The 2026 figures· Indicative data
1 888€/m²

In Maidières, the benchmark price stands at 1 888 €/m² for an apartment. The municipality is small and dense: 1,81 square kilometres with around 824 inhabitants per square kilometre, backing onto Pont-à-Mousson, of which it is in practice a suburb. The housing stock, mainly detached houses and very largely owner-occupied, changes hands rarely. These values come from DVF data, the French notarised sales database, which records transactions actually registered with notaries rather than estimates from listings. With around ten apartment sales a year, the average depends closely on the condition and floor area of the properties sold.

Market trends and analysis for Maidières

The Maidières market is that of a residential suburb of Pont-à-Mousson, with the characteristics that go with it: low turnover, a housing stock very largely owner-occupied, and local rather than outside demand. The owner-occupier rate of 75,5 per cent mechanically limits the number of properties put up for sale each year. This relative scarcity supports values, but it also makes annual statistics of little significance taken in isolation: around ten apartment sales are enough to shift the average.

In the medium term, two factors matter. The first is the health of the Pont-à-Mousson employment area and, more broadly, of the Lorraine corridor between Nancy and Metz: the municipality has no economic activity of its own and depends entirely on this environment. The second is cross-border commuting to Luxembourg, which is gradually shifting demand towards the north of the Meurthe-et-Moselle department and supporting prices in municipalities well connected to the motorway. Maidières benefits indirectly from this movement, without being an entry point to it.

The history of Maidières

The name Maidières is of Gallo-Roman origin: it combines the personal name Materius and the suffix -aria, meaning the estate of Materius. Early forms confirm this continuity, with Maidera in 977 and Maderias in 1257. The village belonged to the diocese of Liège until 1227, before being attached to that of Metz, a change that reflects medieval Lorraine's position as a borderland between the great ecclesiastical principalities. The territory, lying between 182 and 305 metres above sea level, rises from the floor of the Moselle valley to the first slopes of the Côtes.

The municipal heritage preserves traces of several periods. The church of Saint-Nicolas has a Romanesque tower, and the chapel of Casenove, dating from the 16th century, is listed as a historic monument. The château de Casenove was built by Jacquet de Maria, ennobled in 1489. In the 18th and 19th centuries, the Millet de Chevers family, active in legal and administrative offices, shaped local life. This continuity, first seigneurial and then of local notables, explains the presence in a modest village of quality buildings that stand out from ordinary housing.

The First World War hit the municipality hard. The battles of Bois-le-Prêtre, fought in 1914 and 1915 a few kilometres away, caused major destruction and left a lasting mark on the rebuilt housing. In the 20th century, Maidières gradually merged into the Pont-à-Mousson urban area, whose cast-iron industry long sustained local employment. The municipality had 1 492 inhabitants in 2023 and functions as a residential suburb, dependent on the services and jobs of the neighbouring town.

Who buys in Maidières

According to INSEE, the French statistics institute, Maidières has 1 492 inhabitants and 91,6 per cent of its housing stock is occupied as main residences. Houses account for 70,1 per cent of dwellings and apartments for 29,8 per cent, with a high rate of owner-occupiers, at 75,5 per cent of main residences. The market is aimed first at households from the Pont-à-Mousson area and south of Bois-le-Prêtre, as well as at workers commuting to Nancy or Metz by motorway and rail. First-time buyers find an entry price lower than in the Nancy suburbs.

Frequently asked questions

The benchmark price stands at 1 888 €/m² for an apartment. This figure comes from DVF data, the sales actually signed with notaries. It is an average based on a small number of annual sales: a recent home and an older apartment needing renovation sit on either side of this benchmark, depending on the floor area, the aspect on the hillside and the energy performance.

The municipality is administratively independent but belongs to the Pont-à-Mousson urban unit, to which it is adjacent. With 1,81 square kilometres and around 824 inhabitants per square kilometre, it functions as a residential suburb: its residents use the shops, schools and services of the neighbouring town. This dependence should be factored into the assessment of a purchase project.

Maidières combines a hillside setting, at the foot of the Côtes de Moselle, with the immediate proximity of the services of Pont-à-Mousson. The housing stock consists mainly of houses, with an owner-occupier rate of 75,5 per cent according to INSEE, which reflects a stable population. Its position on the Nancy-Metz axis, served by the motorway and by rail from Pont-à-Mousson, completes this balance.

The housing stock is made up of 70,1 per cent houses and 29,8 per cent apartments according to INSEE. The village or housing-estate house remains the dominant product for a family project, with regular but limited supply given the size of the municipality. Apartments, rarer, suit a first purchase or a tight budget, and are concentrated in a few small buildings.

The terrain, which rises from 182 to 305 metres, creates differences in aspect and sometimes ground stability issues on the slopes of the Côtes de Moselle. The valley floor is exposed to flood risk from the Moselle. Housing rebuilt after the destruction of 1914 and 1915 deserves particular attention regarding insulation. The local urban development plan can be consulted at the town hall.
