Property Prices in Lons

The 2026 figures· Indicative data
2 520€/m²

In Lons, apartments sell on average at 2 520 €/m², based on sales recorded in the DVF database kept by notaries. This level places the municipality a notch above Pau, the neighbouring prefecture of which it forms the north-western suburb, while staying well below the values of the Basque coast. The stock mixes Béarn houses of the old village, housing estates that appeared from the 1970s and more recent developments driven by the rise of the Pau conurbation. The condition of a home, its energy performance, closeness to the shops and to the roads into Pau explain most of the differences from one property to another. Drawn from transactions actually signed before notaries, these figures give a reliable municipal benchmark; an accurate valuation then rests on comparable sales, examined property by property.

Market trends and analysis for Lons

The Lons market is driven by continuous local demand, fed by the appeal of the Pau conurbation and by households spreading out towards the edge of the city. Estate houses with gardens remain the most sought-after product, in a municipality where the supply of plots long accompanied urban growth. Energy performance has become an important point of negotiation, particularly on the estate houses of the 1970s and 1980s, whose renovation weighs in the buying decision.

In the apartment segment, recent developments pull the average upwards, while older homes in the village offer more affordable entry points. For a seller, a correctly priced property in good energy condition stands out quickly, whereas too high a price settles on the market. The functional attachment to Pau, by road and rail, remains the main driver of value over the medium term.

The history of Lons

Lons appears in written sources as early as the 11th century and had only around 150 inhabitants at the end of the 14th century. The village was laid out following the Béarn loop, that settlement pattern which lines houses along the tracks to preserve cultivated land. The protohistoric burial mounds identified along the Chemin Salié recall that the site was occupied long before, on the edge of the plain of the Gave de Pau.

The village changed in the 19th century with the arrival of the railway linking Bayonne to Toulouse in 1865, then the building of the town hall and school and of the Saint-Jean-Baptiste church. The discovery of the Lacq gas field in the 1950s energised the whole Pau region. It was above all from the 1970s that Lons shifted from farming village to residential suburb, absorbing the growth of a fast-developing Pau conurbation.

The municipality keeps today a few older Béarn houses with inner courtyards at the heart of the old village, while taking in retail parks, amenities and recent estates. With close to 13 600 inhabitants, Lons has become one of the most populated municipalities on the edge of Pau, just a few kilometres from the centre of the prefecture.

Who buys in Lons

Lons attracts first of all households from the Pau conurbation looking for a residential municipality close to Pau, well provided with shops and schools. There are families targeting a house with a garden on the estates, first-time buyers and working people employed in Pau or in the Lacq area. The more recent developments also appeal to couples and retired people who want a single-storey home close to services, without the traffic constraints of central Pau.

Frequently asked questions

The average price of apartments in Lons is 2 520 €/m², based on DVF transactions actually completed before notaries. This average covers varied situations, from an older home in the old village to a recent development. The floor, the aspect, general condition and energy performance make values vary around that benchmark. For a given property, a reliable valuation rests on comparable sales rather than on the municipal average alone.

On average, apartments in Lons sit slightly above those in Pau, which is explained by a more recent stock and an outer-ring residential profile. The municipality nonetheless remains far more affordable than the resorts of the Basque coast. The difference comes above all from the type of property: estate houses and recent apartments in Lons, older town-centre buildings in Pau.

The old village keeps Béarn houses of character, while the housing estates and recent developments spread towards the outskirts. The areas close to the shops, the schools and the fast roads into Pau are the most in demand. Closeness to amenities and the quiet of the residential streets weigh clearly on value from one neighbourhood to another.

Lons is served by the transport network of the Pau conurbation and lies a few kilometres from the centre of Pau, but its layout as an outer-ring municipality makes a car practical day to day. The retail parks and the main roads shape how people travel. This access towards Pau and the Lacq employment area supports demand for homes in the municipality.
