2 674€/m²

The average price of apartments in La Talaudière stands at 2 674 €/m², based on DVF data, the French notarised sales database, covering transactions actually registered with notaries. A municipality in the Loire department set in the Onzon valley, a few kilometres north-east of Saint-Étienne, La Talaudière grew out of the La Chazotte coal mines, before converting into an industrial and residential hub of the Saint-Étienne urban area. The local market sits above that of Saint-Étienne and of several municipalities of the former mining basin, which reflects demand from working households seeking a suburban setting close to the city. The value of a property depends heavily on its location, between the village centre, the recent housing developments and the areas next to the business park, as well as on its condition, its floor area and the presence of outdoor space.

Market trends and analysis for La Talaudière

The market in La Talaudière is part of the dynamics of Saint-Étienne Métropole, of which it is one of the residential municipalities close to the urban core. With a little over seven thousand inhabitants, the town benefits from steady demand from working households looking for a suburban setting on a measured budget. The industrial heritage, still alive through the Molina-La Chazotte business park, structures the territory between residential neighbourhoods and employment areas.

Several factors sustain the appeal of the municipality. The immediate proximity of Saint-Étienne, road links along the Onzon valley and a price level below that of the residential municipalities in the north of the urban area are assets for buyers. Conversely, the industrial image inherited from the mining basin and the proximity of the business areas can weigh on some sectors. The market therefore remains uneven depending on the location, condition and surroundings of the property.

The history of La Talaudière

La Talaudière was long a mere hamlet of Sorbiers, mentioned in records as early as the late 14th century. Its fate changed in the 19th century with the working of the La Chazotte coal mines, granted as a concession by royal ordinance in 1825. The mining boom attracted a working-class population and transformed local life, to the point that the hamlet broke away from Sorbiers to become a municipality in its own right in 1872.

Coal shaped the landscape and economy of the municipality for more than a century. Mining at La Chazotte continued until the pits closed in 1968, as part of the general decline of the Loire coalfield. The end of coal then forced La Talaudière into a long conversion, built on two assets: its position on the doorstep of Saint-Étienne and the presence of a large workforce.

The municipality has since established itself as an industrial and residential hub of Saint-Étienne Métropole, the metropolitan authority. The Molina-La Chazotte business park, the largest in the urban area, brings together many engineering, food-processing and equipment companies, heirs to the local industrial tradition. Around this activity, the village centre and the housing developments are home to a working population that values the immediate proximity of Saint-Étienne and a quieter way of life.

Who buys in La Talaudière

La Talaudière has around 7 133 inhabitants. The housing stock combines detached houses, which predominate in the village centre and the hillside housing developments, with modest-sized apartment buildings. Main residences make up most of the stock, with a large share of owner-occupiers. Buyers are mainly working households from the Saint-Étienne urban area, including many first-time buyers, drawn by prices more measured than in the residential municipalities in the north of the urban area and by the proximity of employment zones.

Frequently asked questions

The average price of apartments in La Talaudière is 2 674 €/m², based on DVF transactions actually completed before notaries. This average covers differences by location, between the village centre, the hillside housing developments and the areas near the business park, as well as by the condition, floor area and aspect of the property. A renovated home with outdoor space sells above this benchmark.

La Talaudière sits above Saint-Étienne, whose market remains more affordable. The gap is explained by the residential profile of the municipality, its suburban setting and its modest size, which limit supply. The immediate proximity of Saint-Étienne and quick access to employment zones sustain steady demand from households who prefer a quieter environment than the centre of the metropolitan area.

La Talaudière is connected to Saint-Étienne by the roads of the Onzon valley and by the public transport of the metropolitan area, over just a few kilometres. This quick access to the Saint-Étienne employment hubs is one of the main drivers of local property demand, particularly for workers who want to stay close to the city while keeping their housing budget under control.

The Molina-La Chazotte business park occupies a large part of the territory, away from the residential areas of the village centre and the housing developments. It is an asset for local employment, but housing has developed around distinct, more sought-after neighbourhoods. The precise location of the property, its distance from the business areas and its immediate surroundings are criteria to examine carefully when buying.

La Talaudière is among the municipalities of the Saint-Étienne urban area where prices remain contained, which makes it a point of entry for many first-time buyers. The benchmark price of 2 674 €/m² for apartments is below that of the residential municipalities in the north of the metropolitan area. The trade-off is a market where location, between the village centre, housing developments and business areas, makes a real difference.
