Market trends and analysis for La Mézière

The La Mézière market is driven by the momentum of the Rennes metropolitan area, one of the most attractive in western France. The population of the municipality has more than quintupled since the 1960s and continues to rise, carried by working households employed in Rennes who want to become owners. This steady demand bears on a stock made up mainly of detached houses, in a municipality that still has building land thanks to its large area. The Rennes employment base gives this residential appeal a lasting foundation.

Accessibility and retail provision are the second driver of the market. The trunk road towards Rennes and Saint-Malo puts the metropolitan area within daily reach, while the Cap Malo park brings a cinema, leisure facilities and chain stores that reinforce the practical appeal of the municipality. Successive business-park developments have accompanied this growth. This positioning, between a preserved hedgerow setting, local services and quick access to Rennes, explains why prices hold up well compared with municipalities further from the city core.

The history of La Mézière

La Mézière takes its name from the medieval Latin maceria, meaning drystone walls, a reminder of a Gallo-Roman settlement attested between the 1st and 3rd centuries. The site was inhabited far earlier still: a standing stone known as la Roche Blanche and remains from the Neolithic, the Bronze Age and the Iron Age point to continuous human presence. The parish is mentioned in written sources from 1235 onwards. Set on a hedgerow plateau north of Rennes, the municipality today covers more than sixteen square kilometres, one of the largest in its group of municipalities.

In the Middle Ages, La Mézière lay on the roads linking Rennes to northern Brittany. In 1380, Duke Jean IV set up camp here to negotiate with the Earl of Buckingham, an episode that illustrates the strategic position of the area. Like many parishes in the region, the village suffered during the Wars of Religion and was burned down in 1597. Over the following centuries, La Mézière remained a rural municipality, given over to farming and livestock on its hedgerow land, away from the great upheavals of the towns.

The second half of the 20th century transformed the municipality. From 920 inhabitants in 1962, La Mézière now exceeds 5 000, carried by the pull of Rennes and by the trunk road towards Saint-Malo. Along that road, the large Cap Malo retail park has developed, with a cinema, chain stores and specialist outlets, on what is known locally as the route du Meuble, the furniture road. In 2012, the development of a business park led to archaeological excavations on the site of les Lignes de la Gonzée, a reminder of how long the area has been settled. The municipality belongs to the Val d'Ille-Aubigné group of municipalities.

Who buys in La Mézière

According to INSEE, the French statistics institute, La Mézière has around 5 033 inhabitants, a population that has more than quintupled since the 1960s under the effect of suburban growth around Rennes. The housing stock consists overwhelmingly of detached houses, occupied as main residences by their owners. Buyers are mainly families and working households from the Rennes metropolitan area looking for a house and a greener setting than the city core. The share of second homes is low: the municipality belongs to the residential commuter belt oriented towards Rennes rather than to tourism, despite its old heritage and its hedgerow landscape.

Frequently asked questions

The average price recorded in La Mézière is 2 843 €/m², an intermediate level for the northern belt around Rennes. This figure comes from DVF data, the French record of sales actually signed before notaries. It is an average: a new house on a recent estate and an old longère farmhouse do not trade at the same price. An accurate valuation must take into account the floor area, the condition and the location of the property.

La Mézière combines an old village centre, numerous housing estates built as the Rennes commuter belt expanded and, along the trunk road, the large Cap Malo retail park. The quiet residential neighbourhoods close to the schools and services of the village centre are the most sought after. As the municipality is one of the largest in the area, properties further from the centre offer more land and a hedgerow setting, at the cost of greater reliance on the car.

La Mézière lies about a dozen kilometres north of Rennes, linked by the trunk road towards Saint-Malo and by the local transport network. The municipality is part of the Val d'Ille-Aubigné group of municipalities, within the catchment area of the Rennes metropolitan area. This access to Rennes and its jobs, combined with more moderate prices than in the central conurbation, feeds the residential appeal of the municipality.

The La Mézière market is very largely dominated by the detached house, which makes up the bulk of the residential stock. Apartments are few and are concentrated in a handful of recent developments in the village centre. Families come here looking for land, quiet and proximity to Rennes. This predominance of the detached house, combined with steady demand from the metropolitan area, keeps prices for houses on the market firm.

La Mézière offers a commuter-belt setting dominated by hedgerow countryside, across a large territory north of Rennes. Its older heritage, from the standing stone of la Roche Blanche to the medieval parish, sits alongside recent facilities and the Cap Malo retail park, which brings a cinema and shops. This balance between local services, a preserved rural setting and quick access to Rennes is one of the main assets of the municipality for the households who settle here.
