documents that limit what can be built in certain sectors, and by the loi Littoral, which restricts development near the shore. Coastal retreat is monitored in this area. The old seafront villas, exposed to sea spray, also require sustained upkeep and often show poor energy performance.
