Market trends and analysis for Le Taillan-Médoc

The property market of Le Taillan-Médoc is driven by the momentum of the Bordeaux metropolitan area. The population has more than doubled since the 1970s and continues to grow, the municipality taking in households pushed out of the heart of Bordeaux by rising prices. That demographic pressure supports demand, in particular for family houses with a garden. The position on the edge of the Médoc, between forest, vines and natural land, is an argument buyers look for, which explains values above those of the Bordeaux right bank.

Road access and belonging to Bordeaux Métropole remain underlying engines, despite the absence of a tram. The availability of land, greater than in the first ring, long allowed housing estates and a few new schemes, which keeps price pressure in check. Conversely, the protection of the wooded land, the vines and the jalles limits urban spread and makes building land scarce. How the market develops will depend on the pace of new construction and on the lasting appeal of this north-western route towards Bordeaux.

The history of Le Taillan-Médoc

The name of Le Taillan-Médoc has its origin in the Latin Ortellano, recorded in 1027, which referred to the estate of a certain Ortelius. The form then changed, passing through Autellanu, before settling as Le Taillan around 1250. The Médoc suffix was added only in 1925, to place the municipality clearly at the entrance to the wine-growing peninsula. The area has been occupied for a very long time: a polished Neolithic axe was found there in 1906, and an old house still holds a fireplace from the 12th century. Those early traces are a reminder that the village long predates the modern building linked to Bordeaux.

The heritage of Le Taillan-Médoc is marked by the château du Taillan, also known as the château de la Dame Blanche. From the Middle Ages, monks attached to the Sainte-Croix abbey of Bordeaux worked the local resources and laid the foundations of the vineyard. The present château was built in the 18th century, then listed as a historic monument in 1964. It covers an estate of about a hundred hectares, including some thirty-five hectares of vines that produce a wine classified cru bourgeois supérieur. That wine-growing presence, backed by the forest and by the wet meadows of the jalles, explains the local motto between towns and vines and the image of a municipality on the edge of the Médoc.

Recent history is one of rapid suburban growth. Le Taillan-Médoc joined the Bordeaux urban community in 1968, which sped up the building of housing estates. The population, at around 1 376 inhabitants in 1954, reached 7 885 inhabitants in 1999, before continuing to grow. The storm of December 1999 badly damaged the municipal forest, which was then the subject of replanting programmes. Now part of Bordeaux Métropole and lying thirteen kilometres north-west of the centre of Bordeaux, the municipality keeps a spread-out shape, mixing the old village, residential estates, wooded land and plots of vines. That path explains the residential face it presents today.

Who buys in Le Taillan-Médoc

The municipality has 11 073 inhabitants according to INSEE, the French statistics institute, at the end of strong population growth. The market is aimed first of all at households settling for the long term: according to INSEE, close to 96 % of homes are main residences, second homes being almost non-existent. The stock is overwhelmingly made up of detached houses, with around 84 % of houses against 16 % of apartments, which steers demand towards families looking for a house with a garden. Owner-occupiers make up close to 73 % of residents, against around 26 % of tenants, part of them in social housing. That residential profile sets Le Taillan-Médoc apart from the denser municipalities of the Bordeaux metropolitan area.

Frequently asked questions

The median price stands at around 3 465 €/m², according to DVF data drawn from transactions actually signed before notaries. That level reflects a market dominated by the detached house. Differences from one area to another are real: the residential estates close to the forest and the vines sit above the average, while flats in blocks and social housing remain more affordable. A precise valuation takes into account the condition of the property, its floor area and its location.

The municipality is organised around its village centre, where the shops and a few blocks of flats are concentrated, and around large residential estates. Those estates have spread towards the wooded land and the edges of the vines, while the area around the château du Taillan keeps a more natural setting. Recent schemes and social housing sit rather close to the roads served by buses. The choice of an area often depends on how close it is to the forest, to the schools and to the links towards Bordeaux.

The municipality is not served by the tram, but it has several bus routes of the TBM network that reach the terminals connected to the Bordeaux network. The D 1215 departmental road, which links Bordeaux to Soulac-sur-Mer, crosses the area and forms the main route towards the ring road and the centre of Bordeaux, some thirteen kilometres away. That road access, more than rail, explains part of the residential appeal of the municipality among working people of the metropolitan area.

The local market is very largely geared to the detached house, which accounts for close to 84 % of homes according to INSEE. Apartments do exist but remain limited in number, concentrated near the village centre and in a few recent schemes. A buyer looking for a house with a garden therefore has a wider choice, whereas demand for apartments meets a narrower supply. That make-up of the stock has a direct effect on selling times and on room for negotiation, depending on the type of property sought.

The property tax depends on the rate voted by the municipality and by Bordeaux Métropole, applied to the cadastral rental value of the property. As across the Bordeaux metropolitan area, rates have been revised over recent years. The actual amount varies widely with the floor area, the age and the location of the home. Before buying, it is useful to ask the seller for the exact amount of the property tax, since that charge weighs on the owner budget every year.
