The 2026 figures· Indicative data
4 680€/m²

The average price recorded in Lattes stands at 4 680 €/m². That value relates to a stock more recent than the department average, shaped by the schemes of the past decades: blocks around the Port Ariane marina, developments in Boirargues along the tram line, town houses in Maurin and in the old centre. Apartment blocks dominate in the areas close to Montpellier and to the marina, while individual housing remains well represented in the detached-house districts. Houses and villas trade at a level very close to that of apartments, without forming a separate market. These figures come from the DVF database, which lists the transactions actually registered with notaries.

Market trends and analysis for Lattes

The Lattes market rests first of all on its position at the gateway to Montpellier, in a metropolitan area whose population and employment are growing. The municipality captures demand from households looking to live in contact with the city while enjoying an environment of plain and lagoons, a short distance from the beaches of Palavas and the coastal strip. Recent construction, around Port Ariane and Boirargues, has fed supply, but pressure remains strong on family apartments and on houses in the detached-house districts.

The arrival of an additional tram stop at Boirargues at the start of 2026 strengthens transport links and supports interest in that area. As everywhere, energy performance has become a bargaining point, in particular for the oldest homes. Flood risk, real across part of the territory, also enters the discussion and can weigh on certain exposed properties. Lying between Montpellier and the coastal strip, Lattes occupies an intermediate place in the market, higher than the central city but behind the seaside resorts.

Backing onto the south of Montpellier, Lattes sits above the central city and Castelnau-le-Lez, but below the seafront municipalities such as Palavas-les-Flots, whose prices benefit from seaside appeal.

The history of Lattes

The history of Lattes begins with Lattara, an ancient port set on the edge of the former delta of the Lez. Founded around the sixth century BC, that trading post operated for nearly eight centuries, until the third century AD. It was one of the great commercial crossroads of the western Mediterranean, where Etruscans, Greeks, Iberians, Romans and local Gaulish peoples met. The site, buried under alluvial deposits, was rediscovered in 1963 during farm works, then excavated by the archaeologist Henri Prades and his teams.

Those excavations, continued by the CNRS, the French national research centre, from the 1980s, yielded thousands of objects: ceramics, glass urns, coins, mosaics, steles, as well as the tombs of the Saint-Michel necropolis. The Lattara archaeological site and the museum that bears the name of Henri Prades today keep and display that heritage, in the very heart of the municipality. The gradual silting of the lagoon eventually pushed the sea away and cut the port off from its outlet, causing ancient Lattara to decline in favour of a modest medieval village.

Contemporary Lattes rebuilt itself in the orbit of Montpellier, whose southern boundary it adjoins. The municipality is made up of three parts: Lattes-Centre, on the banks of the Lez, the village of Maurin to the west and the Boirargues area to the north-east. The creation of Port Ariane, a marina linked to the Lez and lined with café and restaurant terraces, has given the municipality a new centre of life. The population has risen sharply in step with the expansion of the metropolitan area, making Lattes a prized residential municipality between city, lagoons and coast.

Who buys in Lattes

Lattes has around 17 351 inhabitants, spread between the centre on the banks of the Lez, the village of Maurin and the Boirargues district. Its housing stock is more recent than the Hérault average: it mixes apartment blocks from the past decades, notably around Port Ariane and along the tram line, with a detached-house fabric inherited from suburban growth. Buyers are first of all working households employed in the Montpellier metropolitan area who are looking for a more open setting, a few minutes from the city. There are also families won over by the proximity of the lagoons and the beaches, as well as retired people drawn by the nearby coast. The market remains driven by that twofold appeal, between Montpellier employment and a lagoon environment.

Frequently asked questions

The average recorded stands at 4 680 €/m², calculated from the sales registered with notaries and published in the DVF database. It is a municipal average, which covers a recent apartment in Port Ariane as well as a house in Maurin. The address, the floor level, the proximity of the tram, the year of construction and the energy performance explain most of the gaps. For a reliable valuation, it is better to rely on comparable sales than on the average alone.

The municipality reads as three parts. Lattes-Centre, on the banks of the Lez, brings together the historic heart, the archaeological site and the recent Port Ariane district around its marina. Maurin, to the west, keeps a village identity. Boirargues, to the north-east, grew along the business areas and now benefits from the tram. These areas do not sell at the same level, depending on their age and their transport links.

Lattes directly touches the southern boundary of Montpellier. Tram line 3 serves the municipality, with a stop at Boirargues brought into service at the start of 2026 that brings this district closer to the network. The A709 and A9 motorways run along the territory and make car journeys easier. The centre of Montpellier is reached in around fifteen minutes, which largely explains the residential appeal of the municipality.

Yes, individual housing remains present, above all in the detached-house districts of Maurin and on the edges of the centre. Houses and villas trade there at a level very close to that of apartments, without forming a separate market. Properties with a garden and a good aspect, close to the shops or to the tram, are the most sought after. Valuing a house depends first of all on its plot, its condition and its location.

Part of the territory, in particular Lattes-Centre, is built in the flood plain of the Lez, protected by dykes; the village of Maurin was threatened by dyke failures on the Mosson during the Cévennes floods of 2002 and 2003. Flood risk should therefore be checked in the planning documents and in the état des risques, the statutory natural-hazard disclosure, before any purchase. Letting a furnished tourist property also requires a declaration at the town hall.
