The 2026 figures· Indicative data
1 144€/m²

In Lunéville, the average price of apartments stands at 1 144 €/m², based on sales actually registered in DVF data, the French notarised sales database kept by notaries. It is one of the most affordable levels in Meurthe-et-Moselle, well below the nearby Nancy metropolitan area. The house market sits higher, at around 1 581 €/m², a common gap in a sub-prefecture town where suburban housing dominates. The housing stock mixes old buildings in the centre, Lorraine stone townhouses and housing developments on the outskirts. The condition of the property, its energy performance and its proximity to the château and to services explain most of the gaps from one home to another. These figures, drawn from transactions signed with notaries, give a reliable municipal benchmark; an accurate valuation then relies on comparable sales, examined property by property.

Market trends and analysis for Lunéville

The Lunéville market is that of a medium-sized town, largely driven by local demand. Low prices attract first-time buyers and households looking for a house on a budget that the Nancy metropolitan area no longer allows. Energy performance has become an important negotiating point in an older housing stock that is sometimes energy-inefficient, where poorly insulated homes sell at a discount. Proximity to the station and the quality of the area weigh increasingly on how prices are set.

Supply remains plentiful and land is available, which limits market pressure and keeps selling times longer than in the metropolitan area. For a seller, this means that a correctly valued and well-presented property stands out, while an overambitious asking price lingers on the market for a long time. The functional link with Nancy, by train, is the main driver of value growth in the medium term, particularly for homes close to the station.

The history of Lunéville

Lunéville grew up at the confluence of the Meurthe and the Vezouze, on the road linking Nancy to Alsace. The town owes its appearance to the château built in the early 18th century for the Dukes of Lorraine, a vast classical ensemble surrounded by formal French gardens that has been nicknamed the Versailles of Lorraine. Duke Leopold and then Stanislas Leszczynski, the last Duke of Lorraine and father-in-law of Louis XV, made it a brilliant court that attracted artists and men of letters.

The town also has a military and industrial tradition. A cavalry garrison for many years, which earned it the nickname cité cavalière, it saw the birth of a renowned earthenware factory whose pieces remain sought after. It was also in Lunéville that the treaty ending the war between France and Austria was signed in 1801. Beaded embroidery, known as point de Lunéville, also flourished here.

The 20th century was harsh for the town, marked by the fighting of 1914 and then by a long industrial decline. In 2003, a fire severely damaged the château, which has since been patiently restored and reopened to visitors. A sub-prefecture town with a rich heritage, Lunéville preserves its old centre, its collegiate church and the imprint of its ducal past, while seeking a new balance between heritage and everyday life.

Who buys in Lunéville

Lunéville has just over 18 000 inhabitants and serves as a service hub for a wide rural catchment area in the south of Meurthe-et-Moselle. The property market is driven by local households: first-time buyers drawn by prices among the lowest in the region, families looking for a house with a garden, and workers employed locally or commuting to Nancy by train. The affordable price level makes the town a gateway to home ownership for modest budgets. Buyers coming from the Nancy area find larger floor areas here than in the metropolitan area, at the cost of a daily commute.

Frequently asked questions

The average price of apartments in Lunéville is 1 144 €/m², based on DVF transactions actually completed with notaries. This average covers very varied situations, from the old apartment in need of renovation in the centre to the recent home. The floor level, overall condition, energy performance and location explain the gaps around this value. In a market at this level, a reliable valuation relies on comparable sales rather than on the municipal average alone.

Lunéville is among the most affordable towns in Meurthe-et-Moselle. The industrial decline of the 20th century, a population that stagnated for a long time and the relative distance from the major employment areas weigh on demand. In return, the town offers a rich heritage, low entry prices and generous floor areas. This gap with the Nancy metropolitan area makes it an option for tight budgets and first-time buyers.

The old centre, around the collegiate church and the château, concentrates buildings of character and townhouses. The suburban neighbourhoods on the outskirts, such as Zola or the area around the station, offer houses with a garden. The social housing areas inherited from reconstruction and the post-war period have the lowest prices. Proximity to the château, schools and the station affects value from one area to another.

Lunéville lies about thirty kilometres south-east of Nancy, connected by road and by a regular rail line that puts the centre of the city around twenty minutes away by train. This link allows workers to have a job in Nancy while living in Lunéville, where housing is significantly cheaper. The town is also served by the main roads towards Strasbourg and Alsace.

The Château des Lumières, known as the Versailles of Lorraine, and its formal French gardens are the town's main attraction, restored after the fire of 2003. The Saint-Jacques collegiate church, the tradition of earthenware and beaded embroidery, and the military heritage of the former cité cavalière add to the appeal of the municipality. This heritage supports the identity of Lunéville, without making it a tight tourist market like those on the coast.
