In Lanton, the average apartment price stands at 3 989 €/m², based on DVF transactions actually registered with notaries (DVF is the French record of notarised property sales). The municipality stretches along the north-eastern shore of the Arcachon basin and brings together four villages, Lanton, Cassy, Taussat and Blagon, with distinct characters. The stock remains largely dominated by houses; apartments, in the minority, are concentrated near the harbours and in a few recent schemes. This average covers marked gaps depending on closeness to the water, the aspect, the year of construction and the condition of the property. The highest values are found along the basin frontage, at Taussat and at Cassy.
Prices from the DVF file (Demandes de valeurs foncières, published by the DGFiP), transactions actually recorded at the notary at municipality level. Cross-referenced with the Notaires de France - INSEE indices. Learn more about our methodology.
The Lanton market is carried by demography and by Bordeaux demand. The municipality is among the areas of the Arcachon basin where the population rises steadily, under the effect of Bordeaux suburbanisation and of the search for a setting between water and pine forest. That sustained demand meets constrained supply: the Coastal Act, the preservation of the shores and of the natural areas limit buildable land. New schemes are concentrated in a few sectors, which keeps prices under pressure for houses as well as for the rare new apartments.
Several factors sustain the appeal. The closeness of the Bordeaux metropolitan area, some forty kilometres away, and the spread of remote working have brought Lanton nearer the regional employment area. Oyster farming, tourism and water sports support a service economy, more pronounced in summer around the harbours of Cassy and Taussat. Dwellings on the basin frontage concentrate the value, which widens the gap with the inland sectors. The notable share of second homes and the marine submersion risk, which weighs on the low-lying areas, remain factors of sensitivity in the local market.
Lanton sits above Audenge, its neighbour on the eastern shore, but below Andernos-les-Bains, on the northern shore, and far behind the peninsula of Lège-Cap-Ferret, the most expensive in the area.
Lanton occupies the north-eastern shore of the Arcachon basin, in the pays de Buch. The site has long been inhabited: the place name appears in the form Lenton in 1235, the year in which the places of Cassy and Taussat are also mentioned, and is thought to derive from a personal name, Lentus, attested in Aquitaine. The church of Notre-Dame de Lanton, built in the twelfth century, is among the oldest on the basin; it stands on the coastal path taken by pilgrims to Santiago de Compostela. For a long time the population lived on fishing, on winegrowing and on the resin drawn from the Landes pine forest.
The municipality is made up of four villages with their own histories, Lanton, Cassy, Taussat and Blagon. Taussat took off as a seaside resort from 1856: fine villas rose there facing the basin, today known as the belles de Taussat. The painter Henri de Toulouse-Lautrec stayed there every year at the villa Bagatelle, from 1895 until his death in 1901. The harbour of Taussat, dug by hand from 1855, was inaugurated in 1878. In 1875 the balloon Zénith, holder of a duration record, landed within the municipality, an episode that has stayed in local memory.
Cassy saw its real development at the beginning of the twentieth century, driven by oyster farming, tourism and sea bathing. Its harbour, active all year, lines up oyster huts, restaurants and a fishmonger around more than two hundred moorings. The Gardarem open-air museum keeps more than six hundred tools of oyster farmers and resin tappers, witnesses to the traditional trades of the basin and to Gascon heritage. From the second half of the twentieth century, and especially since the 2000s, Lanton has seen strong residential growth, carried by the appeal of the basin and by the spread of the Bordeaux metropolitan area, which has taken the municipality from a maritime village to a suburban town of more than seven thousand inhabitants.
Lanton has 7 337 inhabitants, according to INSEE, the French national statistics office, a steadily rising population driven by the arrival of households from the Bordeaux urban area and from around the basin. The housing stock reflects the residential and seaside role of the municipality: according to INSEE, houses account for around 86 % of dwellings and apartments only 13 %, while second homes make up nearly 22 % of the stock. Owner-occupiers form nearly three quarters of households. Buyers are mainly families and working people employed in Bordeaux or around the basin, retirees drawn by the setting between water and forest, and buyers looking for a seaside base.
The average apartment price in Lanton stands at 3 989 €/m², based on DVF transactions actually completed before notaries. This average covers varied situations, from a dwelling close to the harbours of Cassy or Taussat to one set further back among the pines. Closeness to the water, the aspect, the year of construction and the energy rating explain most of the gaps. Since the market is mainly geared to houses, the number of apartments sold each year remains limited.
Properties close to the basin frontage are among the most in demand: the surroundings of the harbours of Cassy, Taussat and Fontainevieille, as well as the villa quarter of Taussat-les-Bains, for direct access to the water and to the coastal paths. The village of Lanton, around the church of Notre-Dame, offers dwellings closer to the shops. Blagon, inland and on the edge of the forest, generally stays more affordable for a comparable floor area.
Lanton is linked to Bordeaux and to the rest of the basin by road, the route joining Facture-Biganos and then the Bordeaux ring road. The station of Facture-Biganos, the main rail gateway of the northern basin, gives access to Bordeaux Saint-Jean by regional train. The cycle paths around the basin serve the neighbouring municipalities and are very busy in season. For commuting to the urban area, the car nevertheless remains the dominant mode.
Several municipalities of the Arcachon basin, classified as tight housing market areas, have voted an increase in the council tax on second homes and regulate the letting of furnished tourist properties. These measures vary from one municipality to another and change each year. Since second homes account for a notable share of the stock in Lanton, these rules concern many owners. Before a second-home or seasonal letting project, their exact terms should be checked with the town hall and the tax office.
Lanton is a house market: detached housing and villas dominate by far, and most transactions involve houses with a garden. Apartments, rarer, are concentrated near the harbours and in a few recent schemes; that is the segment the reference price of 3 989 €/m² reflects. The choice depends above all on the budget, on how close to the basin you want to be and on the need for outdoor space. As the municipality is exposed to marine submersion risk, it is prudent to consult the local planning scheme.
