The 2026 figures· Indicative data
3 023€/m²

In La Mulatière, the average price of apartments comes out at 3 023 €/m², based on sales actually registered in DVF data, the French notarised sales database kept by notaries. This level remains below that of neighbouring Lyon and of the residential municipalities of western Lyon, while exceeding several towns in the south of the metropolitan area. On this dense and constrained territory, one of the smallest in the Lyon metropolitan authority, supply consists mainly of apartments; houses are rare and trade at significantly higher levels. A view over the Saône or the Rhône, the floor, the condition of the property and its energy performance explain a good share of the price gaps. These figures, drawn from transactions signed before notaries, offer a reliable municipal benchmark; an accurate valuation then relies on comparable sales, examined property by property.

Market trends and analysis for La Mulatière

The La Mulatière market is that of a dense and constrained municipality, where demand remains sustained by the immediate proximity of Lyon and the Confluence. The scarcity of supply, for lack of available land, limits the volume of sales and maintains a certain tension, particularly on properties with a view over the water or outdoor space. Energy performance has become a negotiating criterion on the older stock along the Saône.

The functional link to the Lyon metropolitan area, through public transport and urban continuity with the Confluence, is the main driver of value growth in the medium term. For a seller, a well-located and correctly valued property finds a buyer quickly, while a price set too high, in a market where buyers compare with neighbouring municipalities, lingers for a long time. Properties with a view or a terrace remain the most sought after.

The history of La Mulatière

La Mulatière occupies a singular position, stretching along the right bank of the Saône, the last municipality before its confluence with the Rhône, at the southern tip of the Lyon Presqu'île. The site has been frequented since Antiquity, as shown by the old Roman road of the chemin de Fontanières. From the Middle Ages to the 19th century, the site hosted the residences of bourgeois Lyon families.

The municipality takes its name from Clément Mulat, consul of Lyon at the end of the 15th century, whose family owned land on these slopes. La Mulatière was only established as a municipality in 1885, separated from Sainte-Foy-lès-Lyon, of which it formed a hamlet. With a small territory, a large part of which is occupied by rivers, it ranks among the smallest municipalities of the Lyon metropolitan authority.

The relationship with water has left a lasting mark on the municipality's identity, between its lock-dam on the Saône, its tradition of water jousting and its aquarium set above the confluence. Long industrial and working-class, La Mulatière has gradually turned towards housing, driven by its immediate proximity to Lyon.

Who buys in La Mulatière

With just over 6 500 inhabitants on a tight territory, La Mulatière attracts households who want to remain in direct contact with Lyon without paying its city-centre prices. Workers employed in the metropolitan area, young couples and first-time buyers look for a well-connected apartment here, while families compete for the rare hillside houses. Rental demand is supported by the closeness of public transport and of the Confluence, which place the municipality a few minutes from the heart of the Lyon urban area.

Frequently asked questions

The average price of apartments in La Mulatière is 3 023 €/m², based on DVF transactions actually completed before notaries. This average covers varied situations, from the older building on the banks of the Saône to more recent housing. The floor, the view over the water, the general condition and energy performance explain the gaps around this value. A reliable valuation relies on comparable sales rather than on the municipal average alone.

The municipality's territory is one of the smallest in the Lyon metropolitan authority, wedged between the Saône, the Rhône and the hillsides, with a notable part of its area occupied by rivers. Land available for detached houses is therefore very limited, and housing consists mainly of apartments. The few hillside houses that come onto the market trade at levels noticeably higher than those of apartments.

Yes, to a large extent. La Mulatière directly borders Lyon and the Confluence district, which makes it attractive for workers in the metropolitan area. Its prices nonetheless remain more affordable than those of Lyon proper, which makes it a gateway to the urban area. The quality of transport links and the aspect, notably the view over the water, play a marked role in the value of a property.

The municipality combines a prime location at the confluence of the Rhône and the Saône, quick connections to Lyon and a setting shaped by water, with its quays, its aquarium and its nautical traditions. This positioning makes it a sought-after market for those who want to live close to Lyon in a municipality on a human scale. The scarcity of land supports the value of properties over the long term.
