The 2026 figures· Indicative data
3 875€/m²

In La Destrousse, the benchmark price stands at 3 875 €/m² for an apartment. This level reflects a residential market of the Marseille hinterland, dominated by the detached house and by small village blocks, where the supply of apartments remains limited. These values come from DVF data, the French notarised sales database, that is from transactions actually recorded before notaries and not from asking prices. They give an order of magnitude: each property still has to be assessed on its condition, its aspect and its location within the municipality.

Market trends and analysis for La Destrousse

The La Destrousse market is driven by residential pressure from the Marseille metropolitan area: the search for a greener setting, within reasonable distance of Aubagne and Marseille, supports demand for family houses. The steady population growth of the municipality keeps the market tight on quality properties with land, while older homes in need of renovation change hands more slowly. The low annual volume of transactions makes each sale sensitive to the features of the property itself, condition, aspect and location, rather than to a broad trend.

Over the longer term, the path of prices depends on two factors. On one side, the appeal of the Marseille hinterland and the scarcity of building land in a municipality of small area support values. On the other, energy performance is becoming decisive: well-insulated properties gain in value, poorly insulated ones trade at a discount. The transfer of buyers from more expensive municipalities on the coast and around Aix keeps feeding demand for this kind of village.

The history of La Destrousse

La Destrousse occupies a small valley of the Marseille hinterland, among the pine-covered hills that separate the Aubagne basin from the Garlaban range, on the old road linking Aubagne to Aix-en-Provence. The municipality is a recent one: it was created in 1870, by a decree of Napoléon III, out of part of the territory of Peypin. With under three hundred hectares, it remains one of the smallest municipalities of Bouches-du-Rhône by area. Its name is linked either to the Latin tres torres, the three towers, or to the verb détrousser, to rob, in memory of the travellers once robbed at the entrance to the hills.

The history of La Destrousse is that of a wayside village turned residential municipality. Part of the former inter-municipal authority of the pays d'Aubagne et de l'Étoile, today attached to the Aix-Marseille-Provence metropolitan authority, it lives largely to the rhythm of the neighbouring employment areas. Many of its residents work in Aubagne, in Marseille or in the Aix area, and the municipality acts as a link between the Huveaune valley and the Peypin plateau.

The village offers the local services of a foothill settlement: shops, schools and everyday amenities, in a setting of hills and pine woods valued for its quiet. The closeness of the Garlaban and Sainte-Baume ranges, dear to Marcel Pagnol, marks the identity of the area, while the roads towards Aubagne and Marseille carry the daily journeys of working households.

Who buys in La Destrousse

According to INSEE, the French statistics institute, La Destrousse has around 4 133 inhabitants, a population that has risen markedly since the early 2000s. The market is aimed first of all at local households: families and working people from the Aubagne, Marseille and Aix areas looking for a greener setting within reasonable distance of the city. The stock consists mainly of detached houses with land, which steers demand towards buying a main residence rather than towards rental investment. First-time buyers who can no longer find a home in the most expensive coastal municipalities readily turn to this kind of village in the hinterland.

Frequently asked questions

The benchmark price in La Destrousse stands at 3 875 €/m² for an apartment. This figure comes from DVF data, the sales actually signed before notaries. It is an average: depending on floor area, condition, aspect and location, a renovated house with land or an older home in need of refreshing can depart markedly from this base.

The village centre concentrates the shops and part of the older building stock, valued for everyday life close at hand. Around it, the low-rise estates offer houses with a garden, sought after by families for the space and the quiet. Properties on the edge of the hills, well oriented and surrounded by greenery, remain among the most prized in the area.

La Destrousse lies about ten kilometres from Aubagne and some twenty from Marseille, linked by the departmental roads that follow the Huveaune valley and the Peypin plateau. This hinterland position close to the main employment areas explains its residential appeal, road access remaining the dominant means of travel.

The local market is above all a market of houses. A supply of apartments exists, mostly in the centre and in small blocks, but it remains limited. For a buyer, the detached house with land is the dominant product, suited to family life in this foothill setting. An apartment can suit a first purchase or a tighter budget, but most transactions concern detached homes.

The hilly relief and the pine woods expose part of the area to the risk of forest fire, which entails obligations to clear undergrowth around homes. Part of the land is also subject to the planning rules of a municipality of small area. Before any project, it is worth consulting the local planning scheme at the town hall to check whether a plot can be built on and which rules apply.
