Property Prices in Les Angles

The 2026 figures· Indicative data
3 261€/m²

Les Angles occupies the Capcir plateau, set apart from neighbouring Cerdagne, between the Matemale and Balcère lakes and the forest bordering the high plateau. This position as a four-season resort, where winter skiing sits alongside hiking, swimming and fishing in summer, shapes a market of its own. The average price of apartments here comes out at 3 261 €/m², based on DVF data, the French notarised sales database, which records the transactions actually registered with notaries. Second homes dominate this stock: people buy here for holidays and weekends in season, rarely to live year-round. Demand focuses mainly on studios and apartments in the village resort, whose slopes run down to the first houses. An altitude close to 1 600 metres, aspect, distance to the lifts and access to the lakes make the value of a property vary widely, while the relief and the limited space on the plateau restrict buildable land.

Market trends and analysis for Les Angles

Property turnover in Les Angles stems from its nature as a resort: a large share of homes change hands as holiday plans and wealth decisions evolve, which sustains a solid volume of sales for a municipality of fewer than 600 inhabitants. New-build supply, by contrast, remains constrained. The relief of the Capcir and the space available on the plateau leave little room for construction, so transactions are concentrated on resales and renovations within the existing housing stock.

The dual asset of skiing and the lakes explains why prices hold up. The ski area running down to the village, the wildlife park, the Matemale and Balcère lakes and the proximity of Font-Romeu fuel visitor numbers that extend well beyond the local area, in winter as in summer. Conversely, distance from major employment hubs, altitude and dependence on snow cover weigh on the growth of values and place the municipality below the most highly rated Pyrenean resorts.

The history of Les Angles

The site is mentioned as early as 908 under the name Sanctus Salvador de Angulis, then in 965 in the form alodium de Angulas. That year, the Count of Cerdagne Sunifred II gave the territory to the monastery of Saint-Michel de Cuxa, one of the great abbeys of Roussillon. The municipality occupies the Capcir, a high-altitude plateau rising above 1 400 metres, framed by the granite massifs of the Carlit and the Madrès.

In 1181, the King of Aragon authorised the abbey to fortify its possessions. The inhabitants then left the old village clustered around the Saint-Sauveur church to gather inside the fortifications of the castle, around 300 metres away, on slightly higher ground: this is the site of the present village. The Capcir long remained a land of farming and pastoralism, away from the main routes, where the Aude has its source within the municipal territory.

Recent history changed with skiing. In 1962, the municipality had only 255 inhabitants and farming was struggling to keep young people. At the initiative of the municipal council, the resort was created in 1964 by Paul Samson, with the installation of a first ski tow. Within a few decades, Les Angles became one of the main resorts of the Pyrenees, with a ski area that runs down to the village. Matemale lake, a reservoir filled at the end of the 1950s, Balcère lake and the forest surrounding the plateau have made the municipality a four-season destination.

Who buys in Les Angles

With 597 inhabitants, Les Angles remains a small municipality of the Capcir whose property market lives first to the rhythm of the tourist seasons. Three buyer profiles meet here: mountain lovers drawn by skiing and the lakes, families from Roussillon and the Toulouse region looking for a pied-à-terre, and retirees attached to the plateau. The stock consists mainly of apartments and studios close to the ski area, sought for seasonal use. Chalets and houses, rarer, are aimed at buyers who want more space and outdoor areas, and command higher prices than apartments. Main residences occupied year-round are few: the municipality works as a resort, with a large share of homes lived in intermittently.

Frequently asked questions

The average price of apartments in Les Angles is 3 261 €/m², based on DVF transactions actually completed with notaries. This average covers significant gaps depending on proximity to the slopes and lifts, aspect, floor level, the presence of a balcony or outdoor space, the condition of the property and its energy performance. A renovated ski-in studio and an older apartment away from the ski area do not sell at the same level.

Les Angles does not belong to Cerdagne but to the Capcir, the plateau lying just to the north, around the upper Aude valley. Whereas Bolquère and Font-Romeu open onto the sunny Cerdagne plateau, Les Angles is organised around its lakes and its forest, with a ski area that connects directly to the village. This identity as a forest and lakeside resort weighs on the type of properties sought and on visitor numbers, geared towards nature as much as skiing.

Yes. Swimming, fishing, sailing and the trails around the Matemale and Balcère lakes extend activity well beyond winter and make the municipality a four-season destination. This summer footfall supports demand for leisure homes and limits dependence on snow cover alone, an asset that not every mountain resort has.

The village resort, whose slopes run down to the first houses, concentrates the most sought-after and most expensive properties, within walking distance of the lifts. The more distant areas, towards the hamlets and the surroundings of the Matemale and Balcère lakes, offer a calmer setting and generally more moderate prices. The choice depends on use: direct access to skiing on one side, peace and proximity to the water on the other.

The winter season remains the driver of the market, as in any winter sports resort, and snow conditions affect visitor numbers. But the four-season offer, supported by the lakes, the forest and the wildlife park, cushions this dependence and sustains real summer demand. Furnished holiday lets are subject to local rules, to be checked with the town hall before any seasonal rental project.
