In Le Relecq-Kerhuon, the average price of apartments stands at 2 747 €/m², based on sales actually recorded in the DVF database of notarised transactions. This average covers a housing stock where the detached house is largely dominant, the apartment remaining a minority in this municipality on the bank of the Élorn. Differences come from the area, between the village of Le Relecq, the Kerhuon district and the edges of the roadstead, from how close a home is to the water and to the routes into Brest, and from its condition and energy performance. These notarised figures give a municipality-wide benchmark; a reliable valuation then rests on comparable properties.

Market trends and analysis for Le Relecq-Kerhuon

The Le Relecq-Kerhuon market is driven above all by its place within Brest métropole and by the immediate closeness of the central city. Working households and families employed in Brest look here for a house with a garden, a few minutes from their job, in a quieter setting on the banks of the Élorn. That demand meets a mainly suburban housing stock, where the supply of family houses remains limited. Well-located properties, close to schools, shops and road access, find buyers quickly and concentrate the value.

The quality of the location and energy performance now account for most of the price differences. A bright home, close to the roadstead or the bridges, and correctly rated in its energy assessment sells faster than an energy-hungry property, on which buyers ask for a discount. The view over the estuary, the presence of a garden and the general condition of the building make values vary sharply from one area to another. Reliance on jobs in Brest and the appeal of a coastal setting at the gates of a large city remain the main engines of the local market.

The history of Le Relecq-Kerhuon

Le Relecq-Kerhuon long remained a simple enclave of Guipavas, with no legal existence of its own. The parish of Le Relecq-Kerhuon was created on 6 January 1869 by a decree signed by Emperor Napoleon III, the first recognition of a local identity. The municipality itself came into being on 30 March 1896, when Guipavas was split in two: the villages of Le Relecq, Kerhor, Kermadec, Sainte-Barbe and Camfrout broke away to form a new municipality of around 3 500 inhabitants over 643 hectares. This late separation explains why the town grew around several village cores rather than a single old centre.

The municipality lived turned towards the sea and the Élorn estuary. In the early 20th century, Le Relecq-Kerhuon was a genuine fishing port, with some sixty boats working the inshore waters. As early as the 18th century, the Brest navy had set up timber yards in the Kerhuon cove for shipbuilding. In the late 19th and early 20th centuries, the arrival of a national powder works at Le Moulin-Blanc and of a pyrotechnics plant at Saint-Nicolas drew a large working population and lastingly fixed the industrial and maritime vocation of the town.

The railway also left its mark on the area: a viaduct was inaugurated on 25 April 1865 and the line served the municipality through the Kerhuon and Rody stations. In 1930 the Albert-Louppe bridge, some 888 metres long and designed by the engineer Eugène Freyssinet, crossed the Élorn and linked the Brest area directly to the Plougastel peninsula and to Cornouaille; it was doubled in 1994 by the Iroise bridge. Le Relecq-Kerhuon is today a residential municipality of Brest métropole, facing the roadstead and the estuary, valued for its setting between town and water.

The stock is dominated by the detached house, which accounts for nearly three quarters of the homes; apartments make up a little more than a quarter, according to INSEE. Around 72 % of households own their home. Buyers are mainly families and working households employed in Brest or across the metropolitan area, drawn by the closeness of the city, the schools and a way of life on the banks of the Élorn.

Frequently asked questions

The average price of apartments in Le Relecq-Kerhuon is 2 747 €/m², based on DVF transactions completed before notaries. This average mixes properties from very different areas and in very different condition, from homes close to the roadstead to those further back. Location, the floor, general condition and energy performance explain most of the differences. In a market where the house dominates, a reliable valuation rests on comparable sales rather than on the municipal average alone.

On the whole, yes. Le Relecq-Kerhuon sits slightly above Brest, the neighbouring central city, and at a level close to Guipavas, the municipality it separated from. This position reflects its status as a sought-after residential municipality of the metropolitan area, its smaller size and its setting on the banks of the Élorn estuary. Demand from families looking for a house a few minutes from Brest supports prices here.

The municipality formed around several cores: the village of Le Relecq, the Kerhuon district, and former hamlets such as Sainte-Barbe or Camfrout. The edges of the roadstead and the estuary, with a view of the water, are the most sought after, while the residential areas further back offer houses of varying sizes. Closeness to the routes into Brest and to the bridges over the Élorn also weighs on the value of a property.

Clearly to houses. According to INSEE, nearly three quarters of the homes in Le Relecq-Kerhuon are detached houses, and around 72 % of households are owner-occupiers. The apartment remains a minority and is concentrated mainly in a few developments and near the main roads. This makeup steers family demand towards buying a house, which makes properties with a garden particularly contested when they come to market.

The municipality is well connected to Brest, with which it shares a boundary. It has a railway halt on the Brest to Quimper line and is served by the Bibus network of Brest métropole. By car, the Albert-Louppe and Iroise bridges cross the Élorn and give access to the Plougastel peninsula and to the RN165 trunk road. This access to the jobs and services of Brest is one of the drivers of the residential appeal of the municipality.
