The 2026 figures· Indicative data
4 651€/m²

The average price of apartments in Le Pradet stands at 4 651 €/m², based on DVF transactions actually registered with notaries. The municipality, at once residential and seaside, mixes a village centre, districts of detached houses and coastal sectors around the beaches of La Garonne, Les Oursinières and Le Pin de Galle. This municipal average therefore covers contrasting situations: apartments close to the shore and to the small harbours sit above properties in the centre or in the districts set back from the sea. Floor area, storey, the presence of outdoor space and proximity to the sea explain most of the gaps from one sale to another. The stock includes a large share of houses, which makes the supply of apartments more limited in some sectors. These figures are a municipal benchmark, to be refined for each property.

Market trends and analysis for Le Pradet

The Le Pradet market rests on its dual nature, residential and seaside, within the Toulon conurbation. Demand comes both from working households looking for a Mediterranean setting close to their work and from second-home buyers drawn by the coast. The scarcity of shoreline land, protected by the loi Littoral, France's coastal planning act, and the sought-after character of the municipality keep prices clearly above those of the heart of the Toulon conurbation.

On the supply side, the municipality is largely built up and its territory, hemmed in between hills and sea, leaves little room for large new developments, which concentrates transactions on the existing stock. Energy renovation is becoming a bargaining point, particularly for older dwellings in the estates built between the 1960s and the 1980s. Proximity to Toulon, whose market remains more affordable, places Le Pradet in the upper range of the coastal municipalities of the roadstead, alongside the neighbouring resorts of the Var coast.

average €/m²

Le Pradet sits above its parent municipality, La Garde, and above the heart of Toulon, within the range of the coastal municipalities of the roadstead. It remains below the most highly rated resorts of the Var coast. Its seafront position within the Toulon conurbation explains that in-between standing.

The history of Le Pradet

Le Pradet is a recent municipality: until 1894 it was only a hamlet of La Garde, from which it broke away that year to become an independent commune. The name is thought to come from the Provençal word for a meadow or a small pasture. Backing onto the hills and opening onto the roadstead of Toulon, the village lived on farming, vines and coastal fishing before seaside tourism changed its vocation.

The defining episode of its history is the Cap Garonne copper mine. In 1857, merchants from Marseille obtained permission to work the sandstone of the cape, where copper and lead had been noticed; extraction then ran from 1862 to 1917. The ore, poor in copper, made the operation difficult and often loss-making, but the site proved of exceptional mineralogical richness, with many species recorded. Refitted, the mine is today a museum open to the public, one of the few seaside mining sites accessible in France.

In the twentieth century, Le Pradet became a residential and holiday municipality of the Toulon conurbation. Its indented coastline, between the Cap Garonne and the pointe de Carqueiranne, lines up several beaches and the small harbour of Les Oursinières, while the Navale estate and the natural coastal spaces have been partly preserved from development. The immediate proximity of Toulon and Hyères fed steady population growth and the building of housing estates on the hillsides.

Who buys in Le Pradet

Le Pradet has 10 933 inhabitants. The municipality combines a residential role for the Toulon conurbation with seaside appeal, which shows in a stock mixing detached houses on the hillsides with apartments closer to the shore, and a notable share of second homes near the beaches. Buyers divide between families and working households employed in Toulon, La Garde or the neighbouring employment areas, retired buyers drawn by the Mediterranean setting, and second-home purchasers. That diversity sustains steady demand across a territory where coastal land is limited.

Frequently asked questions

The average price of apartments in Le Pradet is 4 651 €/m², established from DVF sales actually completed before notaries. It is a municipal average that blends seafront properties with those in the centre or in the districts set back from the sea. Proximity to the beaches, the view, the storey and the presence of a terrace make values vary appreciably around that reference. For a specific property, a valuation based on comparable sales remains the best approach.

The seafront concentrates demand, around the beaches of La Garonne, Les Oursinières and Le Pin de Galle, as well as the small harbour of Les Oursinières. These sectors, where supply is limited by coastal protection, sit at the top of the local market. The village centre and its shops form a more accessible hub, as do the hillside estates, which often offer open views over the roadstead. Distance from the sea and the presence of outdoor space remain the main drivers of value.

The two markets coexist. Le Pradet has a large share of detached houses, on the hillsides and in the estates, alongside apartments that are more present near the coast and in the centre. The municipal average price of 4 651 €/m² concerns apartments; the supply of houses, more keenly contested, is handled case by case according to the plot, the view and the orientation. The choice depends on budget, on use, main or second home, and on how close to the sea you want to be.

Le Pradet is directly linked to Toulon, a few kilometres away, and to Hyères by the coastal road and the conurbation's main routes. The municipality is served by the transport network of the Toulon metropolitan area, and both Toulon-Hyères airport and Toulon station are close by. That access to employment areas and services supports demand for main residences, on top of the seaside appeal for second homes.

Part of the territory is covered by the loi Littoral, the coastal planning act that limits development near the shore, and by the protection of natural coastal areas. The hillside sectors can be exposed to wildfire risk, governed by clearance obligations. The local planning scheme and the coastal easements should be consulted before any project, in particular for an extension or a new build. On older properties, the energy performance certificate and the condition of the installations deserve close examination.
