The 2026 figures· Indicative data
1 901€/m²

In Luçon, the reference price stands at 1 901 €/m² for an apartment. This level reflects the market of a small town on the plain, measured and affordable, where the detached house dominates and the supply of apartments is concentrated in the old centre and a few residences. These values come from DVF data, the French notarised sales database, meaning transactions actually registered with notaries, not estimates based on listings. They give an order of magnitude: each property still needs to be assessed according to its condition, its location and its proximity to services.

Market trends and analysis for Luçon

The Luçon market is driven by stable local demand and by buyers turning to an affordable small town in inland Vendée, away from the high prices of the coast and La Rochelle. The family house with a plot remains the sought-after product, while older homes in the centre needing renovation change hands more slowly. The moderate annual volume of transactions makes each sale sensitive to the specific features of the property, condition, location and proximity to services, more than to a general trend.

In the longer term, the price trajectory depends on two factors. On the one hand, the measured price level and the quality of life of a service town preserve the appeal of Luçon for first-time buyers and households looking for space. On the other, energy performance is becoming decisive: well-insulated properties gain value, while energy-inefficient homes sell at a discount, particularly in the older housing stock of the centre. Proximity to the employment hubs of Vendée and to the coast remains an underlying support for demand.

The history of Luçon

Luçon lies on the plain of southern Vendée, at the gateway to the Marais poitevin, on a former sea gulf that gradually silted up over the centuries. The town grew around its abbey and then its bishopric: in 1317, Pope John XXII made Luçon an episcopal see, turning it into the religious capital of Lower Poitou. Its Notre-Dame cathedral, combining Romanesque and Gothic styles with a classical façade from the early 18th century, remains the main landmark of the townscape.

The name of Luçon remains linked to that of Richelieu. Armand Jean du Plessis, the future cardinal, was appointed its bishop and took up his see in 1608; he stayed until 1623 and described his diocese as the most difficult in France to justify his requests for resources. This episcopal heritage left the town with a rich built heritage, including the bishop's palace, the cloister and the Dumaine garden, laid out in the 19th century and today an emblematic place for a stroll.

Today, Luçon is a local centre serving a rural catchment area, between farmland and marshes. It offers the shops, schools, market and amenities of a small service town, in an area geared towards agriculture, food processing and the nearby tourist attractions of the Marais poitevin and the Vendée coast.

Who buys in Luçon

According to INSEE, the French statistics institute, Luçon has around 9 417 inhabitants. The market is aimed first at local households: families from the plain, workers employed in the Luçon area or commuting to La Roche-sur-Yon, first-time buyers and retirees looking for a small town with services at a measured price. The housing stock consists mainly of detached houses, which steers demand towards buying a main residence rather than investment. The price level, moderate by Vendée standards, attracts buyers priced out of the more expensive coastal municipalities and nearby La Rochelle.

Frequently asked questions

The reference price in Luçon stands at 1 901 €/m² for an apartment. This figure comes from DVF data, the sales actually signed with notaries. It is an average: depending on the floor area, the condition and the location, a renovated house close to the centre or an older home needing work can differ noticeably from this benchmark.

The historic centre, around the cathedral and the Dumaine garden, concentrates the older buildings and the shops, and is appreciated for its local amenities. The suburban neighbourhoods on the outskirts offer houses with a plot, sought after by families for the space. Properties close to schools and to the roads towards La Roche-sur-Yon remain among the most in demand.

Luçon lies on the plain of southern Vendée, about thirty kilometres from La Roche-sur-Yon, the prefecture town and main employment area of the department, as well as from La Rochelle. The town is close to the Marais poitevin and within reasonable distance of the Vendée coast. This position at the crossroads of plain, marshland and coast supports its residential appeal.

The local market is above all a market for houses. There is a supply of apartments, mainly in the old centre and a few small residences, but it remains limited. For a buyer, the detached house with a plot is the dominant product, suited to family life. An apartment may suit a first purchase or a tight budget, but most transactions involve houses.

Proximity to the plain and the Marais poitevin means checking whether a plot is exposed to flood risk or rising groundwater, depending on the area. The old centre includes buildings of character whose renovation requires care, particularly in terms of energy efficiency. Before any project, it is useful to consult the local urban planning scheme at the town hall to find out the rules that apply to a plot.
